technically speaking， that place is called coffee shop not hawker Center. They are located on the first floor of a HDB flat and owned by the person who run the beverage stall. The other stall owners are tenants of the coffee shop.
Hawkers on the other hand are located in a centralised building.
Hey Torres, you're amazing! Welcome to Singapore~ btw, your usual spot for work is what we locals normally call as a coffee shop. Hawker centre is a different eatery all together~ Keep exploring!

That's not a hawker center. It's a coffee shop or kopitiam. 咖啡店。A hawker center has at least 20 stalls! And it has a sign that says Hawker Center or Food Center.

Likely cause it is developed country and there are benefits of setting up here by govt. Also language wise, English , Mandarin. Some speak Cantonese. The geographical location is considered near to HK too and also same time zone. The reputation of Singapore is good. Probably those might be some of the reasons? Haha.
