What’s the average temperature inside the dome? No A/C right? Many locations on the island won’t permit more than one home on the property. I’m curious how they managed the permit process....

You can get or build jigs to cut all of the bracing yourself. There are also companies that just supply the connection points. The dome itself can be finished several ways... I've seen a woman who had sewn her own.
Yeah, we’re not fans of cutting trees either (which is why we’re still holding out on those few you mentioned). We’re putting a master plan together to get it slowly but all the way landscaped out. So many ideas with Kai and this land hacking group. 🤙🏽
I'm usually not one for cutting down trees, but those couple of trees in direct view of the ocean are hideous and would have to go. I'd completely open up the view and plant more monstera and giant pothos plants in the periphery. The property is amazing but isn't landscaped correctly.
We were on track to order with Pacific Domes and by a strike of luck found someone who was ON ISLAND selling this dome, brand new still in the box because he bought the wrong size (too big) and it wouldn’t fit his property. 😊

Your’re right…Hawaii DOES have a ton of crazy laws, and as a native resident, it’s unfortunate that this is not true. Anyone can buy property here without any type of residency required. 😔

Luckily, my gran and father purchased and passed down land and property to us. When I think about my colleagues and friends having to purchase land and build from scratch, I shudder. Before they wake up average land is USD125,000. Exclusive areas upwards of triple that for 10,000sqft. To build out is around USD200 per sqft in the lesser antilles, Caribbean. 1USD=EC2.7169.
Just so you know, we typically recommend a liquid budget of at least 40k from our new members, as we have found that to be a good starting point to get involved in land hacking, depending on the area, whether or not you already own land, & whether you plan to do a lot of the work yourself or hire it out. Our top priority is to ensure the success of our students in their land hacking ventures & we believe that starts with a sufficient budget.
The cable railing doesn’t meet code. A 4” sphere can’t pass between the cable. Cables should be space about 3.5 inches apart to account for flex of the cable. A final inspection would have caught this easily. I am fixing that right away, lawsuit waiting to happen.
Your math is ignoring a lot in the most optimistic way… theyre grossing 5k and paying a mortgage is not putting 5k in their pocket… i.e. not an 18 month payback cycle
They live on the property with their children and had to pay a mortgage either way. It’s supplemental income and was not planned, so it’s all additional cash flows. But let’s play your game and take into account their mortgage: Their monthly cash flows are “only” $2000…feel better?

It changes things to an optomistic 4 year payback cycle COC assuming you pay no income taxes or capex... Though you will pay income taxes and capex. So probably closer to 5-6 years? (even though if we want to nitpick you were at 1500 cashflow in vid.) FWIW; Though less sexy, 5-6 year ROI is not bad. There's no reason to juice it unless you genuinely made a mistake or simply trying to generate course sales, IDK. Your response makes me feel even less like you're an honest presenter now..... Well, that treehouse makes $200k-$250k/year while that normal house MIGHT make $20k. Knowing that, is would your answer still be the same?
