For someone who doesn't want to have to move it too far, and needs a place to put it, The Cottages at Pine Lake in Alabama might be a good choice, if they have a lot available.
Lovely tour. Polite suggestion: It helps to just tell the price upfront. When a price isn't posted, it can seem duplicitous, even if no such thing was intended. I realize it says "make an offer" but you never want to possibly insult someone, which is why it helps to say "asking for $XYZ or best offer". Just something for the seller to think about. Personally, I won't even engage with a seller who doesn't post a price, doesn't matter if I'm buying a car, a house, or something on FB Marketplace. I go by the old adage that if the price isn't posted, don't bother asking and just assume you can't afford it. It's a marketing tactic/sales strategy that is taught as being a duplicitous sales tactic. All that said, it's a cute home. The 10' width makes a big difference in livability, over the standard 8' width which feels way too narrow and squished. Something else to consider, people can't even call their insurance carrier for an estimate of what it would cost to insure because they need the original bill of sale, how old the unit is, and the vin # so they can check and see if it has had a claim filed on it. They want to know how old it is because tiny house prices don't go up in value, they go down in insurable value just like a vehicle.
I don't really care for the design but enjoyed the tour and the craftsmanship is great. With your design skills I'm sure you could turn it into something fantastic. I always wonder how many people knock themselves out trying to wash their face or brush their teeth with those tiny bathroom sinks.😅 There is plenty of room for a nice vanity. No closet space for hanging. Probably freak out in the middle of the night when my guests creep by me to use the bathroom. Having rambled on too long just want to say you always do an excellent job presenting for the buyer.
This is another overlooked reason why living at ITH might not be a good idea - when you sell your house, you have to move it. Any other tiny house community would let the house stay there after the sale, but not ITH. As @theplaceofhouses has commented, Randy Jones wants those houses moved off the property so he can sell and put a new house on the lot. Randy has frequently said that the main reason he's developed his tiny house communities is so that he has a place to put the houses that he builds. He's said the money is in the houses that he sells, not the rent that he collects.
P.S.: The buyer knows that the house has to be moved, so that vastly diminishes the seller's negotiating position. This house could very well sell for less than it's fair value because of that stipulation.
Lovely home Dislike the washer dryer beside the toilet because if it ever breaks you have to take the toilet out Also wish there was separate access for e 2nd loft I’m not a knee person either I agree with an earlier poster - they should include a price so folks are in the right ballpark
Cute house, but we just saw it for sale in your video 4 months ago for $88,000 including the lot. Did it not sell then? And now the owner can’t sell the lot? Very strange🤔
The seller has the prerogative to sell the house as they wish, but not listing an asking price and asking people to just make an offer makes no sense to me. You're not selling a used sofa on FB marketplace.
@@cbl7133 - Rob has been building custom homes on his own time for years, in addition to his former job at ITH. He does an amazing job. He also rebuilds and restores older tiny homes.
When this house is gone, he'll be able to put a new house on that lot, a house that will be built by ITH. He's able to make a lot of money by forcing these houses off of the property, selling new houses. He'll also get a new key payment. As usual, it's win-win for Randy Jones and ITH,and lose-lose for the seller/buyer.
She said in the video this was a custom build by Rob. Now, only ITH built homes can remain in ITH communities, so it has to be moved, but there are several other tiny home communities nearby where it could be moved to.
Beautiful ❤. I've always loved ITH . Regardless of all the negative comments if I could afford one I would move now ❤. Thank you for all ur video's great job ❤
There are no negative comments, only comments that are truthful and based on reality. Be a Pollyanna if you'd like, but don't expect others to be the same.
I think this was the only build with glass panel railings... They look great :) the catwalk is awkward though... Would consider altering the railing to access 2nd Loft for storage via a ladder.... Or... Adding a trap door to access 2nd Loft from beneath... That could work too..
I've always loved 5his home. Sorry the new owner won't get to live out their plans... Treasure your health every second you have it... Things change in an instant. Best of luck to her.
I JUST TALKED TO WILL.THEY HAVE THE OLDER PANEL AMRICAN HOME FOR $32,000 PLUS $30,000 FOR KEY MONEY ON THE BEACH OR PRARIE THAT 30,000 WAS FOR BUILDING & INFURSTRUCTURE.WHY THE HELL ARE THEY STILL GETTING KEY MONEY.MAYBE $10,000 BUT ITS RIDICULOUS
That's insane charge every new homeowner for key money. The first owner paid for the infrastructure. Yiu got to be nuts to pay someone 30k to rent a stamp size lot. The people already there are being offered or told to purchase the new 100 yr contract. I think they are scared if they refuse, they could be evicted without cause, like others have. Beware people...
Sounds like a way better deal to have to move it, than paying $30,000 key money that is never refunded and they can make you move a year later...for no reason. Sure is weird that everyone that is selling their homes out of there has the same excuse. Who is going to pay out $30K and get nothing for it, and it doesn't even secure anything. I don't get it.
The place for the fridge is where the stove was designed to go, and the area at the bottom of the stairs was designed to be an apartment sized fridge, but got switched out and the drawer unit got put in instead
A potential correction? ... Potentially this home is prior to the LP siding? Or it may have been right around when they started using the LP siding... But I think it was regular board and batton ... Anyone remember this home during production?

Tiny bathroom sinks without vanities and bathroom lights over the kitchen sink are two of ITH's signature features. /S

Just another reason to look elsewhere and not buy here cause you end up losing $ when you sell
Wow that’s beautiful!! What a treasure to own. Love the arched door!!! Absolutely perfection 🤗🥰

Seriously ITH needs to stop selling oversized homes if he won’t let anyone stay on property

Well how much?
Make an offer to motivated sellers. Such a roomy tiny home.
The ones the original client purchased for the build
How much is this one? What is cost to move it?
Motivated sellers. Make them an offer. Cost of moving depends on where you are moving it to.
Probably easily over 100,00 and no stove ?
O price for this home in the video or description is a hard No for me! I never trust a person who does not put their price out there.
Some of the windows were hurricane rated...
