Welcome to my RUclips channel, where real estate dreams come to life! I'm honored to have delivered over 180+ custom luxury beach homes in Stone Harbor, New Jersey, and to have a diverse portfolio of commercial facilities. It has been quite a journey and I'm deeply grateful to share my own experiences with you as a custom home builder. But it's not just about business for me - I'm a philanthropist at heart, having founded a charity to give back to my community in 2019. Now, I'm taking my real estate dreams to the next level by embarking on an ambitious project: building a private island in Exuma, Bahamas. Hi I would encourage you to have your estate fully solar powered and also to please donate to Bahamian charities as well...such as Hands for Hunger, Ranfurly Home, Children's Emergency Hostel, BREEF etc.
Solar is on site and will be expanded. I stared our own charity in the U.S. called Georges House and will continue to give back locally in the Bahamas
The great appeal of Stocking Island and Kahari, is/was how quiet and remote feeling it is, especially at night. Kahari was just the right amount of ‘rustic’. I hope that doesn’t change, but in developing 40 acres, that seems unavoidable. Also, seeing the “Ultraluxury” tag used, bums me out, as I’ll certainly be priced out.
Prices won’t change much. I love it like you do. That’s why I’m preserving 80% of the island for green space.

how simple is it too subdivide a lot? Can you make a video over that?
@@andrewchica6366 consult with a land use attorney in that area. They will guide you. If it’s conforming based on the zoning it’s easy to do!

Love the content, and really excited to see the Exuma/ Bahamas experience. We are currently building up long term rentals and leveraging a live and flip strategy to acquire (as owner occupants), force appreciate, rent, repeat. I’ve always had the itch, dream, and desire to build our next project or even a mini home. Looking at some decent lots in the Mantua/ Mullica Hill/ Harrison area but really it seems that the price per sq to build new outweighs the cost of buying and fully renovating. How have you overcome this and made the math work? Would love to connect next time you’re in the SJ area!
Kinda bummed out by this. Exuma looks like a beautiful place and now they’re going to build the heck out of it.
@@benedictcumberbatch4275 Unfortunately you cannot fight demand and when sellers have property on the market, someone’s going to buy it. Fortunately, I am in control of 40 acres on stocking Island and I am going to have my own home there . I don’t want over development. I am preserving 80% of the island for Green space., trails through the button wood forest and natural landscape. I fell in love with the charm and want to keep it.
Some good advice while you're on my Island respect the people were always watching and seeing what's your true intentions
@@DerekTucker-r1y Thank you for the comment. I fell in love with your Island and the resort on Stocking. My number one goal was to preserve and enhance a place that I would want to live not just developed and sell homes. I became friends with a lot of the previous staff. I listened. This renovation and expansion needed to happen to provide a better workplace for all and expand more opportunities for more local staff. I also realized the importance of local Bahamian involvement. That’s why I’m proud to say I made my closest Bahamian friend and business associate an ownership partner in this project. Hope to meet you someday and talk!

We don't see to much of this type of content in NYC.. I am a assisting on some Brownstone Developments in Brooklyn we just did a full reno on a Brownstone facade

Hi Steve, your videos are great, I've watched them all several times. I am a growing small builder and would like to know what kind of systems and processes you have in place. Specifically for things such as: do you use a software for doing quotes, do you have a construction sequence (stages/phases with defined items to address) for both new construction and renovations, etc. You have obviously done a lot of builds so anything that would help us not reinvent the wheel would be great!

Do you want to drive traffic to your book sales, or be hired as a business mentor? Who is your main target audience? Good video Steve, another soft cost you might want to add is a temporary power pole service.
My current house has hardiplanks on the outside. They're sturdy, weather resistant, fire resistant .. all up a pretty good product. I won't use them again because in a climate with a lot of temperature change, they flex just a little tiny bit. And that little tiny bit is enough to open tiny gaps between each plank and the next, and those tiny gaps are enough for our local spiders to nest in. Our exterior walls are covered in lines of dirty little cobwebs under every plank. I've been around several times, cleaning them out, filling the holes with caulking compound, painting over them yet again. It's hardiplank, it shouldn't need this much repainting! But every time, within months there are these tiny spider nests appearing again. I'd be happy to clad a house in plan smooth cement sheet if I thought I'd be able to sell it at a decent price when I was done. But I won't use hardiplanks again, and I don't think I'd use any other lapped plank system. I want a wall without cobwebs.
