We were able to retire early after accumulating what would have been our home payment for over 7 years and maxing out our 401K/403B plans. I've signed up for your program months ago, following your videos and videos from other creators in this niche of creating short term rentals. I really think I know what to do, step by step, I have some money, I can reduce the construction costs to almost material costs (my dad is a construction worker and his team can create our houses with huge discounts). But I feel blocked, I don't know how to acquire the land, I know the area that I want to build in, I understand the risk, I've done my due diligence regarding the occupation %, rates, high and low periods for that area but what I don't understand is how do you start this? In my country (Romania, Europe) you can't just buy the land with a loan from the bank.. They don't give it to you, and the land prices are huge... With all these prices, after construction, in theory you can break even at 20% occupancy rate but the area is more of a 60-70% on average. Can a scheduled call with you and your team help me 'unstuck' from this issue?

LOL I concede that, in the right location, and with the right marketing, and the right price, these could rent out 100% every weekend in peak season. But after that you still need to find weekday occupants, or week-long occupants. I don't know about you, but I would not want to spend a week in a plastic dome, 20 feet away from some other strangers in their plastic dome, next to a few industrial sites. Certainly not for $300+ per night. If you perfect the marketing and pricing, I think overall occupancy rate will top out around 85%. Thats 6 nights of revenue each week, every week, all of the units. If you apply that correction, it drops the revenue and profits by at least $15k per unit. And even at these generous calculations the total annual revenue is less than $400k. Where did you get $500k/yr number? Realistically it is probably more like $90k annual EBITDA for the entire property once developed and operating smoothly. Also, landscaping costs are hilarious. The number works out to $8.28 per acre, per week. And even that is only for 3 months in the summer. Please find me the contractor that is going to mow an acre of grass for $8.28. He's going to spend that much just in gas to put in the mower. If the rest of these numbers are anything like these, I think we can assume these profits and payback periods are a complete fantasy.

Why because the same greedy rental "holiday" property types own apartments and assess the community of housing, property people own, to determine how much to charge people to rent an apartment! The origin of AirBnB was to be a better, more affordable place to stay then a Hotel/Motel. I never saw this becoming a greedy monster but makes sense since money brings out your true self. Lending will be non conventional and we work with insurance brokers to get best insurance policies.

Gravel is extremely cheap from the quarry, I know a guy that gets it fir $40 per dump truck

exactly. cleaning and basic maintenance and somewhat reliable (they have you by the balls and they know it). Hard to find and getting harder
I personally hire, train, coach and audit all my cleaning crews.
