    Thanks Tommy! I’m a retired real estate agent from Northern Va. I did my homework for 5 years before choosing to move to the Coachella Valley. I enjoy your videos. The only thing you may have wanted to possibly mention are HOA cost. We choose a single family home in a 55 and older community. In Indio we have IID plus our HOA at the time was affordable. The area is growing by leaps and bounds making our investment almost double in the 9 years we purchased our new home. Don’t miss living just outside the beltway at all!!

      You’re welcome, Lina! I actually made a video last week covering the different HOA amounts when buying a home in a gated community. I wanted this video to focus on utility costs and other unavoidable monthly expenses. I agree with you, though; HOA amounts make a huge difference in terms of monthly costs. The city of Indio has grown a lot, and I think it has a bright future! Thank you for watching.

    Hey Tommy. Wow, that Edison statement is really incredible. Your savings after the solar panels were installed are huge. Can you do a future video on getting solar panels out here in the desert? What to look out for? How long does it take to install? Any damage to your roof tiles? Do you have to clean them if they get covered with dust? Any regrets or things you would do differently? Seems like there’s so much to learn. Thanks for this great vid Tommy. Take care

    If the house you buy with already installed solar panels... which you only want if they are OWNED, not leased ones or the seller prepays the entire lease, be sure they were installed prior to April, 2023, which qualifies you for NEM 2. This means Edison has to pay you the same rate they charge you. It's worthless to install solar after April, 2023 when Edison kicked in NEM 3, where they pay you almost nothing for the electric you send back to rhe grid. The only workaround is buying battery storage...Tesla Powerwalls, so you can use it at high rate times and not sell it to Edison for a tiny amount.

    Question: When looking at homes to purchase, some have solar panels already installed. Do they have a significant impact on the selling price? What are the important factors to consider when purchasing a home that already has solar panels in place?

      Hey Dave, thank you for watching and for your great questions. I haven’t necessarily seen solar panels increase the prices of homes, but I have seen clients choose a home with solar panels over one without if they are similarly priced and meet their needs. Having solar panels definitely gives you an edge over other homes in your neighborhood when you go to sell, especially if you own them. The most important factor is to make sure the solar panels are either owned outright or, if they are leased, to know what the lease terms and amounts are.
