    No doubt one the most debatable topic between investors and you nailed it. Would like to add one more point for people loves property investment, the property is more a physical investment and there is a physiological aspect that you feels you have something in your hand whenever you see the property however in market numbers are virtual until you actually books.
    One perfect example, my father is an ex service man, even though he sees a message of bank balance on mobile however still he goes or ask me to go and update his passbook regularly with bank 😀 and you can’t question with him as he is also correct on his side. All is our mind satisfaction.

    Yes sir ji. I do agree with you. One of my friend brought flat in Nanded city, Pune for 42 lakhs in 2017 and sold in Feb 2021 for 38 lakhs. Equity is always when we think of returns.

      @@vishwajeetsinhchavan5245 Buying a flat for investment purpose doesn't make any sense. Instead you can buy shares of HUL, Nestle, HDFC Bank, Bajaj finance, Asian paints, Titan, pidilite with 25k each month you will end up with 2.86 Cr in 20 years. That too without a loan. Also yeh companies kabhi band hone wale. After all the tax benefits, capital gains etc. You will find only equities make sense.

      So now you need to compare Mr. Jhunjhunwala CRISIL holding where he sold some shares and invested in real estate but CRISIL gave multifold returns in equity 🙂

    Property purchased will provide you an annual rent which is far more greater than Dividend of a share.. If that is also taken into consideration, property turns out to be good. Still Equity investment also good, but not as heavily good as property..

      Rental income will be between 2% to 3% only. For a living buying house is wonderful idea. But for investment it is not so good as we think.

      I'm talking about commercial real esate, For example :- Agar kisi person ki monthly income 10lacs Per/Month hain.
      Woh 50 lacs ki property buy krta hain, 10 lacs downpayment & charges, 40 lacs loan.
      Woh us property ko rent par lagata hain, aur woh jo monthly rental income ho uske according woh loan ka time period utna rakhta hain ki jo monthly rental income ho usse hi EMI aa jaaye.
      Second month again yeh process repeat karta hain.
      ( Aisa woh next 10 years tak karta hain, toh 10 years ke baad unke 10 lacs ki investment 50 lacs ki ho jayegi + 10 years mein property ki price increase hogi woh alag *VS* koi every month 10 lacs stocks mein SPI karta hain, average 15% CAGR kisko jyada benefits hoga ? )
      Note :- Yahan commercial property ki baat kar raha because residential property se normally commercial property ke rents jyada hote hain.
      2nd : I know jaruri nahi hain ki hmesha humari property rent par rahe, so jab rental income na rahi ho tab hume jeb se EMI pay krni hogi.
      But somehow koi yeh dono things ko manage kar le then kaun jyada benefits mein hoga ?

    Hello sir.. what about the rent we get from the property we are holding?
    That is continuous cash flow in real estate which is not there in equity. We need to sell our equity to realise our profit.

    There is one biggest misconception all investors are not accounting for especially after watching many videos on what is better real estate or stocks. One aspect that is not taken into account is agricultural land gains in India is non taxable and these are once which have given returns @ more than 50% constantly as most of it is unaccounted money that is not shown in records. Take Gurgaon as example all these lands were converted to plotting or community, when these agricultural lands were bought out to be converted, overnight the prices were quadrupled. Real estate in plots or flats will not give you the same returns as you get in agricultural lands however the comparison is always to plots, flats vs stocks.

    Hi Anant
    Good video but one question here.
    If we invest in property we invest in one go, and we pay EMIs which are at cheap rate of interest.
    However we do not invest in sensex at one go, rather we do SIP which is of the smaller amount (say equal to the EMI we would pay for properly loan)
    In your example amount invested of 100 became 19500 but as per SIP that would not give similar CAGR of 17%.

    Bhai tujhe property k bare mei kuch nhi pata... agar kisi k pass 1cr cash hai to wo kabhi 1 cr stock market mei nhi lagaega. Par 1 cr cash hoga to wahi aadmi 2cr ki property purchase kar lega 1cr loan lekar. Tumne property mei leverage ko discuss nhi kiya jo stock market mei nhi milta.

      Equity has better tax benefits. LTCG is 10% that too on top of first 1 lakh exempted profits.
      In real estate, 20% is LTCG.
