    If you haven’t subscribed, go ahead, it’s free. Free things are good.
    Do you know what never falls into the free category? Property Tax. There are states with no income tax, others with no sales tax, but unfortunately, there's no such thing as a state with no property tax.
    But some states are reasonable and other states sort of gouge you. That’s is what we are looking at today. States that stick it to you on property tax.
    Almost 70% of Americans own at least one house. If you are a renter rest assured your landlord has you paying at least a portion of the property tax. This video is based on the US Census data from 2020.
    The average American homeowner pays a little under $2500 a year.
    In this video, we will show you what you would pay annually for a home if it was $217k which is the median home value nationally, and what the median for that state is.
    Property taxes are always a point of frustration for homeowners. Real Estate isn't cheap already, then you get hit with the property tax.

    I lived in TX for 5 years. Yes, no income tax but my property tax & insurance were outrageous!!!

      Glad to be out of Texas. BS to use actual comps to protest after 4+ years of a nonsensical market bubble. All the comps have their values affected by the same silly price problem.
      Pathetically the population accepts this quietly. You should pay taxes on your earnings, not on the purchases or your primary family home period!
      I would rather pay 4-5% State income taxes and very little property taxes.
      Do the math and it will make sense with an exception if you make lots of money and live in a shack.
      My old Texas home tripled its value, and what use to cost $8k turned into $25K in property taxes, and income remained basically the same. Might as well rent an apartment and have no insurance to pay, repairs, yard, or pool to worry about. As you age, your income decreases and so your State taxes, but that does not work for home assessment values.
      The Counties are probably parting every weekend with nice meals, wines, and champagne every time banks drop their loan rates and people get the itch to move.

    It's so messed up. The state puts a lien (claim) on your home so that if you don't pay property tax you forfeit your home to the state. Private property does NOT exist in the United States anymore. You're just renting it off the state and can never truly own it.

      You don't forfeit the home so much as you are forced to sell it. If you owe $3,000 in property taxes and don't pay, then the government will auction off the property. Out of the auction proceeds they will then take out their taxes owed and then if it transfers the remainder of the bid price will go to you. (That process is going to vary from state to state - here in SC you will get 1 year from the date of auction to redeem the property and maintain ownership).
      Now granted, if a home worth $250,000 sells for $40,000 at auction then you aren't going to be happy with your $37,000 "profit" on the sale, but the state has bills to pay and the money has to come from somewhere. Schools, police, fire departments, etc are all funded through property taxes.
      If you can't afford the tax on a property my advice would be to sell it retail BEFORE you fall behind on the taxes.

    Yup, Texas...we recently moved from there in large part because of taxes. Everyone talks about how Texas doesn't have an income tax. That's great if you're a high wage earner. But, in retirement, when you have a low income and assets from a lifetime of working you get killed. Our house on one acre in a subdivision was paid for and we were paying $1,000 a month between insurance and property tax, for something we owned outright. We retired and moved. Bought 60 acres in Northern Idaho and pay under $1000 a year for it. Granted, there is no house yet but even then 59 of the acres will be in forestry which, believe it or not, will lower the taxes on those acres to about $250 a year.

      Glad you posted on here. I am a Native Texan and property taxes are through the roof. I inherited my family home place in 2018. It costs me 3.5 times per year what my parents paid for it. 48% of my gross income go to property taxes.

      How much did you pay for said acreage? My COL has doubled since moving to Idaho from Texas. Looking to move back. PS compare schools. You get what you pay for somewhat. Idaho pays low and offers less. But if schools don't matter then that's not a thing, but look at what the schools are putting out. Also roads. But it still sucks I know.

    In Galveston Texas I paid 2.01 percent property tax. For many reasons I could no longer survive there. I live in expensive seattle on a social security check which I could never do in Texas. Lots of hidden costs in texas.

      Most people forget ( or conveniently ignore) that all states survive on tax revenue. It just depends on what “ tax” affects you the most. Unfortunately property taxes are going to be there unless you are living in a tent. States without income tax make it up in many ways,

      I live in Orange County, California. I bought my home 23 years ago and paid $750,000 for it. Today, it is worth approximately $2.7 Million. For the coming year, my property taxes WILL be $11,789 FOR THE ENTIRE YEAR!
      I just filed my 2021 Tax Returns. On approximately $227,000 of California Adjusted Gross Income, our California Income Taxes were approximately $11,000.
      Not bad compared to other states. So, all of the Republicans should stop bashing California for being a high cost state. It is not as bad as the Republican Neanderthals (please forgive the redundancy!) make it out to be.

    Here in Oregon I just paid my property tax for 2023-24. $5979! Bought my 2bdr/1ba craftsman bungalow for $13k in 1974. Now assessed @ $550k. I can buy a 4bdr house in Missouri for $100k and the total payment including taxes is under $500 month. I'm planning my escape...😊🎉❤

    Great video! I’m from NH and have lived here my whole life, and the one thing you neglected to mention is that our property taxes are so high because we don’t have sales tax or personal income tax :)

      @@WorldAccordingToBriggs Briggs, if you live in NJ and move anywhere outside of NJ the state considers any gain as ordinary income... like wages.. so the exit tax averages >2% of GROSS sales price, with 2% confiscated at closing... and if you lived in NJ since the 80s figure on surrendering 4 or 5% of the GROSS.

    In Lomg Island NY, if you included the local school property taxes on top of the state tax, the average homeowner pays between $6,000 and $15,000 a year.

      I don't know if he is including NYS school taxes as part of our property tax, but here In WNY we pay a little under $6K in combined "property tax" on a townhome valued at about $250k which would be more like 2.4%?

      Thank you! I'm looking at his NY numbers like where is this? My house on LI was an 1,100 sqft house on a 6,000 sqft lot. I paid $390,000 in 2009 and $12,000 in taxes. I'm sure it hasn't gotten any better.

      The school taxes on Long Island are through the roof. We have a three bedroom one bath house and our taxes are just short of $10,000 a year. We have not gotten our new tax bill yet and I will bet that it will be over $10,000. It's a killer.

    In regards to Texas, we have property taxes as well as school taxes and MUD taxes. (Municipal Utility Districts) Combined I pay a little over $3K. Add home insurance and I'm paying $5K for a 20yr old house in the slightly below average price range. Stay out of Harris County!

      Sounds cheap to me, too. Between property tax and home insurance, I am paying nearly 12,000 a year in Western Washington. Property values have risen, but unless you want to sell and move somewhere else, all that means is higher taxes and more crowding...leading to even higher taxes as infrastructure needs expanding and then has to be paid for.

    Live in Austin, Texas: Property Tax Rate for 2021 is 2.176679. Includes city, county, school district, community college, and county healthcare. My property taxes have gone from ~$2,500/yr to over $11,000/yr due to property appreciation.

      Are you sure about that tax rate? I've lived in Houston and El Paso and the property tax rate there was over 3% in both cities.

    Like others mentioned, states get creative with the definition of real estate tax, and figure out other ways to tax you and not have it officially called a real estate tax. In Pennsylvania besides the real estate tax there is some called a local Earned Income Tax, which is levied based on the town you live in, regardless if you own or rent. Typically it is 1% of your earnings, but can get as high as 2%, with a few cities even getting above 2%. One of the things they don't tell you when you move from NJ to PA and can negate most of your assumed tax savings when moving from NJ to PA. Oh and like the PA State Income Tax, it is a flat tax with no cap. So it can get pretty pricy. Truthfully it should be added to any real estate tax comparison. In essence you need to calculate an Effective Real Estate Tax to truly compare one state's real estate taxes to another.

      ​@@carltonharris7160 Not sure where that stat comes from but I know that the school taxes in most districts in PA are too high. In my hometown, the 2020 taxes broke down as follows:
      County debt service: 0.85 mills
      County Real Estate: 11.4 mills
      Borough: 18.5 mills
      School: 64.69 mills
      Total: 95.44 mills
      So on a $217K house:
      The portion that gets counted as "property" taxes is $6,672.75
      but they are not counting the "school" taxes which are $14,037.73
      So in reality the real total property tax bill would be $20,710.48 per year.
      There's no way you can convince me that's a reasonable amount. Especially when the number 1 state on this list wasn't even at half that number...

      @@praxedes2 Not exactly. Taxes aren’t just calculated by mil rate, they’re also calculated by assessed value, which is a fraction of actual market value. Real estate in PA is not assessed at 100% value. In fact, it’s actually closer to 40%. So multiply your final number by 0.4. After municipalities come up with their next year’s budgets, they play with the assessed value rates and mil rates to achieve their funding, with a 2 1/2% cap (in the absence of an override).

    We live in a 56 year old raised ranch on 50 rural acres of mostly trees. Water is iffy up here in the hills above Schenectady. Supposed value is 229,000 though it's highly doubtful that it would sell for anything near that. Property and school taxes total close to $7,000!

      I lived in North Conway, NH for over 10 years and real estate is very expensive-priced apparently, for 2nd home owners from MA. Very hard to be working class and own a home there.

    I see you used the average property tax by state. I was expecting Ohio to show up because in my county it's 1.82% but the Ohio average is actually lower. Good Video as always.

    So I moved from NJ to NH my property taxes are 1/3 what they were in NJ. The thing about New Hampshire is taxes vary wildly from town to town and some of the nicest expensive towns have the cheapest taxes

      I have to admit I’m curious on which towns you are referring to. I live in Londonderry which is a half decent town and the taxes are insanely expensive.. maybe places north of Concord might be slightly more reasonable.

The problem is with a lot of those towns up north there just isn’t any work available. Which is fine if somebody’s working remote. If you have the ability to work remote that is definitely a sweet location.

    Wow, I had no idea that some states were that high in Property Tax. New Hampshire at least has no sales tax but the other states have that in combination with other taxes. One way or another they are going to get their due. Great video, I've never seen any mention of state property taxes before. I am retired in Atlanta and have a studio condo. As a result, I pay no state income tax on Social Security or Pension and my Property tax is lowered by Homestead Exemption so I only pay $300/yr Property and School Tax. I guess I accidentally chose well.

    I live in Bexar county Tx, just outside of San Antonio, and people need to be aware that if you are thinking of moving to Texas, the county can add on to the base percentage of property tax. I bought my property a little over two years ago for $250,000, and to give you an idea of how bad the county screws you, and an idea of escalating prices, I now pay almost $600 per month in property tax. If things continue on this trend, it will not be long before my property tax portion of my mortgage each month, is more than the amount I actually pay to the bank for the property, and insurance. I know that my ass is getting old, because the other day I was bitching and remembering how back in the day people actually had a mortgage of $600 a month. Yes, this was a reality, I did know these people!

      Agreed. I'm in TX too, and paying well over 2.1%. By the time the house is paid off, it'll be a full time payment just to cover taxes and insurance.

    About time wisconsin makes one of your lists. Taxes in Wi can be cheap it all the depends on the area you decide to buy in, the many lake properties bring the state average taxes up for sure. I pay 2800 a year for my house and its about a 1400 sq ft. house, but one of my buddies is paying 7000 a year in taxes in the state capital for something thats only a little bigger than my place

    There are places in metro Chicago where that $220,000 home will cost you close to $9,000 in property taxes. I am guessing the rural and southern part of the state skewed the average quite a bit.

    Most places where people actually live in Texas pay close to 3% and we have extremely low homestead exemption amounts as well. Home values have now rocketed, not holding my breath that teacher's salaries will finally be raised significantly. If not many are going to be taxed right out of the area. I pay hundreds more in property taxes than the p&I on my home. No income tax is another scam to get the poor and middle class to pay a much higher tax rate than the rich, fees in Texas are also sky high.

    I live in Texas and we live well within our means. I
    find the overall cost of living inexpensive relative to other states. I’d rather have a $5000 property tax bill than a $10000 state income tax.
    The problem is people buy homes they cannot afford.

    My brother lives in Oaklawn Illinois which is right outside of the city of Chicago he has a 40x125 lot and a 1700 square foot house and he pays 8000 dollars a year

    I'm in Texas and WISH my property taxes were only 1.8%. The fact is they very drastically from town to town and county to county. Several areas of the Houston area are well over 3%. I'm in the DFW area and my taxes are at 2.85%. My homes assessed value for last year is $585k. That's a tax bill of $16,672. Next year it will be much higher!

    About the median home price in Illinois at $194K. What makes that so low (relatively) is the number of homes people want to sell because they want to move away, and few want to move in. South and West sides of Chicago are loaded with homes in the worst parts in the neighborhoods that make up one of Briggs other lists. Downstate are small towns that once thrived and are now almost totally abandoned.
    Plenty of times we wonder what we are getting for our high property taxes, when we are in debt, underfunded everything, credit rating in the basement. And yet we keep electing governors and state legislatures that only want to spend for more services.

      California is the opposite. Low property tax percentage with a proposition that keeps your property taxes low but the homes are over $600k in bad areas and over $1 Million in "kinda" desirable areas. So you end up having to buy a 3 bed home in an ok location for $1,000,000 and your property taxes are still gonna be high because of the price tag all that shit. And your home will still get broken into!! I wanted to move to Illinois, Chicago suburbs but the high taxes is a no go

    California not making the list surprised me. I'm from Illinois, and yeah property tax, sales tax, and plenty of other insane expenses are driving folks away from this state. It would've included me too if I was wealthy enough right now. Not to mention the ridiculous amount of speeding ticket cameras here too, specifically in Cook County, Illinois.

    We live in El Paso Texas. We choke on 2.5% effective property tax. Probably the highest in the nation. They will deny it by saying it's only 1 or 2 percent but by time all their silly little add-ons are done it comes out to 2.5%.

    Live in New Hampshire and property rax rates vary by town. The ratio of most expensive to least expensive is almost 4:1. State data is meaningless, at least here in NH.

    Hey Briggs, Just so ya know, in Oregon, if you are a veteran, and have a like 40% service connected disability, you don't pay property tax, AND if you have a 20% service connected disability, you pay $20 once for a Disabled Veteran license plate that's it. You don't pay any registration for whatever vehicle that plate is attached to. Oh, and for like $7.00 or something, you can have the plate moved to another vehicle.
    OREGON takes care of their Armed Services veterans!!! 👍🤗

    This is a good starting point but local taxes are additive and some locations make the burden horrific. In northern Virginia, if you earn a nickel, the local municipalities will want a dollar of it.

    NJ really needs to reduce the price of their schooling, and move from a town based school system, to a county based system. They need to eliminate some 100K+ salaries in their school systems. I knew janitors, that were bringing in 100k salaries, and one had the 20 years to retire, when he was 38 years old. Great for them, but it's the locals whom pay.

      This is an issue across the Northeast. I was raised in Massachusetts and we have similar issues. I know people who retired as prison guards at 42 with 80 percent of their salary. Same for many cops. My company stopped its pension system years ago. The early retirement needs to go and they should get rid of the pension system. Use the 401K and retire at a normal age. This system is killing the tax payers.

      My gosh, PA does the same thing...there are 17 school districts in York Co. Growing up in MD, schools are countywide. To have 17 school districts in York County is insanity. Each having its own district office, superintendent, asst superintendent, and on and on. When I lived there, many of us tried, but they just won't budge...and people are losing their homes to school taxes on top of the property taxes.

      I live in NJ and my property taxes are around 14k for a 1957 split level ranch. My street has no sidewalks or street lights. We have well water and a septic tank, plus we have to pay for private trash pick up. Now granted, our school district is one of the best in the state but 14k??!! Ridiculous. 2 more years and we’re outta here. Can’t wait.

    Dang, when the land that surrounds Chicago came in at #2 I knew what was coming next… as someone who lives in northern New Jersey in the Uber expensive area, I will say that although it’s very expensive (the median home cost in my town is over $500,000), there are some very nice benefits to living here. Housing is very expensive but the towns with the expensive housing are extremely safe, have some of the best public schools in the country and are within commuting distance to the high paying jobs in New York City. I moved here from Buffalo so I mean literally anything beats that dumpster fire. Love the videos and definitely don’t mind NJ getting frequently roasted. I have a good life here which will likely improve if more people leave…

    The flaw in this property tax comparison is in using the same $219,000 average price for a home. In States that have a higher real estate price the $219k will buy next to nothing. Essentially, this video compares the tax on a real home in one State with lower cost of living against an imaginary one located in a State with a higher cost of living. A better analysis is to calculate the property tax on a 3bd, 2 bath home located in 10 of the most populous States.

    I have family still living in New Jersey. Needless to say that average is severely under what the reality for what a lot of people pay in NJ. Average for each one of my family (5 overall) is about $10000-$12000. That does not even count my aunt who lives in Westfield with a very pricey home.

    Good thing for Veterans exemptions in NV. A few states have this benefit, however I imagine that's going to change. NV has a 3% cap on Property Tax, which is going to hurt with the increase of housing. No sign of a correction either.

      New Mexico has a $6,000 veterans deduction on the taxable value of the home. 100% disabled veterans pay no property taxes if they fill out the paperwork.

    New Jersey also has an exit tax where the state charges you just to move out of said state. The only way to avoid it is to sell your home and rent within the state for a year. Then you can leave. We always makes jokes in Delaware and Pennsylvania that there is a reason the bridge to Jersey is free, but the way back to Delaware or PA costs you. 😂🤣😂🤣

      Hubby made me live in NJ fir several years. We did eventually escape to my home state of PA. I used to make jokes that the tolls were one way because NJ was so terrible & so expensive that they just didn't have the heart to charge you to get in there.

      Not exactly true. I moved from NJ to PA this year. NJ withholds 1% of the sale of your house if you are moving out of state (what people are mistakenly calling an Exit Tax) but give it back to you once you settle your final NJ State Income Tax return with the state. They are "withholding" that money to insure you don't owe any taxes on the way out, so they don't have to go thru the hassle of tracking you down once you move out of state. Once your NJ State Tax return is filed and process you get it back, minus anything you might have owed in that last return. Yes it is a pain, and for folks planning on using that money to buy something else in another state, you need to plan for. But you do eventually get it back.

    Went to an Amish hardware store in Shipshewana Indiana yesterday. A nice lady and my wife were talking for awhile. My wife later told me this lady and her husband built a 1200 sq ft home on seven acres of land in Elkhart County. Over the years their property taxes keep rising. Currently, their property taxes are more than their mortgage. $40K a year. Supposedly the zoning has changed where their seven acres is in three zones. One zone is taxed as residential, another for forest and another as agricultural. The lady said, “They go after the Amish because they (the government) know they’ll pay.” She also mentioned that she might be able to get $400K if they sold the property. She recommended buying an existing home and NOT building. This is crazy if it’s true.

    I don't know how you calculated the property tax rate in New Hampshire. I live in New Hampshire and based on your rates/calculations my taxes should be half of what I'm paying. A $400,000 home in my town is about $10,000 a year in property taxes.

      that's because of NH's antiquated tax system that relies solely on booze sales to fund only 30% of public education costs...shifting those cost to the towns..... unlike say maine who covers 55% of ed costs, but does have income and sales tax...but you can be sure, in NH, when there is a surplus, they won;t give it to the people.... and you can be sure NH gop'ers will keep giving money to rich people to send their kids to private school, more and more.

    You should look at Long Island New York separate from the rest of the state, it would be right behind if not in front of New Jersey. It’s the crutch for the rest of the State

    Oh great.. I knew it! I’m from New Jersey! Lol.. 🥴 But I live in the southern part near Philly. Houses are cheaper compared to North & Central Jersey. But still, taxes are really high!

    I'm a Californian now living in utah,I can't imagine living in New Jersey for any reason,regardless of taxes,I've heard enough negative about the people in new jersey,people worse than here in utah,

      New Jersey is really exaggerated. It’s expensive but some of the nicest suburbs in the country are located here. Camden, Trenton, Newark and Paterson are shit but everywhere else isn’t that bad

      As far as the upper half of the country,I've only been as far easy as ohio,and the bottom half,I've been as far east as florida,wouldnt mind seeing Maine during the summer,but the rest of the north east corner,I'm kind of ehhh about,I've seen enough on tv,and the winters there,are worse than utah,no thanks

    If anything, you were low balling the Property Taxes in Texas. I moved in May and lost all my exemptions for the year. Between the School District and County, I had to fork out over $4200 in Property Taxes on a 2 Bedroom, 1.5 Bathroom 1200 SqFt Townhome. All I did is move across town, but because I moved to a different (and expensive) school district, my taxes shot up. Ridiculous! Texas should change it's name to Taxes. Still, it's MUCH better than my original home state of New Jersey. You can't pay me enough to move back there.

      With no exemptions, you're still doing better than most of the list. They're paying as much as you or more, PLUS income taxes to same cesspool of local/state vultures.

      wow! And it goes up every year! Former texan, the property taxes bothered me and lack of zoning- having a chemical plant move into the neighborhood( a hurricane/flood path) wasn't comfortable. Oh, the lack of public lands, too.

      That's why TX is not on my list of possible destinations.
      Sales tax? I can just buy less shit.
      Income tax? I won't make much once I'm retired.
      Property tax? I need a place to live, until I die.

    Ahh, nothing like taxation on an unrealized gain. I've owned a home in NTX purchased in 2009 at 136k. I'm still here, yet my property tax for 2021 was 4,865.55.

      California's saving grace is prop 13- your property taxes don't go up. The 200K(bought 2000) house now selling for 688K, the owner is still paying original value. Next guy pays the new amount. That's how so many can afford to leave with fat wallets and buy anywhere but California. :)

      Until they repeal prop 13. My guess is they will create a repeal prop and promise people something from it (healthcare, free something or other). It will pass and the State will squander the money as more people exit.

    A bit testy today Briggs 😆😆 so NJ also has an exit tax so if u sell your home and not buy another a special exit tax u pay . NJ is tops in unfunded pensions to tune of $100 billion. . Taxes will rise and smart money moving to DE

      I left NJ decades ago. I'm a young retiree in TX. If I want to stay retired, I have to stay out of NJ. No problem! :)

      Property taxes pays for you roads and county public services ie fire dept and police dept etc

    In Roslyn NY (where Bernie madoff grew up) my .39 acre property and 2648 sq fr home has $24,400 after the star rebate. School tax, general tax and a village Tax!!! House cost me 1.425 million and another 100k to fix
