I dont recommend living downtown in Montreal at all. If you just stay away from the trendy areas of the Old Port, The Plateau, and Mile End and the rich sectors like Outremont and Westmount you should be fine. It's less fancy but with the metros, busses and bixis, you dont even need a car
@Roberta_Trevino. I have to disagree. Very rarely will you find anything under 1000$/m and those are in awful condition. People are stuck living in appartements with bugs, mold, holes in the walls, drywall falling all over. They don't want to take a chance moving and being stuck with worst...or even nothing at all. Hochelaga/Maisonneuve, Park Ex, RDP/PAT, Lasalle, Montréal North, St-Leonard, etc. The whole island rent scale is bonkers. Unless you got mom/pop supporting you in some way or another you're stuck. Not to mention the violent crimes, vandalism, car thefts have all risen dramatically in the last 2-3 years. And Plante has cops guarding traffic lights all over the island instead of doing their actual jobs.
@JohnDoe-md2sb I don't disagree completely. The housing situation here is bad. You have to do some good research on the neighborhood before you rent, that's for sure. Also, the city is growing, and with all the condos being built it's gonna get even harder to find affordable rentals. The government just started a program that subsidies a part of the contruction cost if the new conteuction if for rental units (I'll give a link at the end if you wanna know more about this specifically). If you have a car, sometimes it's better to live off island like Laval or Longeuil. I do have to say that it is not impossible. I agree that living by yourself is more expensive. If you have a part-time job or a minimum wage job, it's gonna save money to have roommates or a partner to split the bills. I, myself, got lucky because I found a relatively good apartment in a good area in Rosemont and my landlord has only slightly increased rent since I started living here back in 2019. When I was a student and only working part time, my parents helped with half the rent but now that I've graduated, I can pay on my own. It might take some time but it's still possible to find affordable rentals, although I do agree that it is difficult and you need to be lucky too. Here's the article if you're interested : www.canada.ca/en/department-finance/news/2023/09/enhanced-gst-rental-rebate-to-build-more-apartments-for-renters.html
@Roberta_Trevino. 2019 was still acceptable for renters. In general landlords try to keep good tenants that won't cause issues, pay rent on time, don't damage property, etc. You're in a grey area and I don't want to assume but I'm guessing you may or may not be in a relationship and don't have kids. That's where it gets complicated. Couples need more room, add a child or multiple children and voilà! That's where you see how you're gonna scramble to find anything decent with a decent monthly rent price. You'll end up needing to move, your landlord will hike the price justifying it on account of "renovations" or "inflation" except it'll be way more than it actually should equate to. In the meantime you'll do your homework and check everywhere you think will be affordable and you'll be shocked at the real world prices. You might get "lucky" again but most likely whichever apartment you'll find will be unimaginably expensive...but that won't be the only issue, cause you'll have 4-5 other families to compete with. Good luck with that. My point is the rental market is leaning in favor of the renter, so they can raise whatever amount without justification. Everytime a renter leaves, as a landlord, it gives you opportunity to raise your price without any justification. If you renew your lease fine, if you leave it's basically a guaranteed "raise" for the renter. Now consider an unscrupulous landlord that's in it for max profit. No point bothering with maintenance, tenants that aren't happy can leave, it'll give you the chance to raise without respecting annual recommend rent increase based on régis du logement. That's where we're at now. It's like that everywhere, not just Mtl, but it's worst because on an island you have less vacancy options than say Laval, Longueuil, Repentigny, etc.
@JohnDoe-md2sb That's all very true. Like I said, I really don't disagree with your opinion on our housing crisis. My opinion is, really, that different individuals have different needs. It might be relatively easy for some and difficult for others because of that. I live on my own in a small studio and my only dependant is a cat so my needs aren't as many as a family with 2 children for example. The housing crisis doesn't hit everyone the same way and people have varying standards of living that they have to meet. I also agree that landlords are out here renovating apartments and charging insane prices. After I graduated, I did a bit of appartment hunting and quickly realized that studios have gotten very expensive and their quality hasn't very much changed. Also, a lot of places that are for rent only start advertising for it when it's available and they want to rent it out quickly so planning ahead can be very difficult also. I decided to stay in my small cheap studio with a landlord that keeps my rent stable instead of taking a chance with another place. Although to all that, it still doesn't change the fact that in the short, the girl had a $3000 appartment that would've been much more affordable in a different area.
@Roberta_Trevino. No worries...I didn't see this as a confrontations. :) Basically I was just saying that even if you choose to live away from downtown, prices are at a point where even the worst kept apartments are worth gold. That being said, a good landlord is worth his weight in gold as well. 👍Like I said, single people or couples (with or without a cat. lol) will have far more flexibility but even they will feel the pinch of forking over far more than the value of any apartment. I totally agree with you about living downtown. Have to be borderline insane to live in a downtown atmosphere at a crazy price like that. But like I stated in a previous post, when money is of little concern, for sure the shortage situation is not an issue, but the majority will struggle. In the end if lifestyle and finances permitting, it just goes to show you that with an abundance of money you need not stress. If you throw enough money at a major problem, (aka housing shortage) it turns into a simple inconvenience real fast.
Instead of asking how much they pay, ask them what planet they come from to live like we aren't in the middle of a economic downfall and how many boomers have them on credit life lines.
Other than that I only have one bathroom and I'm not in a highrise, I feel like my apartment (in the same city) is actually kinda nicer than this with more delineated spaces, and my living room and bedroom is larger. I pay a third of what she pays.
