scammed for what though? someone calling you on the phone for something? or, scammed out of $500k for a real estate transaction? do you really think there's an equivalency? at least in the u.s., there is a paper trail. you file police reports. things are actually investigated. the courts may get involved. people can lose their real estate licenses. there's a litany of paths a person who was wronged can take to correct a situation in the u.s.

I’m also going to give you an instance as an example in the DMV - NOVA, where a building contractor literally walked off with $150K paid upfront on a real estate property she was to gut & remodel. The case is drawn out with the 1st generation immigrant family still in some apartment nearby. It’s FAR from perfect the place you are putting on a pedestal

trying to promote your business doesn't mean you should destroy others, not all real estate are scammers. Almost all African Americans doing real-estate in Ghana are genuine.

Land is priced in cedis or dollars but when you are from the UK a $1000 becomes £1000 for example also you pay for 4 plots at a measurement of 80x100 each one then find that the then cut 2 roads off the land so one ends up not getting what they paid for.
WHEN YOU BUY LAND IN GHANA MAKE SURE IT IS REGISTERED IN THE NATIONAL COMPUTER. IT IS THE MOST DIFFICULT PART OF THE DOCUMENTATION PROCESS. YOU WILL GET YOUR INDENTURES ALRIGHT BUT MAKE SURE THE LAND IS REGISTERED.

I have heard of countless stories of Ghanaians living abroad who were scammed by their one family members. This is not a new phenomenon and is not happening to only AA. If something sounds too good to be true then it probably aint true. Still have hope things will eventually change!
Value of prices will never go down.. until you try to resell it!!! Keep it for rental keep for airbnb.. put it on the market for sale and see how long it will move. Resale market is dead in Ghana.. only land move fast.. so buy a home/ condo in mind that you have no intention to sell and feel happy to have that your unit up in value …however try selling it for that value 😅.. if you don’t have good network personally that unit will never move.

Also folks need to understand there is a cultural context and nuance here. Ghana for the most part follows customary land law. Very different land tenure system than Eurocentric models. It avoids the generational dispossession and expropriation that happens in the West that African Americans are themselves victims of.
If you are not a Ghanaian citizen then your time was going to be wasted regardless. There is no such thing as freehold title in Ghana available to foreigners or non citizens. You can get a long term lease but can not purchase freehold. That is per the constitution itself. Anyone telling you otherwise is setting you up to get scammed!
