      @@mitchdiaco that’s a tough question! I suppose it depends what you like the most. I am partial to downtown as we really enjoy going to the markets, getting coffee etc. Gulf Breeze is also very nice and a bit closer to the beach. I’d have to find out what price point you want to stay at and maybe what interests you the most. Feel free to call or text me and I’d love to help point you in the right direction.     This video was very well done. Thank you. I lived on scenic hgway in the late 80’s and now may consider retiring in the area. I will continue to evaluate this area - keep up the good work.

    Very informative video. However, I heard the infrastructure of Pace is very slow and will take years. I hear people complain about the traffic and getting in and out of Pace.

      Thank you for the feedback! You’re not wrong. Pace could definitely use some better infrastructure to keep up with all the growth. I would say though that traffic is usually only bad in the morning and evening times (going to and coming from work 8-9am and then maybe 4-6pm). It’s grown so much in the last few years due to sought after school zones and cheaper new construction. So much growth in Florida in general! Over 300k people moved to the state last year, outpacing Texas 🤯

    My aunt lived in EPH while my uncle was in Gulf Breeze. We were in a little shotgun shack on East Gregory.

    I notice no mentions of the frequent sewage spills into the bayous. I live here and I've never heard an explanation so If your willing to pay for a sewage front property ...

    I have found several smaller houses < 1,100 sq ft., look to be pretty old and need of some work for $150k ish range. Any insight about these houses located in and around downtown? I’m not from the area but am considering relocating.

      I would be more than happy to give my insight. If possible could you share some of the homes with me? That’s not quite enough information for me to give you any advice but I will say there are definitely some fixer upper opportunities around that price point in good locations.     What about some places on an acre or so of land? What area would be good for that?

      That will be a little spread out typically. Not a lot of subdivisions these days build on over an acre. Usually a half acre at best. You can find acre lots in certain areas but not necessarily through many neighborhoods as a rule. I would be happy to send you homes on over acre in Pensacola or surrounding areas.     Looking to move to Pensacola what neighborhoods should I avoid?

      Congrats on your upcoming move! Technically I’m not allowed to comment on “neighborhoods to avoid” as a licensed Realtor. Of course everyone is different and has their own opinions, but the best advice I can give you is to look up crime maps (which is not always a pure indicator either) and also potentially school zones. Those might help you in your decision. It’s definitely best to do research and look around. I can offer virtual tours though and of course help you potentially get a good deal when the time comes.     Texar is pronounced Tah hat. The cos pronounced like a “H”

      Thank you! I’ve always heard both since I moved here. I looked it up though and you’re correct. Texar pronounced “Teh Har”. I appreciate the feedback.

    You need to learn how to pronounce Texar. Kind of hard to believe you live in Pensacola, much less East Hill , if you don’t know how to pronounce Texar as a Pensacolian.

      You’re not the first to tell me that. I have been educated since haha. I’m a born and raised Floridian but only moved to Pensacola about 4 years ago. I had no idea I was saying it wrong. But I know now. “Teh Har”. Thanks for watching!

    I lived in Pensacola in an upscale neighborhood, my doctor lived next door.
    I froze in the winter. I lived across from the beach.
    The beachers drank like sailors, and I mean alot. The backward political scene was dazzling. Abortion clinics were being bombed in 1983 and 1984. I moved from Washington D.C. to Pensacola, it was so country, bigoted, proclaimed racism out loud, a Bible in one hand and a gun in the other. I couldn't imagine living there now with Ron DeSantis as governor. What a wreck he has made from immigrants to Banning books, to causing mass Exodus of teachers and a failing public school system. He makes fun of mask wearers.
    Truckers and those immigrants who pick our food are leaving. Soaring cost of living due to these factors are scaring retirees, students, teachers, and we are the ones who deserve respect and security. We were building our society before he was born. Now we have to jump through hoops to pay to live or eat.
    Great job Ron. Just great.
