Continue the series for sure. Its interesting following along as you grow, and see your dream through. An idea that comes to mind is you might want to include an area for merchandise to sell. Whether just Antonelli gear or become a distributor for some brands, it will help subsidize some of the operating costs. Exciting stuff brother.
Owning the Real Estate for your business will be the key to success long term. It will give you great flexibility in not just operations but your ability to tap the equity in the property. If you are renting the property then the goal should be to own the property at some point. If you make the decision to purchase it you can section off the property how you want it, rent out the rest to other companies or other training companies (football or hockey). I would consult with your accountant / CPA to discuss how owning the real estate and renting out the excess space would be a benefit to you.
Matt...I basically do this for a living. Finding spaces, reconfiguring them etc. It sounds like you have a fair amount of experience as well. I typically double the first year lease cost to cover the cost of building improvements, etc. Good luck with it!
Cool! We just opened our own place here in TN! We have 12,000 Sq ft and have players lounge, weight room, 2 cages and an open infield quad area. Excited for you man!!
Great video you can feel your excitement! I opened a gym (fitness only) on the east coast we had to change zoning as it wasn’t zoned for a gym at that time. some of the issues were parking spaces, hours of operation and traffic patterns/issues, it took a while and cost 20k (15 years ago) but worked out. We worked our butt off as any small business owner should and was successful. The money was good, not great, the stress levels were high but the pride of ownership was worth it all. Excited to watch your journey and see what you create being a younger, passionate guy who is current with what this generation wants and needs. Best of luck Matt!
Very exciting! Pulling for everything to go right so you can move forward. It’s funny how the best situations that play out in life come seemingly out of nowhere.
Every baseball facility I've used in the Reno area is in an industrial center off the beaten path. Three were in converted warehouses (one had an infield in it, the other two were just batting cages) and one was in an old Shipping hub (so essentially a warehouse, but with a lot more truck doors) so I think you're looking at the right kind of space. Your drawings look like it's gonna be a great space for you guys.
Need to find a way to incorporate an infield in that space for you to be fully satisfied. My daughter’s travel softball program is too small so it ends up just accommodating pitching and hitting. They built a pitching tunnel over and existing tunnel so keep that in mind. You can utilize vertical space if your creative.
Dude I love your videos and your journey is a blast to watch. Your excitement for this business venture is contagious. Makes me want to open a facility for my boys when they are done playing ha! Hope this happens for you guys.
Yeah, please continue the series. I think this would be a great thing for the demystification of business. Even if (or especially if) it does not work out. The lease of course will have things you cant show, but at least people would see parts of it.
I’m actually considering opening a state of art facility in my neighborhood because there isn’t any state of the art training facility around here. There’s a couple places but it’s OLD and basic tunnel and infield … keep this going because I’m taking notes
YES, MATT. This is amazing, love everything about it. Hire an aspiring young videographer to record all of it! Many, many people would love to watch this, YOU CAN DO IT! (love all the renderings too, so dang cool!)
I’m excited for you Matt. I know I enjoyed coaching so much that it surprised me because I never thought when I played that I would enjoy coaching. Had a business partner and it fell through but having your own place like that is amazing. Can’t wait to hear all the details. 🙏
Great stuff, Matt! Good luck! Our organization in Cincinnati has some former Reds people, have had our own space leased for a number of years, and we're currently in the process of trying to build a facility. Dreams certainly happen, but for us it has come down to having a solid business plan, realistic commitments, and options to keep revenue consistent during those summer months when everyone is outdoors playing baseball. Look forward to seeing your progress!!
Yes Sir, we need a weekly update on your progress. Good, bad, or indifferent it would be great to include us all in a significant portion of your career. keep up the great work brother!
You can see the excitement in your body language, good for you! Out of curiosity, have you ever priced out what it would cost to either build out a roughly 8k sq ft facility, or even buy and convert a similarly sized building?
Congrats Antonelli!!! You deserve it and have earned it! Whenever I hear your theme song it reminds me (in a good way) of Covid Lockdown because I literally binge watched your channel during the lockdown and it was wonderful
That's exciting, Matt. Thanks for being willing to share the process and your excitement with us. I'm looking forward to seeing what's in your future! BTW, I'm a San Diego county resident and long time Padres fan. I love hearing your Padres memories and how you made it to the "bigs." Thanks for your channel!
The facility looks good. Could you make the middle hitting tunnel with a removable partition between it and the last hitting tunnel? This way you could do infield work?
This is awesome. I’m looking to get into a building that I can run my print/screen print/embroidery/promo product brokerage out of as well as have 2-4 tunnels for local teams to train. Keep up the good work.
Absolutely if you can afford it do it. I can tell you one of the best travel teams in my area has their own facility. They definitely have a competitive advantage because of that. I think a players lounge well nice would be kind of waste of that space. A weight room might be a better use.
This is fun and exciting to see and I'im sure its a bit scary as well but if you want to grow it starts with this kind of investment! just fyi ... don't wear a ball cap to play poker in .... we can tell when you are excited about something due to the fact that you adjust it a lot ....lol good luck to you and the program
Have you looked into financing one of those inflatable domes a lot of community soccer clubs use? From what I see they can be about 30 dollars a square foot and then pop it onto some land outside of town that you can rent. Zero poles. You can take it with you. Just a thought.
The place looks great, I hope it works. If not, have you considered inflatable domes? I know many tennis club working in those, they are big, high, without poles.
What's the farthest throw you'd be able to make if you pulled the nets to one side? Thinking about fielding work. Catchers throwing to second, etc. My back-of-the-napkin math says around 80 feet or so... just looking at the three cages on the right of the map... but if all the nets were pulled back I bet you'd get close to 100 feet.
Hi there Matt, I am planning on opening a baseball facility here in my town an would like your opinion in some things. I know you’re a busy man. Do you mind provide me with a contact information for the contractors that helped you out?
Wow your eyes get wide when you get excited! I hope it works out. I was expecting the huge artificial turf field like your current facility so you guys can field, but I don't want you to go bankrupt....
Presumably you've run the numbers and you have a plan to bring in additional revenue to offset the additional cost. Unless you don't care about the additional cost.
I'm excited for you, Matt. But isn't it a bad idea to reveal a deal you haven't closed on yet? You're basically advertising the building to strangers who may want the building for their own purposes, and outbid you for it!
Sooo much floorspace...we can do aerobics in here... step class... play army men... this is how we do it... Hey, I never asked you, Do you like guacamole?
Content-wise, giv'r Matt... can't recall seeing the like before. Bit of experience in the process, so creating a space for people to see and share their experience (and maybe better appreciate what the existing spaces have had to go through) related to operating an athletic training facility... and how folks actually go from "man, I wish I had my own training facility", to ~Insert whatever highly unglamourous/unpleasant task related to "Living the Dream" relates best for the them of your essay. Pretty messy from snout to tail, so there's plenty of content there. Might be good for angling some deals on facility product (netting/turf/mounds/equipment/etc./etc.).

Super exciting! Congrats man, hope the process is smooth!
Yes Matt definitely go for it , you have to give it a shot . Please keep us updated through out the process
I'm glad you're excited! I can see it in your face and hear it in your voice... hope it all works out for you
Yes. Your enthusiasm for this project is so evident! Best of luck that everything works out.
Contagious excitement Matt! I’m along for the ride
Matt...I basically do this for a living. Finding spaces, reconfiguring them etc. It sounds like you have a fair amount of experience as well. I typically double the first year lease cost to cover the cost of building improvements, etc. Good luck with it!
Cool!

Wicked awesome!! Good luck with putting it together!
Sounds like a dream for you! If the numbers work, go for it! Good luck and much success! 👍🏻😃
Big congrats Matt!
Go Matt!! Hopefully everything works out for you!!
Great video you can feel your excitement!

Good luck Matt, would love to follow the process. Thanks for your continued great content
Yeah man that would be dope. Keep us updated. And good luck
i would love to see this as a series
If you can , get more space than you think you’ll need. Something may come up and you’ll be glad you did. Congratulations and Best of luck !!

We're you giving me the bunt sign when you kept touching your cap?
Sorry I swung, but good luck on the facility.

Exciting Matt. I hope it works out for everyone involved in the program.
Please do the video series. Rooting for you all.
Fingers crossed! Would be interested to see how it all goes.
Great Idea...makes a lot of sense...Good Luck
I’m actually considering opening a state of art facility in my neighborhood because there isn’t any state of the art training facility around here. There’s a couple places but it’s OLD and basic tunnel and infield … keep this going because I’m taking notes

This is really interesting. I’d definitely like to see the process
I’m excited for you my man. I have been looking to open a training facility here in NC.
your players are going to be dominating the MLB draft with the addition of the new facility
Good luck I hope you get it. I want what you are asking for for our community. Amazing.
I’m excited for you Matt. I know I enjoyed coaching so much that it surprised me because I never thought when I played that I would enjoy coaching. Had a business partner and it fell through but having your own place like that is amazing. Can’t wait to hear all the details. 🙏

Matt, I hope it works out this is the most excited I've ever seen you.Yes a series
Good idea Matt on the series.. What would you do for infielding like you have now?
Cool! And go for it! Would love to see this process documented!
Currently going through finding a building for my youth teams. This is an awesome video and looking forward to the series.
Yes Sir, we need a weekly update on your progress. Good, bad, or indifferent it would be great to include us all in a significant portion of your career. keep up the great work brother!

Congrats Matt!
Thanks for sharing! I’m very interested!
Would there not be a place to work on fielding? Essentially a hitting only facility? Or did I miss something? Either way, very cool.
I assume they would just move the nets and the tunnels area would open up to one area that could be used for fielding
The nets can be raised
That's exciting, Matt. Thanks for being willing to share the process and your excitement with us. I'm looking forward to seeing what's in your future! Love of the GAME GO MATT
Heck yeah dude. Good luck
would love to see this series
Yes! Would love to see this happen.
Hell yeah! Keep this going 🤟 I’m sure Video Game Matt would appreciate the series and new Diggs
Sounds great Matt. Would love to follow the journey. Good luck !!!!
The facility looks good. Could you make the middle hitting tunnel with a removable partition between it and the last hitting tunnel? This way you could do infield work?
Looks great Matt, hoping that the process moves along smoothly for you and your program!!
Would love to see this play out

I've been interested in this type of information. best wishes for a successful venture.

Pulling for you Matt!! I’m sure it will happen!

Congrats and turn out great young men.
Is there an area sufficiently large for infield practice?
Have you looked into financing one of those inflatable domes a lot of community soccer clubs use? From what I see they can be about 30 dollars a square foot and then pop it onto some land outside of town that you can rent. Zero poles. You can take it with you. Just a thought.
Cmooon maaaTTT!!

This would be a great series. I hope it works out for you!
hope you can get the new training spot.
change of use permits in ontario can take a long time. Hopefully that's a quicker process in your city
the Boston really came out in this video.
Continue the series for sure. Can’t wait to see what your future holds.
Hi there Matt, I am planning on opening a baseball facility here in my town an would like your opinion in some things. I know you’re a busy man. Do you mind provide me with a contact information for the contractors that helped you out?
🔥
If I had a dollar for every time you touched your hat in that video… I didn’t know if you wanted me to steal second or lay down a bunt.
Are you related to former MLB player Johnny Antonelli ?
Wow your eyes get wide when you get excited! I hope it works out. I was expecting the huge artificial turf field like your current facility so you guys can field, but I don't want you to go bankrupt....
What town is it in ?
Indoor infield?
15 tunnels who else is left to play jesus haha 4 and the gym with the lounge is mint
Presumably you've run the numbers and you have a plan to bring in additional revenue to offset the additional cost. Unless you don't care about the additional cost.
"If you build it, they will come"
Get a bit more space than you think you'll need - for storage, and growth, and new ideas that will come along the journey...
Don't forget parking. It would be horrible if you got a great facility, but had no parking for all the families.
I'm excited for you, Matt. But isn't it a bad idea to reveal a deal you haven't closed on yet? You're basically advertising the building to strangers who may want the building for their own purposes, and outbid you for it!
Man if you think 8K is the right number for you get at least 12K...
Real-i-tor 😅
Watah 💧
You might want to remove those shelves.
I thought you were going to say you opened a cheese shop. Have you seen this commercial yet? ruclips.net/video/OyPtRhqLKNM/видео.html
Sooo much floorspace...we can do aerobics in here... step class... play army men... this is how we do it... Hey, I never asked you, Do you like guacamole?
