    The first tip for being an Airbnb host? Decide why you want to do it in the first place. Are you seeking a stable source of income, or just trying to squeeze a few extra dollars out of your home while you’re away on vacation?
    You might take a different approach depending on your answer to that question.
    Operating a year-round Airbnb can be a stable income source, sure. But in that case, you need to approach it like running a business, which is essentially what you’d be doing. If you just want to rent out your home for the occasional weekend, you may be able to approach it more casually.
    Tip 2: Use great photos. If you want to earn money from your rental, you need people to actually stay in it. Your photos should be high quality, showing a bright, tidy home. Some hosts even have a professional photographer take the photos for them.
    Tip 3: Know the rules. It seems obvious, but you need to be sure you’re actually allowed to operate an Airbnb. If your rental is in a condo or townhouse complex, it may be prohibited by that organization’s bylaws. Before you end up with hefty fines, make sure your rental is permitted.
    Tip 4: Screen your guests. When someone books a night in your rental, do a quick review of their Airbnb profile, including reviews about them from past hosts. You can also shoot them a quick message to get a better sense of who they are and what they’ve got planned. If you turn up any red flags, don’t hesitate to reject their reservation.
    Tip 5: Get the right home insurance. Not every home insurance provider covers short-term rentals. Even if they do, you need to inform them of your plans. If you don’t, they could refuse to continue coverage. Airbnb offers a form of insurance to hosts, but it isn’t the same as home insurance; you need a home insurance policy to protect the building from fire, hail, and other natural disasters-plus liability coverage.
