- Although Nanaimo is one of Canada's top five growing regions, the number of houses lingering on the market has increased noticeably over the last year. Some properties have been re-listed a dozen times with multiple price reductions and are still looking for a buyer. Is this a market-wide phenomenon, or is there something else going on?
Nationally, many contributing factors exist, such as falling interest rates, continuing rising costs of living, and unemployment reaching a seven-year high this summer. But what factors affect Nanaimo that home sellers and buyers must know?
Join Scott Lissa, a local Nanaimo Realtor, as he explains the five factors affecting home sales. These factors are critical to understanding whether you plan to sell your home or move to Vancouver Island.

Future video idea: The Homeowner Protection Office and how they specifically do not allow owner builders from building rental housing, the written 100 question exam we are forced to write, the $425 fee we are forced to pay, etc.
HPO is another big reason why we have a housing shortage.
It was a 3 year fight with RDN and it cost me $60K in red tape just for the paperwork for my small 1000sqft single story. The total cost of red tape will exceed $100K by the time we have occupancy, this exceeds the cost of the materials. I will say that again - the cost of red tape exceeds the cost of the build materials.
I’ve had a script that I’ve been working on for a while in regards to this. The only thing that stopping from making it is the new regulations that allow single-family homes to be subdivided into multifamily complexes. Truly, this is a complex topic that needs a lot of research. But I’ll do my best to have something else this winter the ridiculous process.
Great video, watching from Midland, Ontario. Hoping to retire, sell home here and move to the island late summer/early fall next year :)
You’ll see a video soon about how beautiful Fall is here on the island. A little preview for your upcoming adventure. Thanks for watching and commenting ❤️
currently been in Nanaimo for the past 2 months. spot on with your review
Happy to have you here. Thanks so much for watching and commenting.
Homes in neighbourhood where I live don’t come up for sale often & are snapped up at increased pr. when they do. (Departure Bay … top of Barrington, in Rock City area)
@@stevietalk1 I love that area. A home just sold over on Elworthy Place and I thought it was an excellent home.
Just in the middle of completing my first purchase of a house in Nanaimo in the Hammond Bay area. Looking forward to that island life soon. I have definitely noticed the same properties popping up again and again in my search.
Welcome to the neighborhood after you close! 🖤
Keep the house prices down so we can afford one when we move to the island in the near future! 😁
@@yurkshirelad ill engage in market manipulation via RUclips propaganda to help you reach your goals 😂
Great video, Nanaimo is an amazing city. We paint homes and do mold remediation to help Nanaimo sellers get showing ready 😊
Good information, thanks. Watching from Akumal, Mexico and looking forward to coming home to Canada one of these days.🤞
@@brenda8369 Amazing! Thanks for commenting and watching. We’ll be here waiting for you when you return ❤️
just wondering if you know that CPI being flatish doesn't mean prices have come down? they are simply going up at a slower rate, so not clear that should lead to a reduction in house prices. take care
I don’t think I mentioned anything about disinflation.
@@Nanaimore you said "the cost of living is high though we have seen CPI coming down" as if to suggest CPI coming down should mean the cost of living is also coming down. however, that isn't what that means.
@@PeterScheiber-pk6vg is CPI coming down?
@@Nanaimore cpi is coming down but cost of living is not. it's still going up
watching in Fraser lake B.C
I feel embarrassed to say that I had to look that up!
@@Nanaimore it is a really small place usually have to tell people it,s 150k west of Prince george

Another thoughtful and informative video. Thanks for your hard work, Scott!
We've noticed, we're trying to GTHO of Nanaimo and move to Victoria. The downtown area has its problems, but the north end is pretty lame in its own way. The people are provincial, tawdry, and ooze with complacency. It's been an enormous mistake. You should know what you're getting yourselves into it, it's very much small town life.
If you don’t like where you are, move. You’re not a tree 🌳
Love the thumbnail that's the neighborhood on the top of 7th? Just houses on wrong side of the street🤔

Please turn the music volume down! By at least by 50%. It was a huge distraction.
Agreed. It’s so different after uploaded to RUclips. Thanks for watching and commenting 👍
@@Nanaimore You’re welcome. We’ll keep on watching. Regards
Hmmm .. I don’t even notice the background music
