But rather, as a verification as to whether he actually practices what he preaches. Some (not all) andlords have no compuction about making demands on a tenant that, they themselves have no intention of following. I have a niece who runs a wedding venue. Every year, the demands increase on what the wedding couple is expected to do or not do, because she has an aversion to doing any work at all, even if the client has to pay for it afterwards. This guy sounds mostly reasonable, I mean it. However if you ask any landlord, would they prefer a property that is self sustaining, where all they have to do is spend the money, that is automatically deposited into their retirement account? The answer is Yes. Ask that same type of person "Are you providing a service?" Also, Yes.

Wait a second you charge for a dirty air filter something that is considered basic maintenance. And filters don't even cost half that for a pack of them. Sounds like u should be doing a quarterly inspection . Of course the fucking filter is gonna be dirty after a year.
50 $ for filter should be in the price of rent. I bet you charge it into the rent and out of the deposit. Your next tenants will trash this place. Bad energy you are putting out on taking deposits when they ( as you said) did a good job of keeping up the place.
