    After working at who knows how many companies with open office s as a Software Engineer working in bleeding edge tech companies.. one huge thing to do for employees would be to convert a couple of the offices to flexible private space that anyone can use.
    Add some comfy seats, maybe a small desk, etc.
    Gives employees a place to make private calls (Dr appointment, other private stuff) women with newborns can use it as a place for making bottles during the day, and visitors to the office from other companies can use them if they need to make any private calls as well.
    Also gives people a place to crash if they need a nap as well.
    Still watching the video but hopefully a gym and showers are planned too!
    I think the hallways are huge so it makes it easy to move big things that are heavy with an electric forklift. Even one time things like furniture.

    As a fire suppression designer I would make sure you get with a contractor on the office build outs and make sure where you add walls you will need to re layout the sprinkler heads. You might consider for a cleaner look having the heads changed out to a concealed head which would give you a nice white plate instead of the chrome sprinklers everywhere.

    At the very least you should have good audio (mic) in the conference room for conference calls. Video can be useful for recording team trainings and seminars.
    There are 360 cam solutions that sit on the table, solving your ‘tiny people around a giant table’ predicament.
    For mic’s they have ones the rely on beam forming that replace ceiling tiles, they are wild, but cost around 5k. A Polycom trio with expansion mic’s or similar would be a more cost effective solution!
    Oh, and look at VIBE boards, not as amazing as a glass white board but more versatile!

    Johnson Controls building controls are hot garbage. I am in the HVAC/DDC industry they are the worst vendor in the world to deal with. They will quote new controls install super cheap then make it up by grossly over charging you for a lifetime of service calls. I look into other options like your local Tridium/Niagara, Delta, Alerton, Schneider Electric, or Siemens dealers.

    Self storage is where it's at. This country loves crap, and what they love more than their crap is not getting rid of their crap. So they rent tiny garages 10 minutes away so they don't have to make seperation decisions. Seems to be a great business. If they ever sell, I bet it's a pretty penny!

    The open office concept/cubicals is a sickness. It's really not good for your mental health. People that can shut the door is more productive and calmer. Have your own space is really important.

    • @ObsessedGarage
      @ObsessedGarage  4 месяца назад +2

      I completely disagree. People hiding in their offices kills culture and productivity.

    • @Herrgarret86
      @Herrgarret86 4 месяца назад

      @@ObsessedGarageYes i understand that you as a owner sees it like that. But you are going to have your own office. So it's eazy to think like that.
      But a employee will never feel the same way about your company as you do. Especially not if they are treated differently.
      I understand why you do it. It's cheaper and in your mind more visually pleasing.
      But it's noisy and distracting, there is the lack of privacy, it creates stress, anxiety and in the long run getting burned out mentally.
      This is what professor Linda Lai has to say about it:
      The research in this area is clear: open plan offices have significant negative effects for employees as well as organizations. And this insight is not new.
      Open plan offices result in lower performance, especially for tasks that require concentration and memory.
      Moreover, open plan offices result in less, not more, interaction and face-to-face communication. The interaction also becomes less meaningful and job-relevant. To speak face-to-face, many choose to leave the offfice to not interrupt others or avoid being overheard.
      Researchers Ethan Bernstein and Ben Waber point out that employees in an office landscape often create a "fourth wall" between themselves and others by mentally disconnecting. Typically, with the help of headphones.
      The fourth wall reduces possible distractions and provides better opportunities for concentration. The fourth wall also gives an illusion of working alone and undisturbed. Furthermore, it helps signal that one does not want to be interrupted to communicate with others.
      In many office landscapes, the majority of employees have built a fourth wall. In other words the fourth walls has become a culture. And this culture comes at a cost. Maintaining the fragile fourth wall demands mental energy and is stressful and exhausting for many, especially over time.
      Open plan offices therefore cause increased levels of stress and often a significantly higher rate of sick leave. This also applies to two-person offices. Perhaps increased leave is also partly a sign that many employees feel compelled to "take a few days off at the home office" when it is not formally permitted.
