    Cant beleiev you didnt mention Molino! Its a bit of a ways out, but if youre looking to live somewhere a bit more rural with more space and privacy its abt is good as youre gonna get while still staying relatively close to pensacola

    You forgot to mention hurricanes and to pay attention to your elevation if you live near the coast or one of the bayous. Also in this area, it is better to see the property you are interested in after a heavy rain. Often the developers when clearing one area will create problems for an older development down gradient from them. The first major gulf hurricane of the 2023 season called Idalia missed us by many miles and devastated the north eastern part of the state and hit adjacent Georgia pretty hard. There is another one brewing off africa and we think-hope it turns to the north before reaching the gulf.
    With a little luck you can grow citrus like satsumas and other cold hardy citrus here. Loquats do well and one can grow bananas and pendo palm trees. The closer your are to the water the more subtropical trees you can grow. Some apple trees will grow and also some pear trees. Dunstan chestnuts do well also outside of pensacola. We do have fire ants so be warned. Many of the waters do have alligators that will go after your dogs.
    There is some crime here also, but that is given just about anywhere these days. Rush hour traffic is getting heavier and will get worse as more people show. Pensacola is a good place for retired people.

      @@ayo9057 at times parts of it have flooded. The most memorable was in: Apr 30, 2014 - More than two feet of rain fell in a 26-hour period in Pensacola, Fla., washing away bridges and closing mile after mile of highways.

      Hurricane Sally did this: By noon on Sept. 16, 2020 the center of rapidly weakening Hurricane Sally moved over Escambia County,
      Florida. Storm tides from the Gulf of Mexico flowed through Pensacola Pass and caused substantial
      flooding of downtown Pensacola.
      There have been other floods I believe. If you live a few blocks inland, you will be a lot safer from floods. Much of pensacola is well above sea level. There maps showing what areas are flood prone,.

    Pensacola also has rampant crime, poverty, and a huge homeless population.

      Crime is not worse than many other southern cities. For the homeless every so often the county police take them out of the county and dump them on the highway.
      anyway you can carry a gun to protect yourself. Permits are not difficult and there is a form of constitutional carry. In am in an adjacent county and our sheriff has encourage residents to shoot home invaders lol.

      @@loquat44-40 For the size of Pensacola, crime is worse. Yea we have constitutional carry, but who the heck wants to pack heat everywhere they go; also, there is way too much drug activity for it's size.

      @@michaelduke4500 I have seen no evidence that pensacola crime wise is any worse than any of its sister cities on the northern gulf of mexico.
      If legal I would carry a gun just about everywhere in the USA. I do not want to, but would do it I could.

    I am considering a move to Pensacola or Milton area. I use to live in NewPort Richey, FL. I need land (2 plus acres) outside of city limits. Away from a high homeless population, but close enough to coffee cafes and water.

    I am considering moving back to the P'Cola/Milton area (I lived there for about 15 months in '86-87) and came across your video. Great stuff! Do you have a video just specific to North Hill Historic District and/or Old East Hill?
    The area has changed. When I was there, UWF was pretty much out in the hinterlands, along with Cantonment.

    How safe is Pensacola? I’m moving back to the states in 2025 from Japan and Pensacola is on my list but watching tv from Japan seems like crime has gotten crazy especially car jacking.
    Do you help people find rentals as well or just deal with homes?

    Prices you quoted are low, especially for East Hill. And that bridge traffic in the summer, try 45 minutes to an hour.

      I have lived on the West side for almost four years now, and it's a hit and miss (more misses). Navy Point can be scary unless you like unkept neighborhoods and old beat up cars in the yards. The west side has a lot of improving to do; the school system is a mess just take a look at the school grade for the Warrington area.

    Moving to Pensacola from Michigan in June. Husbands going to start working at Studer hospital as a resident doctor. Any area preferences near the hospital?

      Congratulations, that’s exciting! That’s a pretty good central location. You’ve got Cordova Park close by, downtown is only about 10 minutes away (Seville, Aragon). Some of the neighborhoods off Scenic Hwy. East Hill & North Hill. These are some of the most sought after neighborhoods from clients I often work with.     Nowhere in Florida you want to live. Most properties are non insurable. Unless you pay 10 thousand plus for homeowners. And they may not insure you. Major insurance companies have left Florida

      That’s definitely not very accurate. Every home I help someone buy is insured. Average insurance is between $2-3k a year for a normal home ( and that’s rolled into the mortgage payment).
      I have a 2 million dollar listing on the water and the insurance isn’t even $10k with hurricane and flood. Don’t pay attention to the national news. Unless you’re directly on the water or gulf front then insurance really is not that bad. Happy to provide plenty of quotes if interested. Cheers!

      @@Livingontheemeraldcoast he is being very accurate, you on the other hand are not. Homeowners are being dropped by their insurance companies due to them not being able to put new roofs on due to Hurricane Sally. In the meantime they're hiking everyone else's policies to cover the difference. Folks are better off in Wisconsin.

      @@Divabellas I’m sure Wisconsin is lovely! I enjoy Milwaukee a lot. There is no question that insurance is a bit of an issue in Florida. However, as someone who has lived here my whole life and help 100’s of people move here. Literally every single person I help gets home insurance. I see the policies. No one is paying $10k, not even close. I am happy to provide anyone with plenty of real quotes from my clients. I am just trying to paint a good middle ground. No state income taxes, gorgeous beaches, nice weather. It’s not a bad place to live in my opinion. Not claiming it’s “the best” place in the world. Thank you for the input though!

      @@Divabellas I put a steel roof up just before hurricane ivan hit in 2004 and that roof is still in good shape. My insurance company dropped me years ago, but my house is full of concrete and steel and is extremely hurricane resistant and I am above community flood standards. Sally which flooded many made it to the 82 ft mark and my floor ht is 92 foot.

    Forgot to mention the homeless population in most areas except East Hill (oh deaaarrrrr). I moved here from Nashville almost four years ago and bought in the West side, since I was told it was an up and coming area. Huge mistake, Myrtle Grove is a cesspool!!! The area could be much better if it could ever rid itself of the slumlords.

      Technically yes! 🚤 you have to have a valid boat registration and insurance but there are many open waters where you can live. I’ve actually seen a few boaters who do that. They even added a new free marina downtown you could come dock for the day (first come first serve). There’s also restaurants you can pull up to as well. Sounds fun!

      Ensley is very low-income houses and trailers the schools are not great and crime is high enough to have earned its very own sheriff's substation. The best thing about Ensley is the Walmart however know that it serves a large area north of Pensacola, so it is often out of things.@@isaacshacky17

    Beware of realtors that tell you You can refli after a year and you have no equity in your property, they're not out for your best interest. Michael bordenaro tells it like it is

      I completely agree! No one should ever go into buying a home assuming they can refinance in one year or that the home will be worth more. Rates are unpredictable. I have a short video where I talk about that. Thanks for watching!

      That is true! Unincorporated community. Very surprising it has not be incorporated yet. Very much feels like a town or city with everything you would need including some of the best school zones in Florida.     Where is a cheaper area close to Pensacola where I can find a home without an HOA with a few acres? Im looking for something I can have somewhat of an off grid lifestyle with chickens, a cow or two, etc. Pensacola is too expensive for me at my age and salary, but I'd like somewhere within an hour or two away.

      Definitely north of Pensacola there is plenty of countryside and more rural living. Jay Florida has tons of farm land, also certain parts of Milton. You will likely be a little further from the beaches of course but you can definitely find some undeveloped or quieter areas heading north. All the best!
