I am a huge advocate of door knocking. I have received several listings by cold calling. Most people are nice and I think it helps that I am a woman. Saturday mornings are the best. The only downfall is that it isn't usually an immediate listing meaning that they may be 6 months to a year out but if you stay in touch, they will use you because they have gotten to know you. Plus it is great exercise!

I have HUGE shoes to fill as my mother wrote the original CDO when she was with Hunton & Williams back in the 80s. Now she sells real Estate in Houston TX and is who turned me onto you. I have had many jobs over the years-Administrative Assistant for school districts and currently a computer technician (lay-offs hit me hard), but am going to start certification courses in Real Estate I. California at end of month. LOVE the honest and frank videos, Kevin. Question: While studying through online course, is there anything else I should be doing before becoming an agent? Should I contact any local brokers letting them know my future plans and see if I could talk with them about their company? Would they even be interested prior to me getting licensed? Just want to be proactive while studying....unless this would make me lose my focus on what I am learning and go into a "dream"state early. Thanks for your time and expertise. Huie
I would start talking to companies now. If you're going to be full-time, good companies will often let you begin attending their training even before getting your license. At least I know many Keller Williams offices do.

Good point agents do very little work now for me .I only get a MSL,getting inside to view , I find all the houses to look at .The future of agents is changing the net will do the heavy lifting agents will do less,maybe a open house ,you can hire a part timer to hand out flyers the price etc.. .So in the end the end folks will save money ,you will need inspections ,title insurance ,a good lawyer to scrub docs.
Kevin, I'm starting a broker role in Dubai soon and need your advice . Would you think opening giving away commission from seller and buyer is a good way to start selling if your new to an area and would you tell the homeowners what your doing so they go with you rather than other agents ? I'm thinking of doing it for the first 10 listings I get and give away all the commission and get the referrals to kickstart my personal sphere

Hey Sara, I am new to the industry, and so far i've done door knocking. Cold calling, visited RE office, since I am a lender. Calling on BK atty and Divorce atty. Mailings. prospect everyone I meet. and now i am trying FB, I am three months in and it hard work, but there is no way to fail if I just keep doing the same thing. i offer ranch financing so I joined a group in a rural area and next is the local feed store. Wish you luck. There is no magic formula. Just take it one step at a time and don't give up.

Lindsay, everything you're saying is perfectly true and stays in most people's comfort zones. That's why 80% of agents are out in 2 years and very few ever have great success...they aren't willing to get out of their comfort zone and are terrified of making someone else uncomfortable. Your disdain for the process of prospecting is going to make it tough for you as long as you attach that activity to the solicitors you despise. Come to one of my training camps...and it will help you learn how to approach people in a non-sleazy, non-salesy, BS way. (Oops...that was a sales pitch.) ACHOOOO! Bless you. (But I'm not kidding.) :)

I tell my sellers ,the price is determined by the market, not the realtor. In our mls it allows us to do a mile radius, I took a cma class once, it was great, sort of a short version of appraising. Ask your board to invite an appraiser to do a class..

Hi Matthew...I love door knocking and people do invite me in also, but there is a strategy/technique...sometimes they're just not ready, it's just a lead. From being in the business for many years I find things are constantly changing; the new way now, I believe is just building relationships with people; staying in touch, and letting them know you're the expert; building up your pipeline; mailing them just sold cards when you sell in their town..I have lots of good tips; email me laurac.remax@gmail.com

It seems that agents from KW are so more willing to help others, even those who are with other firms. I have learned so much in the past couple weeks and it is paying off already.
