The best way to start flipping, if you can do it is buy your first flip and live in it. If you never owned or owned new homes your first flip could be a nightmare. If you depend solely on subcontractors you will not be making as much. I made 347k on my last Tampa flip, but before I used to buy, live, fix two years later flip, tax free and because I did it this way I learned the in and out. No contractor can tell me this is how is done because I already knew. If my cabinet guy doesnt show up, no problem I know how to put cabinets up.
I have a question I’m 19 years old studying to get my real estate license right now and I plan on getting my general contracting license later in my future. Is it good to have both? Because someone told me if I have both I want have to hire a contractor and realtor and I’ll get all the money on the flip.
@@DWhite.1 I’m a local real estate agent and in my opinion, it’s a plus to have both licensing if you want to eliminate the middle man. You can still obtain both even if down the line you end up hiring a contractor and/or realtor. You’ll have the prior knowledge to ensure that your they’re doing the job correctly. I would suggest to partner up with other RE professionals especially as a new agent. Get a mentor for real estate and contracting. Ensure that you have a trusted team for your future projects because we can’t do it all by ourselves. Good luck to you!
I was a union carpenter for 10 years. 15 years ago lol. I'm in nursing now but don't think we make enough money. Been watching a lot of videos, especially on this channel. Got a hold of all my old carpenter buddies. Did some networking at the auction with some other flippers. One of my best friends got interested since i told him and were looking to start an LLC. Befriended some high-school friends who are real estate agents. I won a great place which I'm going to rent, but the flips are next on the list. Thanks for all the great info!
That's what's up!! I'm an union electrician . That's exactly what I want to do, win a bid at an auction and get a property for cheap! Then just flip it , without renovating it. Yes and maybe keep one as a rental.
Rule of thumb: make sure your contractors are fully insured, bonded and licensed before hiring them. And of course, get organic references where you can see the work and speak to these people.

Not having kitchen appliances would not appeal to most buyers. Washer and dryer I don't think matters too much. If you make the property turn key,it will appeal to most people that don't want to invest anymore money on appliances.

Do you ever get a regular Loan through a bank? My realtor tells me that you can get a loan on a foreclosure property rather than private or hard money.. could this be possible?
