    In my opinion, when your that confident within yourself, that's when you'll personally be the healthiest in a relationship because you know you don't need them in your life. You're choosing to have them in your life and if things end up not working out, you'll be okay because you know you can survive with your own company. ❤❤

    Mark, there are alot of people who are in relationships/married that have not got their shit together and also alot of them are unhappy! Being happy within your self and being happy on your own is absolutely key to leading to a happy healthy relationship someday. Not settling for less than you deserve is absolutely brilliant for you. Keep just doing what your doing Mark. Things will work out how they should in time ❤️

    33 and ended my 10+ relationship almost 2 years ago and kinda (ALOT) terrified I won't find my person :) like you I love my space and what I continue to create and hope whoever comes into life will fit in it now bc I will not change who I am again for anyone! Heres to 2023!Love ya !!!

      22 and ended a 3 yr relationship about a month ago now... going through the motions of finding myself and knowing what it is that I want. Also hoping I meet someone in the future but not worrying too much ❤ glad to know we're in this together !!

    19:12 You've taught yourself to accept all thoughts and sensations and recognize these thoughts and sensations can't harm you. You also taught yourself not to try and stop your thoughts or sensations. This was such a game changer for me when I finally was able to face my anxiety and panic attacks too. I also tell my lizard brain "Go ahead and panic. Do your worst" and it never happens anymore.

      I am a mental health counselor and also struggle with panic attacks myself. This is the best way to overcome panic attacks. Panic attacks are essentially the fear of fear itself - so by accepting the sensations and anxiety you are telling your body you do not fear it (even if you do!!), which will help lessen the attacks until they no longer take over your life.

    I’m 21 and never had a romantic relationship which is difficult, I really do enjoy being alone and independent but recently it’s been hitting hard. I think going through my whole life not having anyone interested in me romantically has really damaged me mentally but this past year you’ve inspired me to start solo travelling!! I’ve done York, Manchester and most recently Edinburgh where I honestly had the best time ever! You are so right with having a routine I’m just trying to keep myself occupied as much as I can with work, reading, watching films and me and my friend are currently planning a trip to Canada in the spring. I do always get sad and lonely but I guess life just hasn’t got love on the cards for me and I’m just trying to get used to the idea that it will be okay 💗

      I feel exactly the same too and I'm 27. Never had someone romantically interested in me or even talked to a guy enough to be friends. But I'm also making small steps to do solo stuff too. Doubt I could travel to another city or country alone as I suffer from travel anxiety. But I've definitely tried and enjoyed going cinemas alone and the adrenaline of doing something alone for myself and enjoying it was so great. ☺️

    you described panic attacks ( at least in my case) - perfectly! It can be so so draining to the point of, panicking due to the fact you are panicking which can become extremely overwhelming. Honestly your take on it made me feel brave enough to face my own panic attacks and distract myself. So grateful for your channel being a safe space mark! xx

    The way my heart swelled when you mentioned buying a house… that is amazing! So happy for and proud of you! That’s a MAJOR life event! As far as advice goes: take your time and make sure you really love it and that it’s in good shape. Buying your first home is a big enough responsibility to take on, without adding renovation on top of it. Oops it’s for your sister. Lol same holds true.

    I'm single and 31 years old. And I've tried finding love as you do, but honestly I'm so over it! Living on my own in my own space is the absolute dream and gives me peace and harmony. And sure, love looks great if you find "the one". But for me I've got to know me and accept me for me. And two adorable kids is just the cherry on top! 😝💖

    Buying a property is the best thing you can do with your money. As a first time buyer you're in a very strong position and sellers will sometimes favour you.
    I totally relate to your little relationships chat. I often wonder if I met someone how am I going to let them into my space and/or life. 90% of the time I'm content with myself, that last 10% creeps in now and again.
    I'm doing a solo trip soon to TEXAS! Road tripping, exploring and bbq 🤌🏻 I can't wait to see where you are going to next x

    I WFH and I use the dining room as my work room, previously I used my bedroom and it was absolutely awful. I could never switch off. Whenever my family take holidays from work though I do debating renting an office space for the week because it's a struggle when there's more people in the house!

    Mark, I’m a senior personal banker and deal with mortgages every day. You may be interested in a “buy to let” mortgage. You would own the property and pay the mortgage and your sister can pay you rent, which you could put towards the mortgage 🥰
    Also, can’t cope with Teddy bringing you a toy as soon as you walk in xx

    I’ve been single for a few years, but it’s only the last year or so that I’ve really come into my own and loving my own company. So I completely get where you’re coming from! I have my own routines and things I love to spend time on. Fitting someone in right now feels like a lot of work 😂

    In México we leave our Christmas decorations til february sometimes 😅😅 Kids in our country on january 5th get presents from the 3 wise men, we cut the "rosca de reyes" and on february we celebrate "el día de la candelaria" when we get together and eat tamales. 🤤🤤❣️ Until then, it's normal to keep our decorations so i may say we are very lucky to have all the Christmas feels for almost two months. 🙌🏼✨ Whenever you want to make a solo travel to my beautiful México, you are more than welcome in my home. ❤️

    I can totally relate to your anxiety chat! I have experienced a few panic attacks in the last month or so because of severe stress, but since I have started to embrace them, the attacks fade away which is great! It's amazing to not feel alone x

    Mark I always relate in some ways every time you open up about your feelings and I feel so seen😅. I think this is why I just adore watching your videos so much. You have really impacted my life and made me feel confident to do things alone. I struggled with severe social anxiety but you’ve really helped me to realise I can do things and enjoy things alone and now I really love solo travelling! Even if it’s only to a town nearby I just love exploring alone. That being said I hope I can find my person some day.

    I totally feel you on being a little too comfortable alone! I’m a lesbian and missed out on dating while I was young, so I kinda shut myself off to it and now at 33 I just thrive a little too well on my own. I own my flat (through shared ownership as it's impossible to own a home outright as a single person on an average salary!) and have made it exactly how I want it to be, I love solo travelling, and just doing whatever I want whenever I want without having to think about someone else’s needs. Heard a couple arguing over plates in Dunelm the other day and thought that couldn’t be me! 😂 But I’d also like someone to go on trips with, to experience new things with, to have a plus one to weddings.. all those little things. It’s hard!

    Happy 2023 Mark! I am in the process of buying my first place and be warned it will be one of the most agonising experiences of your life! Start early as it will literally take forever!
    Advice I found useful is that if you are able to buy then definitely take that opportunity! People that have been waiting for a better time to come often kick themselves for not going for it sooner! If you're not a cash buyer (i.e. need a mortgage) then you will need to get a Buy to Let mortgage for your sister to rent it out. I definitely recommend speaking to a mortgage advisor to get some ideas on your options if this is the case. If you are a cash buyer make sure that you get a RICS 3 survey done to check the property is up to the latest fire regulations (post-grenfell) as you can be limited in terms of insurance cover and will struggle to sell it on in the future.

    Mark! The anixety talk lawwddddy spot on love! Sometimes i just think is this really me and my brain. My anixety is so bad i let it control my whole day or even my week. I can overcome it at times but sometimes its like a dark wet cloud that just wont clear! I also say if my body could be as active as my mind id be so healthy and fit!! I've definitely talked myself through alot of anxiety/panic attacks! It takes awhile but if i dont goto the emergency room for my anxiety then i have overcame it!!! It's such a battle! A battle that isolates me and keeps me down! Hearing you speak about it helps so much! I was literally out loud saying yesss mark...yessss ferrisss!!! I love you dear!!     I got panic attacks and the worst levels of anxiety I’ve ever had in my life for the first time last year. It’s honestly the hardest thing I’ve gone through and still going through, the feeling of not being able to breath scares me so much, it’s definitely a very lonely experience

    Loved this and love your approach to panic attacks.
    I had them all through my teens and had no idea what to do, so started avoiding certain situations and mastered the art of distraction to stop them developing further. But facing them head on must feel quite liberating!
    I still have wobbles, but they don't develop as long as I get myself outside and crouch down. If I ever can't do this, I'll try your method!!

    I have worked remotely since the beginning of the pandemic (In Australia) and haven't gone back to office life. I have a dedicated room in my home for my office which is also my gaming room (PC). It helps if I've had a stressful work day to be able to shut that door and do something in another room to step away, but for some people they really need an office to be able to debrief on that train/bus/drive home. It definitely saves me a lot of money working from home as well. The main reason I have stayed remote is so I can move home to be near my family and not need to live in the city to work :)

    Love your videos, Mark, I would watch anything you upload as I watch for who you are and not really the content (if that makes sense) though I do like seeing places you visit because if I like where you've been I can add them to my list of places to see. Also so proud of how far you have come in the last few years, I also love how you deal with your anxiety as soon as you know you are starting to get panicky.
    I think buying a place would be a great investment (though I don't know how the house/flat prices are doing in England,) maybe look around a few estate agents, maybe even some private sales and see what the market is like for both flats and houses you never know which one will be the one you fall in love with. Look back on past sales if you can to see how the market has changed over the past few years (with covid it might be different to pre covid years and how house prices used to change yearly so keep that in mind). Be open to having a larger search area than you maybe already have, as if you have a list of things that you want/need in a flat/house you will be more likely to find it than staying in one small area that you know well. Getting a flat/house and having your sister rent it I think is a great idea, it will also be amazing for your sister, it's such a lovely thing to be able to do for her, but definitely do research before either going with an estate agent or going through a private sale, ask family and friends who have bought properties before, they might have some good advice on what to buy, when to buy and area to buy in, though be mindful they might be biased to the area they live in. Good luck with getting a property and I hope you find one that you can see potential in and makes you fall in love with it, and Happy New Year (I hope it's not too late to still be saying that 😂) xx

    Love how so many people openly talk about anxiety now! 🥰 Just wanted to share my experience... I have struggled with, at times, absolutely debilitating anxiety and panic attacks since I was 12, I am now 26. I've had therapy which has been helpful over the years but it wasn't cutting it this time round. I was always terrified to try medication so never did. 2 months ago I decided I had to give it a go, and be as be brave as I could and OMG I feel like my true self is back! Those anxious thoughts are still there but I don't latch onto them, I feel so much more relaxed in my body and I can find enjoyment in all the simple things again. Honestly it's changed my life and I want to shout from the rooftops that people shouldn't be scared of it, or see it as failure, or a bad thing. Just some advice for anyone that may want it, I wish I'd been told this!

    I have some advice about anxiety and panic attacks, Its something ive also struggled with for years and my auntie gave me some amazing advice that has helped me so so much. She told me "you have gotten through 100% of your bad days, so you can get through this one" its been so helful to me when ive been in those lowest moments, I just tell myself you have gotten through 100% of your panic attacks so you will get through this one. I think acknowledging them is so important, Im glad you mentioned that, The more you pretend their not there, the worse they get and longer they last. I hope my aunties advice can help some other people too. 🥰

    Such a beautiful boy & soul! And omg i’ve been dealing with panic attacks the same way. I talk to the feeling and say ‘show me how bad you’re gonna get’ and it helps. I think us trying to control the feelings of panic just makes it all worse.

    Look out for first time buyer initiatives. Especially specific to high cost areas (since you are in outer London). Bare in mind that you would have to keep the plan to not buy for yourself on the DL, otherwise you will need a buy to let mortgage. If you can do it without help to buy or shared ownership. I've bought a flat on my own in East London in 2020 with help to buy, but would rather not have to do that. My advice would.be to put a couple days aside and just walk to as many estate agents as you can and talk to them. Good luck. I look forward to seeing the journey. ☺️

    Highly advise taking out a Lifetime ISA for your first home. The account needs to be open for a year before taking money out and it can only be use for first home and pension. You can pay in £4K every financial year and get 25% bonus on top.
    Also get a good mortgage advisor who doesn’t charge. They get money from the other side so you don’t need to pay them.
    I’m also single and own my own lovely little house. I love it ❤

    I'm 34 and live in a flat on my own. I too am very comfortable being on my own so I do find it hard to see myself in a relationship now. I can go too far into hermit mode if I'm not careful though which can make socialising difficult. I like my flat and I don't necessarily want more space but I would like a dog so I'm hoping to move into a house with a garden one day, I doubt I will ever be able to save enough for a deposit though. I work from home 90% of the time and I do find it hard to separate work from relaxation time. If I do move into a bigger place I'd like to have an office so I can keep the work to just that room.

    Yes, I recommend buying a property. I bought my own apartment 7 years ago (when I was 25) and it was the best decision I made. I wouldn’t be able to buy now if I had waited because prices are insanely high. It’s hard, but such a good investment and worth it in my opinion.

    Hi Mark, regarding your question about property. I bought an apartment last year and family members are renting it. These are my tips: sign a contract with your sister like she is a normal tenant, that will protect both of you in case sh* goes down. Make a calculation of all the costs you will have: building management fees ( I wouldn’t recommend to buy in a building with a lift as fees are much higher), all the insurances fees,tax, renovations fee, mortgage… that will help you to see what you can afford without making a loss and make sure your sister can afford as a rent. Buy something that can be easily rented in case your sister decides to leave. Good luck! This is a great idea

The way you described the cheese being grinded was hilarious. I think a cute cabinet where the plug-in is would be cute. Maybe you could go to a antique store or thrift shop would be good to find that one of a kind cabinet. My biggest fear on anxiety attacks is having them in front of people.     I’m single. Don’t know what I’m doing with my life and I’m 50 in April! Been single for 4 years now. All my kids have moved out, the youngest who is 20 moved out recently and it’s so weird being on my own. I have been a mum for so many years and that’s been my main focus in life. Worked part time and still do but feels so strange, need to get more hrs but don’t particularly want to leave where I am at the moment , been there 16 yrs and have so many lovely colleagues but they only offered me extra hrs over Christmas and if they can’t guarantee extra the rest of the year then I may have to get something else. That’s scary too as been there so long and it was my first job I had after an 11 year break bringing up my kids. Only had 4 jobs in my life including the one I’m currently in now. Don’t know what the years ahead will offer but I’m financially unstable, emotionally unstable , I have anxiety too and have health problems, newly diagnosed (after many years of tests, wrong diagnoses etc) with epilepsy (which has made my anxiety so much worse since I’ve been diagnosed with epilepsy as I’ve had seizures at work and whilst shopping and worry when the next one will happen) and also had a major op early last year so I’m hoping things at last will get better. Great to see a new vlog up x

    Hi Mark, I am a beauty student in HNC from Scotland, and I personally struggle (living at home with my partner and family) to find motivation to get my revision etc done. I find setting myself little goals each day to get stuff done is very helpful, plus also separating my work areas helps too. So sometimes, ill spend the day in my living room, giving myself time to relax, and then when i come to my room, I like get into my cosies and do some work. Then id switch it up and spend time doing work in my living room doing work, and then coming to bed to relax for the day.
    I think maybe separating your flat for a small work area away from your cosy areas, then you should start to find that routine.
    Also making the area you work at cute, clean and fresh also helps for me to sit and actually do work.

    I'm 22 , never been in a relationship . I'm really over it at this point (for now haha 😂) I get bursts where I feel really depressed about it but like you mark I am so content in my own company it's kinda scary !!

    I'm a 36 year old woman who is single and has been since 2012 (I only just realised this when I typed it out 😲) and stay alone in Cape Town South Africa. Im not a social butterfly so its quite hard for me to get out and meet people. I do hope to find someone that will be everything I dream him to be and be my best friend in life. I dont think you Mark are destined to be alone, it will happen when its meant to be. I am also looking into buy my own small place so that I can have my own dog because I love dogs and how loyal they are. Thank you for this chatty video and you are inspring me to go out on solo travel around South Africa to explore the beauty we have in our own country because its so damn expensive for us to travel overseas.     You could get a longer radiator cover so it goes across your radiator and the plugs and gives you a lil shelf to put more disco balls n trinkets on😉🕺🏼 🪩

    I feel the way I deal with my panic attacks sometimes is similar, usually I start by recognizing or validating how I feel than think to myself that this feeling isnt permanent and it will pass just breath and try your best to get through it.

    LOVE the disco ball bowl!!! Way cooler and more unique than a traditional hanging disco ball… does that make sense? Lol i like classic decor and design done in unexpected ways! For Xmas my mother in law bought me an old rotary phone from like the 1960s UK i think. The plug in is different from the ones we had when I was a kid. I have it displayed on my console table in the entry hall. ❤

    I don't know much about property, but my dad got into a situation where he was trying to buy a small bungalow for his elderly mother so she could move nearby a few years back..he was going to split it with her and his brother and himself..but then she decided she didn't want to move so he's ended up having to buy it himself and rents it out. I gather there are quite a few things to look out for in terms of tax etc. with multiple properties though I suppose if you rent at the moment it would only count as your first property, so maybe you wouldn't have to think of that. There's certain taxes that go with empty property if your sister left/took a while to move in and also the rent you get from here would obviously count as income you would pay tax on..but you might be able to offset it against the mortgage and use it to pay that. Obviously with your sister it would probably be easier and more informal but there are certain responsibilities of being a landlord to look out for! I think there is a specifc term of "buy to rent" you can probably get some proper advice on somewhere 😊 but sounds like a good plan to get on the property ladder!

    I work from home still, but go into the office 2 times a week for the social side. I am also single and have been for 3 years now, finally starting to get used to it. I feel like when the time is right to get in a relationship then I will, I’m not rushing anything. I would love to try out some solo trips this year.

    I think anytime you are considering buying property you will benefit if you keep in mind location, Location, LOCATION!!! You can find a gorgeous home with every amenity, but if it is in a high crime area, bad school district, has horrible views, or is excessively noisy, etc., those are things you can’t easily change and you may have difficulty selling at a later date. Location is everything! Remember you can always do cosmetic changes to make it more aesthetically pleasing but the location is what it is. Get crime reports from the police department to make sure it’s safe. Visit the property at various times of the day to check noise levels during high traffic times. Check for zoning (and potential rezoning possibilities), if they can build commercial spaces near, as that can increase noise and crime. A little research up front can save you unnecessary heartache and financial loss down the road.
    Of course it’s a personal preference, but I was single when I bought my first house and it was the best decision for me. Perhaps having a space that has plenty of room for someone else will help set you up to find someone special? Who knows? Find a place with a yard if you want to have a dog in a few years. Find a place made for entertaining if you want to have more social gatherings. Buy for what you want your life to look like and not what will only suit you for your current situation.
    All that said, keep it well under budget! There are always incidental expenses and maintenance you will have. Have a savings account to cover those expenses. But if you max out your budget then you end up house poor, unable to refresh and decorate to your taste, have rooms without furniture, never having money to travel, go out to dinner, etc. Being self employed, I felt most comfortable when I had 6 months living expenses in the bank to cover slow times, unexpected economic fluctuations, unforeseen emergencies, etc.
    Congratulations on this decision! I think it’s wonderful you want to start building equity and own a home, whether you live there or rent it out to your sister. Just do your research and see lots of properties in various areas. You may find your dream home and it might be worth an extra drive when you occasionally visit your family. There is always lots to consider. Good luck in your search! 🥰

    Let me just tell you, with love, that if you have to hire security for your building, its not the right purchase for you. It’s fantastic that you are loving living there at the moment, but make sure you explore the area and all property options, to give you an idea of what is out there ❤️

    What I will say in regards to buying a house, if you do not own your own residential property and you get a buy to let (for your sister) when you come to purchase your own property you will pay WAYYYY more stamp duty. My hubs and and I were living in rented and had already bought a property to let out and when we came to buy our own house we had to pay £8500 in stamp duty instead of £1500 😅😭
