You are in a unique position. Eventually you may have a client that wants you to design a home to build and sell. Partner up with that person on a couple separate deals. That's how I started I had access to land, and a project manager and I partnered with a client we did work for . I asked him if he would do a separate deal with me . He agreed and that changed my life.

Read Rich Dad Poor Dad. And The Apple Tree Method , a book I wrote that will be out next month. Best skills to learn is get educated then be persistent . Never give up . Learn WHY you want to be in this business . PASSIVE INCOME! That's what it's all about. Building homes and flipping homes is just a means to make chunks of money to invest into a piece of real estate that makes money each month passive income. Start now why wait. Get educated and only become a home builder to make guaranteed money while you build a spec home. Keep rolling the spec home money to a chunk of money to invest in a passive income property.
Great video Steve, can you make a video going more into detail of getting your first spec home? I think that would help a bunch of people out Underwriting, funding, how much $ down you need, how to hire all the right people to get the job done?
Quality video. Why would you build Sfr if you could do storage facilities and create passive income ? Don’t you prefer passive? Do you also rent residential? Do you regret not renting any of the homes you built
Passive Income is key. That's the goal the target. How do we get here we need chunks of money. Flip homes which I did. But I found these beach homes I could flip and make bigger chunks of money. I rolled them into storage facilities, medical buildings and offices . These beach houses do no cash flow well with the rents. That's why I dod not rent them out. I also suggest commercial real estate when it comes to holding for passive income. Keep watching I will explain it all in upcoming videos.

They do but it’s a great way to have guaranteed cash flow while you are building your own spec homes to flip. I used this method to make chunks of money then rolled into passive income properties like self storage facilities. Custom home building is a means to an end!
15% seems to be the normal GC fee around here. With the costs to build currently... A good living could be made on a house or two a year. Lower stress and you can still be selective of clients. New GC wont have that luxury but everyone cuts their teeth

Hey Steve, Great video. Just curious, how has the new Flood Insurance requirements for the NJ Shore are effected your business?
It's always changing , just roll with the new regs and adapt. They raised the height of the foundations but the architects adapted and so did we.

So your project manager is essentially a tech savvy superintendent?
Correct , someone who knows construction inside and out. And that's good with operations. Also who can establish SOP. Standard operating procedures.

I actually had to look up ICF. I have seen them don't know much about them. I stick with classic stick frame construction.
Stick frame construction isn’t good with hurricanes.
