Be careful before buying any residential or commercial property in Ulwe. When we visit Brokers / Builders office as a buyer, they are showing the positive side of investing in Ukwe to sell their products at higher price. When we visit them as a seller, they are showing the negative side of Ulwe to sell the property at lower price. Brokers are not satisfied with their 2% commission in Ulwe, they want their commission much much more than what Investors are gaining. They do not care for investors are gaining or losing. I am very much concerned about the investors / consumers who have purchased the property on loan. They are the victim and getting exploited in this real estate market.

I would like to add that investors/prospective buyers should not buy commercial properties in Ulwe as it will block your money indefinitely. The rental yield of commercial property is too low and small retailers are not keen to take such shops on rental basis in Ulwe due to lack of decent customers. I have also come across cases where the local Gaonwala people are doing dadagiri and harassing shop keepers as they want to capture all the commercial market in Ulwe.

I understand all things that you are discussing your questions is around unlockable commercial property so i also want to legality of this like registry happen or not & s resale possible or not , after builder fail ( in jail or defaulter) client can use or not , what rera says about it ..... Actually sir ye log apko kuch de hi nahi rahe hai na , ye just ek sapna like imagination space in your mind,dikhane k liye manlo mall me kfc hai to ye log bolte hai iss kfc me 200 sq ft manlo tumhara hai ,yahi same bolke jane kitne hi log usi same space per invest karwate hai to 12 % dene me dikkat kya hai bas , its not safe
