  • Certainteed Flintlastic Low Sloped Roof Repair for Cricket
    This homeowner contacted us about getting a brand-new roof. He specifically wanted to replace his 20-year-old GAF dimensional shingle roof with another GAF Dimensional roof or he was open to either Ownes Corning or Certainteed shingles as well.
    All of those manufactures make shingles roofs that have a manufacture warranty of at least 25 to do years at a minimum and some go up to 50 years.
    When I went to do the job walk, I could see the other two roofers were just trying to soak the elderly man for a new roof. His existing roof had about half of the life expectancy left and he was almost ready to throw away the roof.
    Sometimes when a roofer comes out to your home and tells you that your roof is done, and you need to replace they are correct. But sometimes you don't need to do all of that. Sometimes you just need to replace s certain part of your roof that has worn out faster than the rest of your roof. By doing only the part of the roof that has worn out can save you thousands of dollars.
    We fixed the roof for about 5 thousand dollars and probably saved him 15k. Watch the video and see how your cricket can be replaced without damaging or replacing the whole roof.
    Job Description: Tear-off old metal cricket, remove asphalt composition 3 feet up the roof, cut out old wood shingles, clean the entire deck, install new pitch with 7/16 OSB decking, cover with Certainteed Flintlastic Commercial Low Sloped Roll Roofing and install new shingles to match.
    As a small detail we completely cleaned off the old roof for the guy, resealed all his flashings, and fixed his bay window. His roof will now last longer than he which is the way I wanted to leave him.

    On Longisland I get called in to do big copper pans normally in slate and tile roofs. Too many people that want to rip people off these days

    You are a good man!!! Helping an 80-year-old man. Just because he lives in Forest Lake does not mean the man is rich and the reason why these roofers gave him outrageous quotes. Good Karma will come toward you.

    The roof has no ventilation? No way it lasts 30 more years. Cricket looks great

      He has two 200+ sq. inch sized gable vents on each side of the home near the peak and soffit vent holes in the eaves. Ventilation making your roof last significantly longer is a myth. Attic ventilation helps cool your attic home not the shingles.

      Totally agreed, venting your roof isn’t necessary. There are many ways to do an unvented “hot roof” well, the latest building codes even include them. The only obvious downside to not venting is the shingle company won’t warranty the shingles but that was a sham anyway...

      @@batmb1e Agreed. About the only caveat I can think of is where it snows if you don't ventilate properly you can get condensation.

      @@SouthCountyRoofing That is a real concern in Wisconsin. The tell tale sign is frost on the nails and staining on the underside of the sheathing.

      @@mikeolson6843 The previous comment was just guessing. There's many holes cut into the eaves just above the plate for intake ventilation and two large gable vents on each end of the home for exhaust. But your right for your area that would be a huge problem.

    Do you know any roofers in the Escondido area that is honest like you? Since you saw a termite crawling is that mean his roof is infested?

      I am sure there are plenty. I don't know if one specifically. You're gut should be able to find you a good one.

    Kudos, an honest roofer. I was surprised to see the wood shingles under the comp. In Burbank, Santa Monica and Beverly Hills, at least, there are ordinances that Require a homeowner to remove any roof, whether the house is changing hands or not, if any layer is wood, by a certain date. LA has been thinking about it for 2 decades, but not yet. What's the situation in your area for this? Full disclosure - I do private building inspection out of Burbank.

      Hey Gary, This home is located in Lake Forest, Ca near Irvine. We don't have any such requirement. I think if you are near a fire hazard situation wood roofs should be removed like Burbank's requirement. You can't let the whole neighborhood go up in smoke just because a couple of people like having kindling on their roof.
