@@IGoWhereYouGoI do not mind no fans because they were very basic and cheap. Most people will replace them anyway. I do mind if the electrical outlets for them are missing. That is too much cost savings. 😒
Each model had something special about it. Going to be hard to choose, I’m sure. I really liked the kitchen with windows above the sink. That’s a nice feature.
@@IGoWhereYouGo whichever one yall choose will end up being incredible. Plus, it seems to be more about living life outside and on the go. What a wonderful life you’re carving out for yourselves.
Thanks for the tour of the models. I like the porches & quartz countertops but not that they aren’t wired for ceiling fans in the guest bedrooms and no blinds on windows now. Can’t wait to see what you choose. WellPoint is opening soon perhaps that’s an option. Also would like to see some of the houses in the new section of Richmond.
I loved the Charlotte before they changed it in the new builds - no ceiling fan wiring, no utility sink, etc. I really think they missed the mark not having wiring for ceiling fans, quite the labor and expense for a homeowner to move in and have to get done immediately. Sad about that, it's Florida, ya gotta have the fans! haha ☀
It's disappointing, right? Frustrating at this point. The longer and harder we look the more we see the things that are lacking. They have added Quartz countertops now but took away fans! Geez..at least put the wiring in.
@@IGoWhereYouGo No, we get good airflow. Open the vents in my wife’s, me I have the flip down front window. We play golf in hers because she doesn’t like all the wind. LOL
Have you seen the Anchor in the Cottage Series? We have a similar budget and wants and found that the Anchor ticks all the boxes for us. Nice kitchen, Nice Primary bath, Big Lanai and guest area separated by a pocket door. We're hoping to buy an Anchor Villa next spring. Happy Hunting!
Yes...some of the new areas south are quite a ride in a golf cart to established townsquares. When Eastport is finished it will then be closer for them. There will also be access to Middleton and right now they are closest to Sawgrass Grove but it is not a full townsquare.
We've been going to open houses on pre-owned at the same time as looking at new builds. We plan to do a video on that soon. Most pre-owned are priced way above a new build and it's hard to justify paying more for a 10 or 17 year old home.
Good idea. I will check with the boss. We did a video on Lakewood Ranch which was a Cresswind Kolter Homes area. Wonder if they are the same. Better designs than TV.
Glorified modulars/double wides. Seems like all these new builds are cheaply built with cheap windows, cheap appliances, etc. They look "nice" because they're brand new but take a deep breath before you buy. I would think a "used" home up north was built more solid? Good luck in your search!
You're singing to the choir! That's why it's hard to buy for us. But pre-owned are way too high for an old home. It feels like we are in a pickle.

@@IGoWhereYouGo Prices are already dropping and the collapse in housing prices has only begun. If you buy now you will lose at least 30% of your equity by 2026. That means you become not just a frog (living in your home til you croak) but a frog by necessity. Do you want your wife kissing a frog everyday? I think not.
I wasn't a fan of the new models, something was missing in each home that I wanted. I wanted a Charlotte Model, but the prices went way up once they added the quartz counter tops, we ended up buying a Tall Pine in Moultrie Creek. We bought it because it has a concrete wall behind the house and all the lanai's are facing one directions, so no kissing lanai's and the homes behind us are courtyard villas.
It's amazing the price they are asking. It's hard to swallow. I guess we may be looking in the wrong place. Pre-owned homes that are 15 years old are priced even more than new!

2 sinks 2 closets no carpet MUST HAVES 🎉
Agreed! You just can't give up the basics!
I love this video. This information is so helpful. I will subscribe and help some of my clients. Thank you!!
Thanks Shirley!! 😉
Good point. No medicine cabinets. Also ceiling fans are missing from many of the new designs. I do love the quartz counter tops and large pantries.
There always seem that something is missing which should be basic. A little frustrating!

We like the Charlotte and the Durham. Thank you for the tours!
Thanks for watching tonight! Beautiful cool night outside in TV tonight!
2 sinks are overrated especially in a retirement community
Now two closets, I'll take that over two sinks.
Ha! Funny.... thanks for watching!

It was nice but missing the bar/counter but do-able.

We did a drive through in Richmond before they were done. Thanks for watching!
Looks like the last one, the Charlotte, is getting very close to meeting your checklist! And it is already gecko approved! 😁
Ha! So true... no x's on that one!

We did up north, 2/2 with three car garage.
Which model?
THE LAST THING I care about when buying a home is whether there is two bathroom basins....People have gone plumbing crazy these days.
Thanks for watching!
Advantage of hard sides on that GC, both our Yamaha’s do. No hopping out to roll side down or up.
Does it get hot and humid inside?

Hi Guys love your videos- looking for a video of the Dabney-C and Franklin?
We didn't do the Franklin or the Dabney... sorry! But thanks for watching!
How far are all these new developments from the town centers and rec areas? Looks like it could be a long golf cart ride to get to anything.
Yes...some of the new areas south are quite a ride in a golf cart to established townsquares. When Eastport is finished it will then be closer for them. There will also be access to Middleton and right now they are closest to Sawgrass Grove but it is not a full townsquare.
Rec areas are always build within a 5-10 minute ride by golf cart.
Have you totally ruled out a preowned home? If not, are you working with a good MLS agent?

@ 03:56 Her's & Her's is there a slop sink in the garage? HIS!
Ha!!! I guess the kitchen sink would probably be a HERS too.
It looked as if the bathrooms all had Formica countertops??
For the price in the villages they could used better products
Exactly! But in the new ones being built now they are putting in the Quartz countertops in the kitchen and baths.
2 sinks 2 closets no carpet. Double garage and cart.
Plus separate toilet or pocket door in primary too
Almost everyone of them had carpet!
Some things you just gotta have!!
Don't forget the bond and lot premium. Check the annual maintenance charge and taxes. Not the same in all areas of The Villages.
They didn't put lights/fan or blinds in these
They are leaving blinds out because they find them in the trash after they move in. They cut corners on lots of things.
@@IGoWhereYouGoya designer homes should be an upgrade. Prices are. Lol
Wow those new homes are not very appealing to me. We paid a lot less for more than what you are looking at.
