What a great walk down Memory Lane for us as we toured some of the homes you visited just a couple weeks ago. The concerns you raised are the same as we had. We were also concerned with the Lake Denham area, Lake county taxes, higher bonds, etc. I have a hunch there may be price reductions coming as the inventory seems to be a bit stagnant for that particular area. Seriously consider a veranda home. They have fencing too, but are designer floor plans, and there are no windows on the neighbor’s house that look out on your backyard. The only window is a privacy window that’s frosted and up high. We bought a veranda in DeLuna a year ago, and love it. Agree about the power lines! That was a big no on our list too. Also, many people regret not getting the extra golf cart space in their garage, so we highly recommend the bigger garage. We love ours! It gives you storage too so you can avoid using the hot attic that seniors shouldn’t be climbing up to anyway, lol. Good luck! We’re enjoying your videos! Just a heads up guys, we looked down there as well, after figuring out that the tax rate in Lake county was the highest in the villages & the bonds were also very high, we’d be paying more a year there then here in the NE. Also we’ve heard TV pushes all closing costs for a new home on the buyer. Do your do diligence before you sign.
Our closing costs a year ago weren’t very high, but there’s always going to be some closing costs for buyers. Sellers have always had lower closing costs than buyers though.

I love The Charlotte or The Dunham. I like the separate laundry room. My friend has a Lilly (I think) and we stayed in one last year. It has a lot of room and a great kitchen. Just an FYI...There may be options you didn't consider. I bought a 3 year old home (they were snowbirds) I live in Silver Lake/historic side. I love it! 2 car garage, 2 bed, 2 bath virtually everything new and NO bond!
In our case, we play championship golf 3 days a week so the south of 44 area was a big NO for us. Even though Eastport looks to be very nice, we like proximity to the 3 town squares, restaurants, 40 something 9 hole courses and numerous rec centers (all which are maintained and mostly have same amenities as south). Lake county taxes higher and a lot of the houses north of 44 have no bond. There are 2 types of rec centers. Regional and and village. Regional are larger and have the sport pools. The village still have 2 meeting rooms, billiard room, pool, bocci, pickle ball etc. then you have a neighborhood pool where the mailboxes are located. You should check out the new First Responders recreation center at the far north. The villages continues to make things and update things all over the villages. When we got here in the beginning someone gave us great advice. “You’re buying a lifestyle first, house second”. That’s why we bought near golf courses.
Awesomeness! Wish I had time for golf 3 days a week. Someday! Great advice about buying the lifestyle and not the house. We think we will probably move more than once in TV as our life and needs change over time. With both of us still working we need to be closer to but not next to the turnpike. 15:40 I don't think that is advisable, as you would for sure be opening up hostility with your neighbor. Those high rectangular windows are intended to let light in and, not for views. The zero lot lines require cooperation with neighbors.

We live in Summerfield we stayed away from the village because of their policy on rental units lot of investors you never know who’s going to be beside you but the villages are very very nice we have lots of friends there
Yes, The Villages is not going to be right for everyone but glad to hear you have friends who love it at TV. Sounds like you found an area that works for you close to TV.
Be careful when buying a courtyard villa. The deed restrictions state what you can and cannot in front of your neighbor's wall. If you do not like that transom window, there is nothing you can do to cover it. Deed restrictions are strictly adhered to in the Villages.

Yeah. The homes in the Villages are not great. When I bought, it was like choosing the best of the worst. A few more square feet in each home would make a big difference. Unfortunately, they have been building the same floor plans for over twenty years. There is not much of a choice.
Gee isn't this fun?! There are so many different models, colors, styles, etc that it can become overwhelming pretty quickly! We studied every model and floor plan then decided on a designer Aspen. So glad that we did and 100% pleased with our decision.Happy hunting!!!

There do seem to be a lot of floor plans to choose from. We would definitely want a fenced in yard for our dogs and for privacy. As far as the quality of the construction goes, it's not the best I've seen. But we really wouldn't be moving there for the house, we would be moving there for all of the fun things we could do. The plan would be to spend our days having fun and going home to sit out on the lanai and relax.
Yes, fenced in yards are perfect for dog owners. We keep reminding ourselves that we are moving here for the lifestyle first and the actual home second. Thanks!

I have to agree about the dislike of power lines…. I wouldn’t have even got out of the car and would have moved on to another village to see open houses. Also, yeah, those bonds are pretty high.

Not too far. Depending on exactly where you are in Lake Denham or Dabney then only about 5 to 10 minutes by car. Will time it out from the new rec/pool area in Dabney to Sawgrass and share that in a future video.
We live in Sarasota and have thought about coming to look at some open houses. I noticed you went through a gate area....did you have a code or sticker for it to open? I don't want to drive up on a weekend and find we can't get in.
You will definitely be able to get in. My advice would be to stop at a sales center first and speak to someone who can give you a map, info and directions of what you want to see on your day trip. Or talk to one of the agents at an open house. They have all been very friendly and follow a low pressure or no pressure sales model. They know that some people will visit many times over many years before deciding to buy. Good luck and keep us posted!
Great question. We are going to do a whole video just on Bonds which are very common to a lot of communities in Florida (not just The Villages). Below is a quote and direct link from TV about bonds. “What is the Bond Debt Assessment for? The bond debt assessment reflects each lot’s proportionate share of the cost of building the infrastructure within its District or for which its District has responsibility. It is the most equitable method of distributing costs between the properties that benefit from the infrastructure. Great question! Something we had to get used to too when we moved from NC to FL. We are going to do a whole video on bonds very soon. A lot of developments in Florida (not just The Villages and not just 55+ communities) have a bond assessment. The bond is each lot's share of the total cost to build the infrastructures and on-going maintenance within its District or Village. I think I would like a new house too. I do have furry babies so even though I would love to be able to customize the house, I will have to do it afterwards and I need a fence. I am leaning towards the verandas. They seem to be a little bigger. Love the video! Can't wait to see what you end up with!

Most of the veranda homes are designer models with a fence just like the courtyard villas have and occasionally The Villages will built some cottage model veranda homes. I own an Avondale model courtyard villa which has a 2 + golf cart garage which is larger in square feet than my friend's Eaton model designer veranda which additionally only has a 2 car garage. And there are courtyard villas a good amount bigger than mine most notably the Winslow C model which is the model CV RUclipsr Rusty Nelson owns. Courtyard villas may give the appearance of a smaller look because they are longer than wider, and with the fencing it is hard to tell how long they actually are. The reason we chose our model courtyard villa over other villa models and most verandas is that it has a good size front porch in addition to a lanai which is on the side of our home but it does also provide views of our back yard. The 2nd reason is the window that overlooks our porch and front yard is where our dining area is which is open to both our kitchen and living room beyond that. So looking from our living room we can see directly out that window that overlooks our front porch and front yard. In most courtyard villas the front window is located in a spare bedroom, so if you want to see out that window to the front of your house you have to walk down a hallway and then go into that spare bedroom to see out that window. And the Charlotte model CV featured in this video as well as other CV models the front door faces the side of the villa and not the front, so looking out your front door side window you get only a view of your porch and the side of your neighbor's home. The pluses of this particular Charlotte model which not all Charlotte models have is that it has double closets in the master bedroom and a good size pantry. My Avondale model in comparison has only one closet in my master bedroom and a much smaller pantry. But my kitchen is larger with much more counter space. Whatever home you decide to purchase there will always be trade offs, so I suggest you make a list of the features most important to you and study all the floor plans. And during your visit/s try to see as many models as you can because what you think you like on paper or have seen in videos may not look like what you envisioned. Best of luck in finding that perfect home when you are ready to take that big leap in becoming a Villages resident.
@@nightengale2123 We stayed in a Winslow on second LSV, and didn’t like it at all. The third bedroom is up near the front door, and there’s no bathroom anywhere close to it. Okay for an office, but terrible for guests. Just our opinion of course. 😉 Our Mason veranda has a separate guest suite with two bedrooms and a bath at the other end of the house from the primary suite. It’s perfect when we have guests.
Wow !!! Very nice homes. The 3rd one is my favorite. But I prefer fenced yard. Explain more about this Bond stuff and also are there real estate taxes on these homes ? Thanks for sharing… and yes for sure soft close along with soft close toilet seats is always our first to change out.. ! Life is good
I'm not sure why you are calling it the owners suite. It's the Master Bedroom. They have always been called that. Do not get the Vinyl Plank Flooring everyone complains about them. Get the Ceramic Plank Tiling that's the best and will give you the best resale value if you go to sell later and you will be happier with it. Also, you would be better off waiting until Eastport area starts selling early next year and stay out of the Lake County portion of the Villages new section which is further away from things.

I have to agree about the dislike of power lines…. I wouldn’t have even got out of the car and would have moved on to another village to see open houses. Also, yeah, those bonds are pretty high.

I would like to know how far time wise we are talking from Dabney/ Lake Denham to Sawgrass Grove?
Not too far. Depending on exactly where you are in Lake Denham or Dabney then only about 5 to 10 minutes by car. Will time it out from the new rec/pool area in Dabney to Sawgrass and share that in a future video.
We live in Sarasota and have thought about coming to look at some open houses. I noticed you went through a gate area....did you have a code or sticker for it to open? I don't want to drive up on a weekend and find we can't get in.
You will definitely be able to get in. My advice would be to stop at a sales center first and speak to someone who can give you a map, info and directions of what you want to see on your day trip. Or talk to one of the agents at an open house. They have all been very friendly and follow a low pressure or no pressure sales model. They know that some people will visit many times over many years before deciding to buy. Good luck and keep us posted!

I’ve watched several videos where the “bond” was mentioned, but haven’t heard any explanation of what that means. What is a bond?
Great question. We are going to do a whole video just on Bonds which are very common to a lot of communities in Florida (not just The Villages).
Below is a quote and direct link from TV about bonds.
“What is the Bond Debt Assessment for?
The bond debt assessment reflects each lot’s proportionate share of the cost of building the infrastructure within its District or for which its District has responsibility. It is the most equitable method of distributing costs between the properties that benefit from the infrastructure. Infrastructure includes storm water systems, underground pump stations, water retention areas, curbs, gutters, streetlights, transportation trails, underground piping, etc.”

Great question! Something we had to get used to too when we moved from NC to FL. We are going to do a whole video on bonds very soon.
A lot of developments in Florida (not just The Villages and not just 55+ communities) have a bond assessment.
The bond is each lot's share of the total cost to build the infrastructures and on-going maintenance within its District or Village.

I think I would like a new house too. I do have furry babies so even though I would love to be able to customize the house, I will have to do it afterwards and I need a fence. I am leaning towards the verandas. They seem to be a little bigger. Love the video! Can't wait to see what you end up with!
Thanks! Yes the fenced in yards are perfect for those with fur babies. That’s the great thing about TV, so many different types of homes to choose from for each person’s particular needs.
Most of the veranda homes are designer models with a fence just like the courtyard villas have and occasionally The Villages will built some cottage model veranda homes. I own an Avondale model courtyard villa which has a 2 + golf cart garage which is larger in square feet than my friend's Eaton model designer veranda which additionally only has a 2 car garage. And there are courtyard villas a good amount bigger than mine most notably the Winslow C model which is the model CV RUclipsr Rusty Nelson owns. Courtyard villas may give the appearance of a smaller look because they are longer than wider, and with the fencing it is hard to tell how long they actually are. The reason we chose our model courtyard villa over other villa models and most verandas is that it has a good size front porch in addition to a lanai which is on the side of our home but it does also provide views of our back yard. The 2nd reason is the window that overlooks our porch and front yard is where our dining area is which is open to both our kitchen and living room beyond that. So looking from our living room we can see directly out that window that overlooks our front porch and front yard. In most courtyard villas the front window is located in a spare bedroom, so if you want to see out that window to the front of your house you have to walk down a hallway and then go into that spare bedroom to see out that window. And the Charlotte model CV featured in this video as well as other CV models the front door faces the side of the villa and not the front, so looking out your front door side window you get only a view of your porch and the side of your neighbor's home. The pluses of this particular Charlotte model which not all Charlotte models have is that it has double closets in the master bedroom and a good size pantry. My Avondale model in comparison has only one closet in my master bedroom and a much smaller pantry. But my kitchen is larger with much more counter space. Whatever home you decide to purchase there will always be trade offs, so I suggest you make a list of the features most important to you and study all the floor plans. And during your visit/s try to see as many models as you can because what you think you like on paper or have seen in videos may not look like what you envisioned. Best of luck in finding that perfect home when you are ready to take that big leap in becoming a Villages resident.

@@nightengale2123 We stayed in a Winslow on second LSV, and didn’t like it at all. The third bedroom is up near the front door, and there’s no bathroom anywhere close to it. Okay for an office, but terrible for guests. Just our opinion of course. 😉 Our Mason veranda has a separate guest suite with two bedrooms and a bath at the other end of the house from the primary suite. It’s perfect when we have guests.
Wow !!! Very nice homes. The 3rd one is my favorite. But I prefer fenced yard. Explain more about this Bond stuff and also are there real estate taxes on these homes ? Thanks for sharing… and yes for sure soft close along with soft close toilet seats is always our first to change out.. ! Life is good
I'm not sure why you are calling it the owners suite. It's the Master Bedroom. They have always been called that. Do not get the Vinyl Plank Flooring everyone complains about them. Get the Ceramic Plank Tiling that's the best and will give you the best resale value if you go to sell later and you will be happier with it. Also, you would be better off waiting until Eastport area starts selling early next year and stay out of the Lake County portion of the Villages new section which is further away from things.

That is a deal breaker for us too. For some that is not an issue. Luckily they have lots of homes and homesites to choose from.
I think those are more prone to be purchased by investors. Not a good thing!
