    2014 వ సంవత్సరంలో basic layout approval తీసుకుని 58 మందికి builder plots అమ్మి registration కూడా చేయబడింది. తరువాత development charges కూడా వసూలు చేసాడు. కానీ municipality కి common amenities like internal roads, park etc develop చేయడానికి భూమి gift గా ఇవ్వలేదు. కానీ buyers ఎన్ని సార్లు కలిసిన సరైన సమాచారం ఇవ్వడం లేదు. ఇప్పటి వరకు final layout approval తీసుకోలేదు. దీనివల్ల town planning department buyers కి individual permits ఇవ్వలేదు. దానివలన వారు bank వారు loans ఇవ్వడం లేదు
    ఇప్పుడు buyers ఎవరికి complaint చేయాలి.

      మనం కొనేటప్పుడు చూసుకోవాలి, ఇప్పుడు అందరూ లేఔట్ చేసిన వాళ్ళను గట్టిగా అడగాలి, అవసరం అయితే వకీల్ ద్వార నోటీసు ఇప్పించాలి. కాని లేఔట్ సభ్యులందరూ కలసి ఉండాలి ఏ ఒక్కరు వాళ్ళ తరుపున ఉంటే మీరు ఎమీ చేయలేరు.
      పై విధంగా పని కాకపోతే,చివరిగా అందరి పొత్తులో కావలసిన స్థలం, కామన్ ఏరియా కోసం కేటాయిస్తే సరిపోతుంది .

      ప్రతి ప్రాజెక్ట్ కి ఒక RERA number వుంటుంది, ఆ నంబర్ on-line లో (RERA website) type చేస్తే ఆ ప్రాజెక్ట్ యొక్క పూర్తి details (work progress/ completion period etc.,) వస్తాయి. ఇంకా చాల విషయాలు ఉంటాయి.

    Rera shud be expanded to all property dealings .....All property sellings shud be registered with rera by the seller with all relevant details of the property which can then be analysed , negotiated by the buyer , payment certified by both buyer and seller and then registered to him officially ....... But will the govt take such a step which wud expose a lot of land mafia and politicians

    NOC Nov'23 lo vachindi
    50% of flat owners untunnaru..
    Few flats 20% inka sale kaledu..
    Memu flat ki move kaledu bt house warmng cheskunnam...
    People who r stayng thr maintenance paying..but builder is nt paying maintenance he said he will pay after 6 mnths..
    Ma flat ki maintenance memu ivvatam ledu..handover chesaka appati nundi maintenance istamu ani cheppamu so if they insist or create problems in allotng parking mem em cheyali?
    Actual ga maintenence yepati nundi start autadi?
    50% people untunnaru vallu water n electricity using so miru pay cheskunte cheyandi mem pay cheyamu..
    Till hanover of the building and untill da association is formed its da responsibility of da builder annamu..
    So are we correct sir?
    Or mem kuda pay cheyala?
    We said if builders pay all the mnths fr the unsold flats we too pay annamu..

      First of all, I want to appreciate you for typing this lengthy matter.
      Maintenance is always starting from after formation of association, but some of house owners unnecessary involving and collecting the maintenance. ( They feel they are doing right, without taking information from other community), Builder taking this as advantage and make silent ( because he was free from financial & responsibility burdens).
      What you are doing is right, and builder can’t do you anything, because allotment of parking is either lottery system or flat number series.
      RERA is always support the flat owners only , but you must always touch with builder, and mention the name of RERA in between your discussions.

      Always the saleable area is 25 to 35% more than actual area, the main cause they are adding the common areas like parking, corridors, & other amenities like sumps, terrace works etc., every NP they spend can collect from customers in different ways

      Nothing will happen, it is pre launch offer. But before pay the total amount, please confirm regarding all approvals like HMDA, Municipal, RERA etc.,

    Regarding 5th point in this video ( @9:30 mins )These days Builders are offering discounts if full amount is paid in advance. But u mentioned that only 10% should be collected. Can you pls clarify on that. Is it legal?

    I have a small doubt in point no.7 Carpet area...
    Sir.. in every project flats are selling by only built up area....is this correct or wrong ??

      Flats are selling with super built up area not plinth area, it is 25% to 35% more than plinth area.
      And carpet area means, simply where we can spread carpet means area in between walls.
