Don’t have any of these problems yet but it’s only a matter of time. Definitely interesting to hear what commercial lenders are looking for. Good content to store in the subconscious.
Agreed! Everything mentioned here is inevitable when getting into commercial, so it is great to hear it clear cut. Are you planning to move to commercial in the future?
It is especially great to hear them uncover some of the rumors for commercial lending that non-experts may believe, such as not being personally liable if in a corporation.
Hey Brian, I think the videos below may be helpful for you. They have some solid information on refinancing, and are fairly recent. If you have any specific questions, let me know and I'd be happy to help where possible. ruclips.net/video/iCVgmIfz8zg/видео.html ruclips.net/video/ZXjHPhZx0Mk/видео.html
I'd be interested to hear more about the process of creating and using a corporation to buy real estate, and whether it makes sense to do so right from the 1st property.
Hi Juil, my team and I set up a new corporation for each investment property we purchase, and structure it according to the deal and investors. I'd be happy to connect and share how we do this, and answer any questions you have. I can also connect you with our legal team who helps with this process.
Appreciate the comment Jeff and thanks so much for watching! We’re always available for any questions in the future, feel free to send us a dm on our Instagram!
Have you guys ever discussed financing properties that could be residential or commercial (ex. lower priced 5-6 units)? I would be curious to know how lenders approach these, and if the investor has a choice? Previously, I have had a commercial lender deny financing a 5 unit because they considered it residential, which surprised me.
The best part about working with us as an independent mortgage agent is we work with other lenders than just the top 6 big banks. We are also able to leverage our relationships with the lenders to help make tricky applications work.
I think some lenders are much less skeptical if you work to provide as much information as possible, move things quickly, and help the lender understand your business, experience, etc. If you do this, there is not much left to be skeptical about regarding the investor which really helps the process.
I really like your videos and you have been leading the pack in the KW / London area. i would enjoy your video even more though, but i find you appear a little untrustworthy because of stereotypes... really long beards and business class don't normally appear together . you are obviously well spoken and a savvy business man,,, i do find you relatable but maybe point out when you are getting into larger units every little bit helps when apply for that loan including personal appearance

Thanks for your support Casey!
I really like the "Fast no vs. slow yes" mentality. So much is easier on both sides.
Thanks for watching Jake!
Great video guys! I will definitely be reaching out to the Findlay team for my next purchase!

Great Content! Thank you! The sitting posture reminded me of the Big Short mortgage broker scene
Hopefully this leads to a better outcome lol
If only the investors/brokers from that time had the content in this video...
Hi Matt. Any chance you have videos on best practices for refinancing rentals in current market? Much appreciated!
I hate that phrase, what exactly do you mean by it?
Strategic renovations, clean and simple presentation, and maximizing revenue. Those will pretty well always be the key.

It definitely saves the land transfer tax
Don't let that slow you down from getting your first

Does a guarantor have their TDS impacted by being the guarantor to the mortgage?

This was a great resource for mortgage info. Question, why is everyone in their socks?
Socks are the new shoes :)
They didn't want to damage the new floors :)
Loving all this info

Banks are very skeptical now not a good time for the financing

Skeptics? Can you elaborate?
