A big problem in NB is to find an apartment that will after its first year of lease will automatically go into a month-to-month arrangement. Also the recent rental cap is only for now, a one time thing. No legislated formula for the following years. So it looks like the landlords can no longer get rid of you by simply not renewing your lease. Still with some improvements here, as a landlord in BC, I could never get away with some of the things landlords in NB do to their tenants.
I have few questions as well. 1. What is the best internet sim plans in Dieppe New Brunswick? 2. Before I reach Moncton I have 7hours layover in Toronto, Is it okay if I will get my SIN in the nearest Service Centre? What about a bank account? Do you think I can do it in few hours? Things have go really worse over the last 8 months. My friends rent will go up 350 this year in Fredericton; an increase of 25 percent increase. I could never do that to my tenant in BC because of rent caps. I have a friend in BC that lives in Vancouver West and his rent hasn’t even gone up that amount in over 8 years. An he pays less for a similar apt that my friend has in NB and it includes heat and hydro.
@@QuestCanada It's not news worthy in NB. When it is over 50 percent increase it is I noticed. I can't believe how bad NBers are getting squeezed out of the rental market. To think people who were comfortable with reasonable rents three years ago are now struggling whereas someone in BC in the same rental unit three years ago has only seen their rent increase by about to 4 percent.

Allowable rent increase in BC for 2021 was 0% 2022 was 1.5% 2023, is 2% This is why there are tens of thousands of people in BC that pay rents that are anywhere from 700 a month to 1500 a month that have been in the same unit for years. I have a friend in Vancouver Kitslano that lives in an apt that looks like those apts that go for over 2000 a month in Moncton, but he only pays 1200 a month because he had been in his unit for over 8 years and that includes his heat, water, and hydro.

Only in NB do landlords have the gall and right to increase rents as high as 50 to 90 percent and justify it because they are bringing the rent up to market value; just another way saying they are price what the market can bear for folk mostly from out of province.

As an investor and landlord, NB deters me from investing in NB because of the lack of consistency with it's rental rules, uncertainty. and corruption plus the idea of becoming a slum lord-like person is not my cup of tea. At least in BC where there is rental caps, I can have certainty with rent control caps, as I can raise the starting rent as much as the market will bear on a unit with new tenants, which mitigates the ones already having leases or month to month rent on other units. The government in this province lies when they tell us that rent caps will "spook" investors and developers. No rent caps in Canada has ever deterred development or investment in real estate. That only happens in some places in the US were rent caps are a much different thing. Renters in NB do not have it good and there is too much onus on them.

@@amanrichi As I said you are lucky, as a landlord, I know no lack of tenants that did the same as you, and it didn't go as smooth. Also no lack of tenants that didn't get their security deposit registered by the landlord, which is the law, but SNB rarely does anything about it; two much onus on the tenants in NB to get matters sorted. Since you went through SNB, I'm sure your friend got a letter from SNB with your tenancy number. If you haven't got one, your landlord hasn't registered it.

In NB, they do not give you accrued interest on your rent deposit.
Plus I forgot to add they want an entire month's rent as a deposit!

Latest: They are not renewing the rent cap, but gave landlords a tax break.
its still at 3.8% nxt year with a caveat that they can charge the same rate as the similar units in the area where the apartment is lovated at
