    My major in the army made us read real estate books and gave us a class every week while we were in Afghanistan. I currently have 7 units but have had as much as 19 since being in Afghanistan. Just keep moving forward.

    What is stuck to me the most from this episode it how the guest speaker has so much confidence speaking on real estate, but he is just a regular guy as many of us with regular jobs. And how just by putting into practice what we learn in real estate can make you grow. There is no secret... it's action! Very inspiring!

    Several thoughts
    1. This investor Tylor Wing for being in his 20's is highly impressive. His communication skills and his aptitude are what you would expect from someone much older and way more experienced in real estate.
    2. This cohost Jamil Damji ask much better questions than Rob Abasolo. He allows David Greene to go back to sleep like he did when he cohost with Brandon Turner .
    3. I would have liked some deeper questions such as how he financing his deals. There is no way you can do seller financing on all of his deals.
    4. I would have like to learn how much gross rent and net operating profit is he taking home each month.
    5. Did David Greene really leave this interview to eat? I hope not.

    The deep dive deal didn’t cover much details at all. I wish y’all would have covered, how much was or percentage was financed by the lender and what percentage was down payment. The note the seller carried for the him, what was the interest on that over how long of a period. I just wish you guys would have went into more details. Btw, great episode overall.

      @@MariusNatt I'll suggest you create a diversification strategy because building a good financial-portfolio has been more complex since covid. Recently my colleague advised me to hire an advisor, surprisingly I have accrued over $120K under the guidance of my coach during this crash. She figured out Defensive strategies to protect my portfolio and make profit from this roller coaster market.

    Good podcast. Taylor has a good business acumen and knows what he wants to accomplish. I would have liked to hear more about how he got the 30 rental units in 2 years. That is 1.25 units per month which means multiple projects going on at the same time. How did he keep all that organized? When did the properties start cash flowing? How long to find a tenant? Does he use a property manager?

You still closing one deal and next week you back to the bank asking for another loan lol maybe he bought an entire building or something who knows

      I came here to learn about these, too. What I got is that he was lucky enough to be picked up by creative financing to let him go on a journey with them. Now having any other work, it was perfect opportunity for him. Not scalable for most.

    30 units in 2 years with a LT's salary. Even with "creative" financing I think we are possibly missing some information here. Either way, I am very happy for his success.

      some credit cards and hard money is possible in this story. Folks get creative under pressure. Both my parents served mom (26 years) and dad (10 years) folks would call them for money or ways to get out of housing at other bases. My mom and dad picked up several rentals along the way.

      He mentioned multiple times that all the money came from his hard money lender. His lender put down 80% and paid for 100% of rehab. He only had to put down couple thousand.

      He mentioned in the beginning that he was pocketing all of his military housing allowance from house hacking and used a VA loan for his first property.

    Be cautious when investing out of State. I was ripped off from a property management company in Toledo.
    I had to change companies a few times to make things right.

      @@soundstudio1010 I ran into a shady "turn key" provider in that area. I just observed, didn't invest in Toledo. While there is some nice housing stock there, it inevitably is a city in long term decline. So there is surplus housing stock.

    I don’t get it. On the deal the owner owed 100k house worth 2-215k seems there was significant equity, why was he motivated to subto without any compensation.

      No. Do what you're comfortable with, and measure with a different ruler. If you measure yourself against Steve Jobs or Elon Musk, you're a failure - period. I'd say that you aren't - you got 3 more deals done than 90% of people. But if you feel like a loser, go do something about it. Hit the streets and find another deal.

    It’s hard to relate to this podcast being that I have no military background. I have a blood clotting disorder that won’t allow me to get in the military which is a shame because using a VA loan is smart but only people in the military can access one. So if you can access one more power too you but when something your born with takes away that option to serve and use that leverage it’s a hard pill to swallow. I don’t know why anyone who is serving or has served doesn’t do this because you get an advantage actually getting a loan with not much requirement.

      Do both. You’ll get LTR leads from STR sites like AirBnB. If STR doesn’t work for you, your exit strategy can be shifting by to a LTR or MTR. There’s a lot of ways to cut the real estate pie.

    Sooo. He talks to guy that has a 200k house and 100k left on mortgage. The guy walks out and he takes over payment…and seller basically gives new owner 100k equity. Nice deal. 🤔

    Taylor, said he did a BRRR on a Subto. How does that work if the financing on the property is not in his nane but the owners

      The title will be transferred to Taylor's name when he buys Subto. A bank is going to want to see he has ownership for a "seasoning period" but then can refinance all the same in which point the subto loan will be paid off.

      Hello Tubin, does that mean that once the title is transfered to the new buyer’s name, the buyer keeps the original loan from the seller? Therefore, the new buyer goes to a “probation period” with the lender?

      @@franciscodelgado5143 probate has to do with a deceased owner on the title, so no. If an owner on the title were deceased, then that means they can't transfer title to you without it going through probate first.
      Subject to just means that when they DO transfer the title to you, their loan is not getting paid off. And you are also not assuming the loan (as in, the loan is not getting changed to be in your name). Instead you are promising to make payments on THEIR loan, which would be stated in the contract.

    Not being negative about a success so I'm happy for anybody to be successful but most of the people using the armies I mean he had a good income coming in at a good saving or people of corporate Is easier to start when you have money a lady was on food stamps or struggle because most of us are struggling and to see how they made it more stories about people who were struggling I worked at McDonald's , or was homeless those are stories that are truly inspiring than to hear how people already have money made it that doesn't help us you know really doesn't but my hats off to you
