Love this series. My comment would be that, in reality, we don't all have Darren to use as backup. The pitch delivered sounds so suspicious that I can't see it working in reality without being able to show these RUclips videos or have Darren jump on a call. I totally understood when the business owner asked to get on a Zoom call. Without access to Darren, you'd just have to find a business near the centroid that's amenable to a tenant SOLELY for the benefit of rent.
You're totally right that proving that you don't want to scam anyone would be a huge plus in this strategy. But I think it's still worth it to try, even if you don't have me as a backup. With good people skills and authenticity, anything is possible :D
