- Pattaya Beach front condos at Jomtien Beach. A short scooter ride south of Pattaya Beach and north of Na Jomtien Beach. I visit many condos along the beach. These were my favorite picks of the bunch for different reasons. Low cost to high-end luxury. There is a condo for everybody in this area of Pattaya.

Finally a vlogger that gets straight into it and doesn't waste time talking garbage.
😂 I try my best. 🙏🏼
Big facts
ikr
Good video. Lot's of information in a condensed format. No wasted time. And text on-screen to confirm pricing & sq. ft. details. Good job.
Thank you 🙏🏼
wow that one for $233 a month with a balcony was not bad. just live like the locals. no need to show off.
I agree.
I think that studio is a great deal!😊
I'd say 233 is high for that unit... Check out some of everything Pattaya videos on condos. They were around the same but quite a bite nicer... And those 700 ones are way over priced.
Absolutely. Im all about the cheap. ❤
I just got my Va back pay 🎉🎉 i wana rent one for 3mths.
Very good jake. A really fantastic cross section to cater for all sizes of pockets.
Thank you, Richard!
love straight to the point-thank you. moving there when i retire in 2027. i am so pumped!!! def getting a beach front condo!!! thank you Jack

I live in the Cetus Condos very high up and I love it condos are incredible and the staff is great and very helpful
I like how open the units are. Thank you for sharing your experience there. 👌🏼
How is the Pool Tom?
I loved that first one from "Cetus Beachfront Condominium Pattaya".
Videos like this typically have a small community, but they help other astronomically. Thank you.
You're welcome, and thank you. 🙏🏼
clear, detailed, and concise, easily the best thailand rent video ive seen
Thank you, I'm glad you liked it. 🙏🏼
Great Job. Your condensed format, displaying info on the screen and asking about water and electric will help a lot of people who maybe looking.
Thank you. 🙏🏼

Right on!👊🏼
Love it. Straight to the point, beautiful.

Great video as always 👍Thanks. The fast review of the condos is brilliant.

You're welcome, and thank you. 🙏
Thank You for making and sharing, your videos definitely help me with my renting search when I visit in April (2024)
You're welcome. I'm glad my video was helpful. 🙏🏼
Great job mate. 👍🏻 very informative and helpful.
Thank you! 👊🏼
Great video. Love the comparisons.
Thank you. 🙏🏼

Thank you. 🙏🏼
Great info 👍
I'm glad you liked it. 👊🏼
Great Video, and Very Informative. Thank you for giving the pricing on Water, Electricity, Cleaning, Wi-fi! Also, thanks for listing all of the Info on the screen as well!! Other Vloggers should take notes from you on how to do it!!🙂
Thank you! 👊🏼
Great video👍🏼
Thank you. 🙏
Everytime you say "Ya this is a good deal, wow, this is nice" you might as well just tell them to jack up the rates even more dude.
You're probably right. I have a habit of saying what I'm honestly thinking.
Had to sub. This is probably the most informative video of its kind that I've seen in a year of searching. Just flat out informational with the visuals. Now to decide whether to rent a room super short term and upgrade or just start with the 1BR/1BA and take the leap. Love the security measures at Aeras but the finishes on Copacabana are top notch (and that gym!). Also, I want to turn Jake commenting on the smell into a drinking game. 🤣
Thank you! I'm glad you liked it, and I like your idea. Lol 👊🏼
Thank you for doing not tiny apartments. There are a couple in here I could see myself living in at prices I would pay.
You're welcome.
@@JakeSnowLiveSimple What's your take on Jomtien vis Wong Amat. I just noticed that area, and there are a number of interesting looking buildings.
@@bbmw9029 I'll upload a new condo video this month covering the Wong Amat area. It's quieter over there, with some of the best beachfront properties in Pattaya. It's the only area where the condos are right on the beach, with no road to cross. The Beachfront units are older but in very good condition. Prices were very reasonable. There was less vacancy than in Jomtien, so it's best to get a unit before November. Overall, I like it.
🔥🔥🔥🔥🔥🔥I can’t wait!‼️
😎
i like this guys humor.
👊🏼
example?
Excellent video mate
Thank you! 🙏🏼
great video bro. a lot of useful info.
Thank you 👊🏼
nice
🙏🏼
Wow those prices are crazy, for one year in an older condo they are half the prices quoted, even having beach views! They won’t be as luxurious though, you always have to compromise !
Copacabana was a shocker for me. American condo prices with electricity rates much higher than US, and security overkill.
Is there a particular condo Complex you'd recommend?
@@JakeSnowLiveSimple All the View Talay buildings, well built and maintained, with large swimming pools and grounds, constructed in the 1990’s
Thanks for the info! If I remember correctly, I had to set up an appointment with a property manager at those properties. So I never went beyond the lobby of one of the buildings. Great to know they are well maintained. 👌🏼
Great video. One thing I can recommend that so many people ask other Thailand youtubers to do, but never gets done is, if/when possible, if you can obtain a wifi password and test the internet speed in the building that would be great. This may be crucial to some people that are looking to move to the area that may work remotely. Just an idea, otherwise great video.
Thank you! That's a good idea to test the WiFi. I'll do that next time.
Good information....still trying to decide where in Thailand to make my homebase.
There are so many great locations.
Oh!! 2 weeks 24,000 Viewers !!!!!
Welcome to Pattaya Thailand .🙏❤️🌏🌍🌎🗺️
Thanks! 😃
Nice comparison!
Thank you 🙏🏼
£25 extra a month for a washing machine in that second place is crazy. Great video though overall the format and information is spot on
Thank you. 🙏🏼
Love thinking moving there Bangkok great video buddy
Thank you! 👊🏼
@JakeSnowLiveSimple I'm subscribe now I'm need your help moving Bangkok 5times for the year pay from America is tht dum 😜 idk
That's a lot of flight time. If you enjoy traveling, it's alright.
Liked and subbed just because no bullshit, good video.
Thank you! 🙏🏼
Great reviews, great info on each unit. Are the walls, ceiling, and floors all concrete to help with the noise in the high rise condos? That really helps with noise.
Thank you 🙏🏼
Good question, I'm not sure. I have, however, noticed the noise suppression between units is very good in all of the newer condo complexes I've been in. The older condo complexes with poor noise suppression never make it into my videos.
You have a lovely video..I subscribe
Thank you very much. 🙏🏼
Nice pacing
Thank you 🙏🏼
Hope you've been well.
Thanks for the upload.
Everything is good here, I've just been super busy finishing up some real estate business in the US.
@@JakeSnowLiveSimple I’d appreciate being able to send you an email to get your opinion (we are landlords living abroad with rental properties in the US, as well).
Could I email you?
Yes, of course. My email is Jake@JakeSnow.com
Let me know when you send me an email. Some emails from subscribers have been going to my clutter and junk folders.
What you really need is a segment of properties without ocean views. Maybe half that price in other locals.
I posted a video with such properties in the past. I need to make an updated one. Thanks for the advice. 👊🏼 ruclips.net/video/VL-PqnoRnlc/видео.html
I'll pass on the rooms for rent. The first one was the best!
I thought the same.
It always amazes me that kitchens in thailand are so small and inefficient believe me when you live in a condo for more than a month it gets real old if your eating out thai food at small resturaunts every day. Why they don't have large fridgerators with decent freezers is also a challenge. I requested that they put in an oven before I rented my condo in Thailand and the owner obliged by getting my unit an oven.
That's nice the owner added that. For me, cooking in these kitchens is similar to cooking in my RV in the US.
Cetus beachfront is the one to rent.
I agree.
las condo was lit.
so with an incom of... 5k you do really good then
5K is enough to live in Thailand and have enough left over for international traveling. Gig and I live on less than 3K per month and we travel often. We live a very comfortable life here. Some Expats live on less than 1K per month living a very simple but comfortable life.
that 233 a month was an amazing deal!!!
I agree, and the owner was very friendly. I like the owner-operator boutique hotels and apartments.
I'm going to try that...walk into room "Well, it smells good in here."
😂
Don't EVER rent on the top floor - the sun beating down on the roof will make it impossible to have a comfortable room even with the air-con running. Check the mattress ... those 'extra firm' mattresses are usually hard foam core mattresses with vinyl covers, and they will make you sweat all night and NOT support your back in any way. If you pull back a sheet and feel a vinyl covered mattress, head for the exit door. Expect 3000 baht MINIMUM electric bill so you can sleep at night in your apartment, so consider that in your budget and add that to your base rent automatically. Water is generally cheap, a fixed rate minimum of 300 baht or so per month.
Good info.
i'll echo the other comments that you have a great and helpful format for these videos. one thing i would add is maybe keep the prices up in smaller print in the top right for the whole clip. helps people who want to skip through quickly and just see a few seconds of each and the prices.
Thanks, and thank you for the suggestion. 🙏🏼
@Jake Snow - Thanks for the stream. How willing are the better condo complexes willing to negotiate on prices? Thxs !
You're welcome. It depends on how many units are vacant in a complex. A higher vacancy rate makes it easier to negotiate a better deal. When I first walk into a complex, I always ask about the vacancy rate to get an idea of how much leverage I have, if any.
I live at Lumpini , good job
Thank you. 🙏🏼 Lumpini, in Bangkok? How much is the condo rent compared to Pattaya? That's one of the better areas to live in, correct?
I meant Lumpini Jomtien . I bought here building A on the beach 6 months ago and remodelled it to my liking . The common fee is very reasonable. I did own a 2 bedroom Lumpini place in Thapra BKK for 17 years which i sold this year . Excellent administration . If you are going to rent in Jomtien and have a family then its the ideal condo all round with many facilities , head straight to the admin office situated in B building and ask for Jack . To my North are the 2 condos in the video such as Cetus and they offer the same i am sure from what i see walking up the promenade . The real cost of electricity is 5 Baht KW which is what i pay and if you ask for the real bill from PEA it shows the details such as meter reading before and after so i dont understand how would be tenants are accepting to sign contracts with these exorbitant conditions outlined in the video . @@JakeSnowLiveSimple
Thank you for sharing very helpful information!
Look at Arcadia Continental - on the baht bus route - only 9-11k a month. Great gym, sauna and swimming pool. Only drawback is small at 26m2.
Thank you for sharing! I'll check it out.
I rented, a ground floor one bedroom unit at Arcadia Continental. Signed a 12 month agreement. That was 2 years ago. Yes very small, but look great when you first look. But I moved out after only 3 months. Walls are paper thin. I could hear every word from next unit. I ended up hating the condo.
@@malcolmmcphee2582 I had no problem with it
I checked this out. Looks great. Tks for sharing
With Copacabana you missed the Jacuzzi on the balconies.
Yeah, I noticed that after I uploaded the video.
I'll be visiting 2025 to scout Pattaya. It's 2 years from today but want to start what I can learn now.
Good plan.
You'll be lucky, in two years we'll all be locked down again indefinitely.
@@mikejohnson2638You might be right about that!!😂😂🤣🤣
where have you been . you make good video
Thank you. 🙏🏼 I've been crazy busy finishing up some real estate business in the US.
So many to choose from, hard to decide.
I was surprised to find so many available options in Jomtien.
Where do you usually find these condos? Do you just find on google and ask the front desk if they have any available?
I use Google Maps to find a Condo complex in the area I'm most interested in. From there I ride or walk around that same area to check out other condos. I usually walk in and ask about availability, I only call if it's required. I like to see the condo complex at least from the outside before I inquire further.
It 645am great videos lovev3br im only gona be there 5times out the yesr but will pay from America
Thank you! 🙏🏼
Is there a standard baht/unit for elec in the country. I see so many different rates. 4-5 seems to be the cheapest but its often 8 baht.
The government rate is ฿4 - ฿5/unit and is usually paid directly to the Utility company/gov.
If the condo sets a rate higher than this, it must be paid to the condo complex. 4 -5 baht tells you the condo is not padding your electric bill. 👌🏼
Heading to the us in a few months to sell off old storage stuff then looking for that first place when i return. 😊
Nice!
Small fridge... they want you to go out and eat. That fridge looks like my mini fridge.
Most of the fridges are tiny compared to what we have in our US homes.
สวยมาก
🙏🏼
Have you come across any condos without security at the front door? It would be nice to bring over company without any fuss.
Yes, the less expensive condos sometimes don't have front counter security. The places listed as "Apartments" don't usually have a front desk and function like an Apartment in the US.
I’ve always wanted to go to Thailand. My wife just recently passed away and I’m thinking of going there probably next year for a mental health break I’m looking for a place like the Cetus with a terrace and an ocean view. But I can only stay for a month at the most. What would you recommend?
Sorry, you had to go through that. 🙏🏼 I have found Thailand to be an excellent place to get away, clear the mind, self-reflect, and find happiness.
For a one-month stay in Thailand, I'd recommend staying at a regular or boutique hotel. I have found the condo complexes will only do six months or more. I personally prefer owner-operator boutique hotels if I'm staying in a location for one month. They usually have the best prices and best customer service, and the owners are happy to share very helpful information about the area.
@@JakeSnowLiveSimple
I appreciate you responding.
But what exactly is a boutique hotel? I’m not familiar with that term.
Small hotels, usually 20 rooms or less. Operated by the owner and, many times, the family. These are the hotels I look for when traveling internationally. Some of these hotels will have "boutique" in their name, but many don't. The description and reviews make it easy to figure out if the hotel is a small boutique hotel.
How does the Baht/unit work for electricity and water if you're also showing a kwh/liter rates? For example at 7:37 is it 7 baht per month, or whatever 0.20 per kWH costs?
Water: Unit = 1,000 liters. Electricity: Unit = 1 Kilowatt-hour
To save space on my screen in newer videos, I use KL in place of 1,000L.
In my first condo video, I listed the approximate utility bill totals. Surprisingly, this annoyed viewers, and I had multiple requests to list the unit prices, not the approximate monthly bill price. I prefer a utility bill approximate total, which I still get but edit out of the video to avoid making people angry. Lol
At the end of 2024 I will be retired from my work. I will be going to Thailand for up to a year to see if I like it. Will try there and possibly Hua hin and Chang Mai.
Nice, good plan! I like all three places for different reasons.
Is it common to move after a year lease or can you keep renting the same unit for the same price ? It would be a hassle to constantly move.
Many Expats stay in the same unit for years. Most landlords would prefer to keep good tenants indefinitely. The rent may increase depending on the property and market rent when the lease is renewed.
@@JakeSnowLiveSimplehow much to buy one
$29 USD more per month for a washing machine. Would it be cheaper to pay for laundry service to wash your clothes?
It is cheaper to pay for laundry service. However, I enjoy the convenience and time-saving of having a washing machine.
It usually costs me ฿150 ($4.36) to pay for laundry service. If I go to a Wash Express g.co/kgs/nKdFTK, I usually spend ฿100 ($2.91). I wash clothes 4x/month, ฿400 ($11.63) - ฿600 ($17.44) /month.
Great video! I would consider that $233 rental.
Thank you! 🙏🏼
That first apartment with the bath was cool. You don't see many bath tubs in Thai condos for some reason. A bath tub is a must! :)
I like that first one, too. Perhaps the best overall deal.
For what ?
As a girl I once went to school with said "Baths are so you can wallow in your own filth. To get clean you must shower"
@@Tugela60that's if you bathe to clean, and not for relaxation. One would normally shower first THEN soak in a nice hot bath with some good tunes.
I want to move here next five month
Awesome!
I want to see the ones cheap but tons of amenities. Like Cody beach view got one for 10,000B a month. Also are the ones you showing are set contracts or does rent go up during season?
I've never seen any nice beach front condos with tons of amenities in Thailand for any where close to ฿10,000/month. That's an amazing deal. I would never move if I found that deal. Lol
All of these condos can be rented with a 12 month lease. I've only seen short term rentals, Airbnb and hotel rooms, go up during high season. I've never seen that in long term rentals.
@@JakeSnowLiveSimple The one I just told ya about “Cody Beach View condos” They have one online that is verified and all for 10,000b they have steam room hot tub gym pool on the roof etc. I want to say it’s 1 year contract. It doesn’t come open till dec 2024 though
Awesome! Thanks for sharing information.
Did you get a buying price for the last big condo ?
Unfortunately, I didn't get the buy price for that one.
Damn that is more than the states for electric I pay less at the EDGE in Pattaya even thoug I own mine those are nice condos at the EDGE
Good to know; I'll go check those out. Thanks!
Like lipstick on a pig, it can look good on the surface, but I just gotta wonder about the building material quality. We remember the S. Beach Miami condo with the concrete deteriorating!
I've noticed building quality in every developing country I've been in is never as good as US quality standards.
Wow. Some of those places are so cheap, and look pretty damn nice. In the nearest city near me in Canada, I'd be paying even more than most of those for a single bedroom that would be crappier and have a much worse view and no beach worth mentioning. In a few more years perhaps... Very tempting ha ha.
Low cost of living, delicious food, happy people, and warm/hot weather. It's easy to be happy in Thailand.
so many options 12 month lease gets you etter pricing i just got a friend a beautiful condo on the beach in Hua Hin 275.00 u.s dollars a month one year contract i had a similar price for a one bedroom in wongamat beach north pattaya a year ago... so you got to look.. L.A Rob
Awesome! Thanks for sharing the info.
Thanks. Nice review. If you please, can you put the serpent house location plzzz
Thank you 🙏🏼. Serpent House (Massage at The Sea) g.co/kgs/jRPGrW

The Massage at The sea and Serpent House are owned by the same person. They are right next door to each other. Serpent House doesn't come up on Google Map, but Massage at The Sea does.
The owner is very friendly and she is usually at the Massage business.
I would choose the 1 bedroom for 1 baht 🤪
Right, lol
Lots of comments about the smell of these places, is there an issue with bad smells in Thailand property? 😅
😂 Smelly places are about equal to what I find in America. If a place smells bad it doesn't make it into my videos. If it smells unusually good it gets a special mention. Smell can make or break a deal for me.
Well yes, nobody wants to live in a place that smells bad, though I bet you’d get anosmic to it over time 😅 Thanks, Jake.

You're welcome.
The 6mo to 1 year lease is for foreigners who actually move there on a semi or permanent basis and not just someone who there visiting from 1 to 3 months bcuz of their tourist visa ?
That's correct.
How much will rent Increase the next renewal period from theses move-in rates? Seen big increases before many times. Move-out fees? Parking? Mail service? Package delivery? Security?
Good question. If the condo rent goes above-market rent, it's time to move.
No move-out fees unless the tenant breaks the lease or damages the property.
Parking was included with rent at the properties I looked at.
Every property had an area for mail and packages.
The only property that had real security was Copacabana. I felt the security was an unnecessary annoyance. I've never experienced a problem with crime in Thailand.
thank you for giving electric prices. most just say gov or non gov rate.
You're welcome. 👊🏼
Honestly for a beach front condo all these are reasonably priced especially compared to the US..
The rents and purchase prices are much lower compared to similar units in the US along the Gulf Coast.
If I want to stay for one month will the price still be $233?
Yes, the Serpent House was a month to month at $233. The owner said she'd give me a better deal if I agreed to a 6 month lease, but she wouldn't say what that deal was.
Despite very good quality the prices are still very reasonable. I feel that any other city will be either more expensive or less quality standards. Why is that? Will those prices stay or will they go up?
Somehow I feel that they could easily raise the prices and still finding enough demand of foreigners that cannot really buy condos without risk.
There is good availability in the area. I have no idea if the prices will go up. It's so easy to quickly travel throughout Pattaya by scooter. I think the condos are competing against all condos in Pattaya, not only the Jomtien area. Coming from the U.S. Gulf Coast, all of these beachfront properties are an amazing deal in comparison.
You need to be a high roller to live over there. 😂😂😂😂😂
Right, Lol
That last building, The Copacabana, has some really cool units, although he didn't show them in this video. They are an 80 sq meter 1 bedroom. (Yes, thats right, 80). They have a giant balcony with a private pool. I mean, an *actual pool* _in your unit,_ on your balcony.
Afaik, none are for rent right now, but a few are for sale. The cheapest one is about 12-13 million baht. Yes, it's a lot of money. And obviously, there are the issues with buying in Thailand. However, I think that the uniqueness of these units might eclipse that.
Keep in mind, just like any property in Thailand, it is not an investment. Thai property for foreigners is more like gambling. You don't spend any more than you're willing to lose. _And lose you probably will._
But if you have the money to blow (and I mean blow), it's a really cool unit.
Good information. Thank you for sharing. 🙏
I just came back . They have 2 rentals there now. Both 1 bedroom. One of them was 585 a month, I think that was the 29 meter. Still very nice with a good view.
@@Saidakine I think there are like 30 or 40 units for rent in the building. But none of them are for the unit with the pool. Those will start at _at least_ $1300 a month when/if they come up for rent.
I haven't stayed in one of the pool ones, but I have stayed in one with a private balcony jacuzzi in this building. I don't think you really need a private pool. I didn't see anyone using theirs.
@@DrFuzzyDuck The private pools are going to get used a lot more once the sun goes down, if you get what I'm sayin'. And the Jacuzzi unfortunately only fits two. The pool can fit a few more.
Yeah. If I ever get one of those units, you're probably _not_ gunna wanna swim in it.
If it were in pretty much any other city it's wouldn'take sense, but in Pattaya, it makes perfect sense.
Where was the very first apartment with the bath visible from the bedroom?
Cetus Beachfront Condominium Pattaya goo.gl/maps/ECndEdjozhWDRKMC8
@@JakeSnowLiveSimple Thanks bro, really appreciate it.
It's amazing that the Copacabana is breaking Thai law by charging 7 baht per unit and making you pay to the Juristic office.
Many condos I've been in are charging more than the government rate.
If the minimum condo contract period is 6-12 months, how do you work out the visa issue when my understanding is that tourists get only 90 days max with extensions? I guess you can exit and re-enter after 3 months but you'd have to do that 4 times in a year, and if you have a 1-year contract paid in advance plus deposit you could be in trouble if for any reason Thai immigration thinks you're trying to be a semi-permanent resident and refuses you another entry or extension?
You're correct; that is a risk. It's best to have a multi-entry retirement visa if over age 50 or a multi-entry family visa if married. On a tourist visa, I would only do month-to-month or 3-month leases. Last year, immigration stopped me after only one border run to Vietnam at BKK airport. After an hour of talking, they let me back in, but for only 30 days. I've never had an issue crossing by land with Laos or Cambodia. I feel BKK airport is more strict and unpredictable.
Finally, after all the videos, I watched someone has the brain to put up USA prices. It makes life easier when you’re looking to move there.
Lol, seemed like a common sense good idea. I'm happy you liked it. 👊🏼
