@@colinmichael yes but hes disturbed it by taking off fan. You need to be reading MIs. Thats why red seal comes with gas supply tube. Scary if your not changing them.
Im not going to argue your point as probably sensible to change the seal. Im not going to lie and say i did. I did however run my anayliser all around it which didn't pick up any readings. The following day, i had the exact same boiler, again a broken rubber gas hose and on that occasion when i ran my anayliser over the top of the burner seal, it was leaking so bad around the electrodes so i obviously changed the seal and inserted the metal clamp around the electrodes which is a weak spot with out the little clamp...
Components should not be made of rubber in a hot environment in my opinion.

I did not know there are Pass or Fail on landlord certificate.
There isnt an actual fail but if an appliance is deemed "at risk" or "id" , then that is a fail in my book as the appliance is getting turned off

Very true, red seal change is a must once you touch the clamp nut as per MI.
