    Here in America there's something we call old money, these people have generational wealth and most often they drive old reliable cars, even if they can afford the best. New money shows off by buying the most luxurious cars and wearing designer clothes. Unfortunately, most of us Kenyans are still in the new money mindset 😆 🤣

    The issue of owning house is quite controversial but I feel we just look at this only from a financial point of view, which is a valid view. However, our country has a lot of economic shocks that can take individuals from Grace to grass in no time. Take for example the example of a unseen terminal illness that comes up in a family. On top of that, you have rent that is burdening the family.
    My feeling is that home ownership isn't a luxury and everyone should be encouraged to own one. However, the issue is usually the cost. I argue, if the advise is owning a car that one is able to manage, why not encourage home ownership of the same level. Guys in reserve use locally available material to build their homes. We should mimic such a model to own homes. Who said that brick and mortar is the only way out. I have a friend who built a house in Ruiru eastern bypass using recycled plastic MDFs and then insulated using gypsum boards. Guy was paying 20k in rent.
    Life isn't straight forward and homeownership gives some sense of security, regardless of the times.

      Owning land is actually an investment on its own the house might not appreciate, but the land automatically appreciate

      @reinhardbonnke3313 exactly. When I hear people say that building a house is losing money, my heart cringes. You're building on land that appreciates over time. If you ever want to dispose of it in the future, it will accrue some form of capital gains. No. 2 that is overlooked is the form of insurance a house takes. We really underestimate this aspect.

      ​@@jamesnyorotha8961That land appreciation is usually too low. Time value of money or basically inflation will wipe out that little appreciation. Home ownership is largely a scam that people don't know

    Interest rates in Kenya are just out of control. I remember my siblings urging me to borrow money to build but I couldn't imagine paying 25% Interest. I started saving money in mutual funds for 10 years and was finally able to build using cash. My siblings on the other hand are stuck paying loans. My project was a bit smaller than theirs but I still wouldn't do it any other way. For perspective, we're all based in America.

    I think a good education can serve some people well based on what field they go into and where in the world they are. In America, engineering tech and Healthcare fields are in high demand. My friend studied electrical engineering and got a high paying job with Boeing with only an undergraduate degree. I have a masters degree in a different field and I'll never be able to match his earning potential

      1. "No is a sentence", be firm when you say no especially on cash ment for investment (A part of what you earn is your to keep/by investing).
      2. Have a budget and stick to it no matter what! It's good to support your guardian if you have the means but don't let it go above what you have budgeted.

      I would advise that use the Hebrews method of 5 pots ,where you did you salary according to
      50%expenses
      20%savings
      10%tithing
      10%giving.
      It's not fixed you can change according to your budget

      Have a goal each month on how much you intend to save in the mmf firstly, secondly put the black tax in banks accounts in that you will slash from therein 😂that's what keeps me moving

    I'm curious.. How does buying a car with a SACCO's loan save you? Car loan 1,000,000, dividend say 12% p.a, thats 120k p.a. Yet the interest is about 12%.

      That was relative to using a Bank loan which is more expensive.

    Doing what you are passionate about is not business advice. Do you mean that the guy manufacturing cement loves cement so much or that Devki's boss loves metal? No, it is about identifying a niche where you can fit and pursue it.

      My little understanding of passion and business. Your example if cement . The person is so passionate about construction engineering and that line. The person also sees a niche that cement is a struggle in the construction industry. So his passion works still played a part in the niche. If he lacked the interest in construction he would not have noticed the niche. Again before a business stands and becomes successful the first year or years is hell . That calls for the determination and if the determination is money then will you stay when you making losses? But with passion you keep reinventing and figuring out okay I still want this same thing but how do I make it better?
