I did exactly the same.
I wish I used an LLC only because if you get sued by renters, your LLC can take the hit, not you personally.
I’d recommend going forward to use an LLC if you can swing that.
How did you learn so fast? I've read all his books and I still wouldn't feel comfortable jumping into buying properties so quickly

Being well rounded is a good thing. Being only educated in the financial realm is not enough. Need to have knowledge from both worlds. There’s one thing you’re not paying attention to. You know what can also happen through the crush if all landlords will keep increasing rent? Confiscation. Look up what just happened in Germany in Berlin’s referendum in October. US is close to confiscation of private property closer than ever.

Real estate is only good if you own the property or you can pay off the mortgage in full when hyper-inflation kicks in and you don't need to sell for at least a decade, because everyone with a mortgage will go down with the fiat currency ship when it dies. You had also better make sure you can pay the ever rising property taxes/rates because they will be gruesome!
At 26.10 minutes into the video, George says real estate is a sound investment because your loan will be worth less because of inflation however if you look at all of the other countries which have gone through hyperinflation, the government steps in and CHANGES THE RULES! They allow the restructuring of all loans, both new and established, to reflect the DAILY inflation rate so no George, it is NOT a good thing to own Real Estate during a hyperinflationary environment if you owe any money on it.

Here's a question to you all... do you class your home (if mortgaged) as a liability in these market conditions? in other words, should I pull my profit out of this property and reinvest across several markets including high ground hedge such as precious metals?
Yes, pull all your profits out and buy only precious metals. they'll never drop in price.
Meanwhile, keep buying no-money-down property but start doing so in better neighborhoods.
Find a distressed seller who will agree to sell you a waterfront home for no money down.
Then refinance the agreement and take those profits out of this liability... its easy to do.

Unfortunately for us we are in a time in which we are moving to the Austin area (which we had been planning to do for several years). Our plan was to buy a home in that area but now prices have skyrocketed. What would you do if you were in our position? Note: our children and grandchildren are in that area

I disagree with you guys that the bus driver did the absolute worst thing possible. He probably just went into a bond fund that can go down with a market crash, but he can easily get out and cash out of his bond fund. It’s still probably better than staying 100% invested in equities. The stock market will go down much faster than the bond market.
You want to buy bonds when interest rates are high. As rates come down, your bond goes up in value. Sad, but true. I heard the bus driver story & almost puked. Education is needed for many people.

I went to a PHD graduation party on July 4th 2021 in Hoboken NJ... everyone was on the roof top sipping drinks watching fireworks going off just over the Hudson river over NYC.... we could see the Empire State building & most of the people there (college types) did not know that we were looking at Manhattan... then they were like "where do you think those fireworks on the right are coming from?" I'm like "thats Brooklyn, we are facing east and to our right is south and south is Brooklyn." my head almost exploded... here I am the only GED in a party full of PHD's explaining to them where they are standing! Meanwhile they all have phones in there hands which all come with some sort of MAP app & they still don't know where they are standing!
