    Unaffordable property taxes is probably the scariest thing that can ever happen to anyone. Because even if you own your home flat out you can still be priced out.

      This is what happens when states get rid of the state income tax. The money has to come from somewhere, so in turn it comes from property taxes (where Texas has some of the highest in the country), but that leaves the burden on retirees and those unemployed/under-employed.

    Texas use to get away with having one of the highest property taxes in the nation because property and houses were so cheap. Now housing is going up, and so are taxes. I knew this was going to happen.

Now as for those who upped the taxes in Coryell County, the news reported it was decided by men from out of state! I can't remember who they were. Now how can the residents confront that? Just like during the winter power outtage in TX a couple years ago. The news reported that an out of state entity controlled the windmills and power issue for central TX.

    Good friend moved from CA to Texas. Started and ran a successful business for nearly 20 years. As his success grew, he moved from a starter home to a home in Friendswood which he had built for less than $300K. Tax assessor came by just a few years later and assessed the home at $1MM. His property taxes would have been maximally increased until he was paying about $40K annually in property taxes. That was so bad, he actually moved back to California. Yes, Texas has a serious property tax problem.

      How are cops' salaries and benefits paid for? What about teachers? What about roads? What about your clean water (assuming Texas actually has such a thing), sewer treatment, garbage/trash pick-up? Fire fighters? Emergency responders? Courts, including staff and Judges, and of course maintenance of the building including paying for utilities? And who pays for your politicians, TEXANS?

    To everyone around the country : Texas is not the paradise it's made out to be . It has the 5th highest property tax rate in the country . Home and auto insurance rates are high here also. I think it has something to do with tornadoes and the frequency of large hail storms.
    I've lived here for 23 years and if I had the chance I'd move to another state

      While I can agree with you after living in Texas for 76 of my 79 years [3 years stationed in West Germany], Texas like the other states and the rest of the nations of the world are not and never will be paradise. As for Texas, I'm tired of the heat, no rain, people who think the rules of the road are suggestions and do as they wish, driving people into the ground through taxation in order to pay for the illegals and the usual poor people, torn up roads always under construction, and people coming to this state bringing their left wing voting habits with them, which is why they left their left wing state in the first place because those voting habits destroyed their state through sky high taxes and lawlessness.. If you think Texas is bad, try living in Haiti, the Middle East, any nation in Africa, South America, Central America, Mexico, North Korea, Red China, Malasia, Indonesia, Philippines, Chicago, Detroit, Washington D.C., Philadelphia, New York City, and anywhere on the left coast. The problem in any part of the world is the haves and have nots. The former rule and live luxuriously while laws are passed that keep the latter in a state of slavery. Since recorded time, this is the template, and nothing will change. The glorious French Revolution of July 14, 1789, witnessed the peasants rising up and beheading some seventeen thousand people of the aristocracy. Unfortunately, the revolutionaries became just as dictatorial as those they replaced. Same goes for the Bolshevik revolution of 1917. Same goes for the American revolution. Nothing changes.

      Very few people outside of Texas view it as a paradise.
      The one thing I do like about Texas is the tax system. High property tax is a non-issue with no income tax.

      Not true. Property taxes yes it sucks. We need a Proposition 13 as in CA. Electricity is cheap. 2300sq ft new home our Electricity averages $85 a month. Insurance is insurance. You'll pay based on the appraised value. It's much cheaper here in TX. And we don't have an Income Tax here. I was paying 6% in CA. Texas needs a Mellow Roos like CA and a Prop 13. Mellow Roos is the infrastructure that's paid before hand. Only on new construction to the homeowner for up to 10 years.

    I live in Bell County, where they admit boldly that they "Over-Value" homes and charge accordingly on the taxes. In four years time, they more than quadrupled my valuations until they were claiming that my house was worth more than ANY other home in the neighborhood had EVER sold for. I landed in the hospital for long-term treatment following a stroke, am now permanently disabled, unable to work and living in low-income housing. So much for "The American Dream"!

They have to make up the difference somewhere to pay for infrastructure, schools, etc. That's why Texas has some of the highest property taxes in the country. They have to tax homeowners to pay for this instead of spreading it across all workers via state income tax

    The reality is that there is no such thing as homeownership in Texas. The bank owns it while you make payments and the state owns it after you paid it off.

      The fire personnel, equipment, building maintenance?
      The 911 service that gives you a lifeline in an emergency?
      The road signage, stop signs, traffic lights, and the roads themselves (and the maintenance, cleaning, lane stripes, and cleanup)?
      Do you think those things fund themselves?

      @@le_th_ I used to live in other states and nowhere I used to live were the property taxes so ridiculously high as in Texas and nowhere I used to live was I promised constantly , before every election, that they would fix it and nothing ever happens here in Texas. There are other ways to bring in Tax revenue, other than just completely depend on homeowners. State income tax for example is a much more fair way to collect taxes than this idiotic Texas tax system which bambusels you into believing you pay low taxes but as soon as you buy a house you pay way more than anywhere else.
      And don't call me a moron, you have no idea who I am and I bet I beat you in an IQ test anytime.

    Disgusting. This was happening in the 70’s in California and they started prop 13. That kept rates low for homeowners. With the rate of California property appreciation during the 90’s until today, I don’t know how anyone would stay in their home! Our house was bought for $89,000 back in 1977. Today it’s worth $2.5 million. But the tax is only $3700 now. If someone was to buy this house today for its $2.5 million market value, their taxes would be $31,250. There is no way we could stay in the house if our property tax rate went up with its market value! And if this house was in Texas, the property tax could be $62,500 per year at their tax rates!

    When you give taxes incentives to lure corporations to your state and people still expect their programs to be funded the money has to come from somewhere. The burden to operate our society continues to fall on the rest of us. The rich get richer and the poor get poorer.

      This is happening in kansas aswell. My brand new house i got to move in nov 2021 has increased assestments of $60k of property tax. $299,999 to $360,000 in less than 24 months is absolute insanity. I couldnt even argue the tax increase because the comps the county used were actually of lesser homes than my own. However that equates to a $200/mo increase of taxes because of our outrageous mill levy

      ​@the dude Same here in Kansas. Last year my house was at 345,000. This year the new assessment was raised to 415,900. I about had a stroke. So insane. I appealed and got it lowered to 389,600. You can use your own comps in an appeal. Also documented sales of similar homes in last 3 years. Comps are tricky because they can be using comps from overvalued homes to raise yours. Documented sales are also tricky because in hot areas buyers are offering above asking prices to beat out other buyers thus overpaying and artificially raising valuations. Cherry pick your comps and sales in an appeal. They are.

      The market decides the sales value . Tax Accessors usually use less than market value to arrive at a figure . The other way to get more taxes out of property owners is to raise the tax mill . Sneaky bastards.

    It’s not just the tax rate. The real fight is the county appraisal district saying our properties are valued WAY over actual market value. The ARB is supposedly unbiased but my experience has been they are in fact totally biased and in the county appraiser’s pocket. They don’t want to budge if you protest. They seem to discount and discourage you for your evidence presented in the informal protest. They act all intimidating and try to get you to back down. I might have to hire an attorney, it’s that bad.

      That happens when some rich clown or speculator house flipper from another state buys, WAY overpays on a house they WANT badly, and the assessor re-values all the houses around it based on that sale.
      Peope in Oregon HATED when rich California people would come and pay way too much for a house in their neighborhood and pay cash for because their LITTLE house in Calif was $2 million and now they find a "Mcmansion" in Oregon for sale for like $250,000 and they offer $350,000 for it to GET it for sure.
      Then the assessor revalues everyone around it to reflect that $350,000 sale in a neighborhood of $90,000 houses.

    One of the reasons why I am glad we left Texas. Our Hays County taxes were outrageous…$12k per year. Then the ISD’s would construct these football complexes and performing arts centers that were over-the-top. Better than most colleges.

      I concur with this ISD's. Close to my home, they've remodelled an elementary and junior high school that are now twice their size with oversized football fields. These schools resemble college campuses now because of their size and still teachers don't have the tools to be successful in the now oversized classrooms.

    Left Texas two years ago. Our house was paid for and we were retiring. Property taxes doubled in the 6 years we owned that house. Between taxes an insurance we were at $10k a year for a house we owned outright, almost all of it taxes, and it just kept going up. Couldn't stay there in retirement.

    It is unethical to charge property tax for the government does not provide any service to your sidewalk, roof and etc. you already paid sales tax plus all other fees when you bought the house. This is like going in to a restaurant and they charge you a fee based on the value of your cell phone in the name of maintaining the quality of their kitchen. The least these asswipes should do is to offer 100% exempt for homeowner who are 65years old. Vote them out!

      States don't have a sales tax when you purchase a house. Some states have a transfer tax that's incredibly low, like 0.5%, but Texas isn't one of them.

I live in a state that has no income tax, but add ons to the sales tax and high gas tax make these the highest in the nation. Across the border in Oregon, no sales tax- like a dream come true. However, they pay some of the highest income taxes in the country.

      It’s not the tax rate that’s going up and jumped.. it’s the appraisal value we get year over year that’s going up… so it’s not a tax hike… the appraisal values have a major factor in… my taxes went up by $100 this year.. and I am fortunate enough to have a house that’s NOT a $200k to $400k homes that they are making these days… the tax rate in my town and county stayed the same.. but my property value is what made the yearly tax jump

      California property tax goes down only if the assessed value dips below the previous assessed value. Oh yes - When property values recover, there is no 2% per year cap until the assessed value reaches the previous high value trajectory.

      That's a bullshit excuse for why the property taxes are high. Florida has no state income tax either and their average property tax bill is half as much as Texas. It all comes down to proper budget management. Apparently Texas is not doing a good job at it. Plus, if they instituted a state income tax, do you honestly think that would make your overall tax burden lower? No, it wouldn't, because state income taxes are even worse and far more complicated to process, which raises the state's administration costs even more.

      Come to Nevada. No income tax and relatively low property taxes. One a $2.8 million dollar home, Right around $20,000 a year. If you live in the average $300,000 home, your taxes will be around $4,000, give or take.

    This is what happened in California in the 1970s, which prompted the voters to put Proposition 13 on the ballot that caps property taxes to no more than 2%/year, usually less. The problem is, a state needs taxes. So, if you lower property taxes, you have to get that money by taxing something else. So, Texas will have to revisit income taxes of some kind, or higher sales taxes, etc.

      School districts across the state are the main reason property taxes are so high. Drive around your neighborhood and look at the monstrous high school campuses and delve into the bloated administrative make up of these districts and it is easy to see that they are way out of control, and spending our tax dollars frivolously. And on top of that, the children are being taught garbage and they come out of the system ill prepared to face the real world.

      Prop 13 was pushed hard by the real estate industry and has had a terrible overall affect on California.
      It ushered in a huge amount of speculation and skyrocketing asset values - it was good for property owners and real estate profiteers.
      I've lived in Texas and California and much prefer Texas's tax system.
      If your property tax goes up in means your asset went up, it's not even a problem as long as you aren't a complete idiot with money management.

    And this is happening in my state as well. Unfortunately it is pushing especially the elderly out of homes. I looked at Texas but after seeing the high taxes decided it wasn't affordable for me. The only people who appear to be able to afford this are the rich Californians that are flocking to our states including Texas.

      I've heard that Texas has a relatively low corporate tax rate. Combine that with deals to attract large companies to move to Texas and stimulate the economy which included waivers from paying said taxes for 20+ years. More jobs and money mean few homes available which means high property values which means higher taxes. If the companies aren't paying taxes, someone else will have to pay.

A few years ago, you guys went through an ice storm that CLEARLY not only did Abbott not prepare for (even though he was told he should), he then tried to blame it on Joe Biden, AOC (a junior senator from New York), the Green New Deal (something that a. hasn't even been implemented and b. wouldn't apply to Texas anyway, since Texas is the only state in the continental US that governs its own electric infrastructure) and any Democrat you could find to blame.     Not sure why they don't bother to tell people at age 65 they can get their property tax frozen at the amount they paid at age 65. We had a neighbor lose his home at age 81 because it kept rising and he wasn't ever told he could've had it fixed at age 65.

      Nobody thought that, people don't mind paying higher property taxes if it means no state taxes, the problem is that its based on market value and rises year after year out of control. The property owner also has no control over it for example let's say you can realistically sell your house for $200k, well nothing stops the state from saying your house its actually worth $300k and charge you taxes based on that. Next year they might feel like your house being worth $500k and so on.

      Look at property tax law in many cities and towns in the so called BLUE states. You will see a sliding scale of tax relief for seniors. Created many decades ago and very successful. Basic law requires all realestate in the same class (residential, commerical, etc) to be taxed the same…but most of those places also passed laws recreating property tax relief for retired folk.

In essence the State of Texas is grossly over taxing the people of Texas and claiming to have invested those monies for the benefit of Texas citizens. An accumulated surplus of the amount reported means only one thing; the people of Texas are over taxed. The Tax Foundation reports that the State of Texas is the 36th highest taxing state out of the 50 states. I am quite sure that the "rainy day fund" is being plundered for the benefit of some favored groups. Note, the employees of the state are paid, on average 10% more than the private sector for similar work. No mention of the extravagant pensions and benefits.

      Extravagant pensions? While I agree with a lot of what you said and I think republicans are dumb for continuing to vote in politicians that rob them, I take issue with your statement there.
      First and foremost, pensions are part of a worker's compensation package. For example, my brother in law is a defense attorney and works for the state. He makes about $130k a year, something like that. He could easily make over $200k if he went into private practice. However, he's taking less up front, with his pension available to him on the back end.
      You can't have a worker hold up his end of the bargain, then when it's time to collect on the back end, start complaining that they're getting too much. And I can hear you now: well just don't offer pensions. Taxpayers can't afford it. Fine, no pensions, but you'll have to increase their pay to match what they can get in the private sector. This is capitalism and you pay what something is worth, not what you feel like paying them.

    It already happened to us. Taxes and insurance rose by $50 a month yearly. We sold last year, moved over an hour from our medics and large towns.
    Assessor here (just over 5k pop, dumpy town, but DFW retirees overpay when buying here) revalued properties, managed to sidetrack our protest.
    As retired enlisted military, everything paid for, we wonder if it's time to leave Texas and grandkids.

    I lived in Texas 15 years. Every year my property taxes went up between $200 - $500 a year. I moved from Texas eight years ago. Where I live now, my property taxes have only gone up $200 in that eight years.

    Lock in home valuation at purchase price. The ever increasing “market value” assessment is what is driving people’s taxes beyond their means. This should be a basic benefit for those that stay in place and are part of and help maintain a community.

      Yes we should have a California type, Proposition 13. The price is set when you buy. Taxes can't increase. 1.25% was the rate. So you would pay the same tax every year. When you sell the new owner would pay the revised amount. The idea is you can buy a house at 30. And when you retire, the taxes are the same as when you bought.

Then you'd have all these people complaining about their homes value not going up like it did in the past. It also hurts younger generations that would have to pay significantly more than older generations simply because they weren't born in the past and hurts people that have to move for some reason and are now taxed at a significantly higher rate than at their previous home.

      @@Scotter4536 It worked in California perfectly. It would work great here in TX. I lived in CA for 50 years. No problem with value there. It doesn't disincentivizes people. It also increases New home building by being able to sell a better house for less. But the best thing about it is, you know how much your taxes are and it's easier to budget for the same amount year after year. This keeps families in their homes rather than being forced to move. The average family moves about every 4 to 5 years so it's not going to change buying habits much. It's a great system that has a proven track record. We need a Proposition 13 here in Texas.

No one said Texas was without some taxes for schools, highways and social programs. You missed the fact that the property owner was mentioning his property valuation, not his actual tax...and that's after the homestead cut on valuation.

Taxes are necessary people don't like to pay them because no is really sure how the money is being spent. What's really scary is not property taxes you can pay down and work with its the HOA that can put a lien on your home and sell it.

My grandparents downsized to mobile homes after their spouse passed away - but now boomers stay in their 2500 sq foot 4 bed home worth 1.5M paying 3K a year in taxes while a power couple millennial neighbor of theirs move in paying 15K a year. But it won't last forever, boomers are now no longer the majority voters - millennials are. In CA they should remove prop 13 but in return lower the overall rate to the percentage it would take to make the revenue identical (which would likely be from the now 1.0% to around 0.6%).

For various reason like, the corona virous stimulus by president trump and than bidan recovery stimulus, the stimulus from the tax cuts of presidentTrump, as well as previously we also had a long period of almost 0% intrest rates heavily expanding the money supply, remote work made it possible to move wherever you wanted to and keep your income, mass polarization of political ideology (not gunna get into detail but I'm sure y'all have some idea of what i mean) threw various ways like laws, missinformation, the spread of indoctrination, also made a lot of people move and continue 5o move. Oh and the shortage in the labour force. There's a few more factors but I don't think anyone in the US isn't aware of at least some of the major events that caused and continue to cause prices and "property taxes to go up." Finally like I mentioned texas has to get revenue from somewhere.

    It is hard as a disabled woman, even though my property is paid off, the taxes are a month of disability income. It's basically the entire amount. I sent my disability exemption application in twice to the county and they are incompetent to get it done.

      And then property taxes? The rich pay the overwhelming majority of those too. They own the big buildings downtown, they own the huge apartment complexes, they own the strip malls, the vacation getaways, the supermarkets., and of course one or two mansion homes, probably a downtown condo, an a long list of investment property. They're all paying property taxes, Loads of property taxes.
      The rich are paying their 'fair' share, hundreds of thousands more than you or me.
      Except the Bidens, they don't pay taxes on all the blackmailing and pay for play they do.

    This one's easy. The state doesn't lower the taxes if it can't afford to do so. Instead, if someone can't pay their property taxes, the tax gets placed as a lien on the house, along with penalties and accruing interest, which must get paid no later than the next transfer of ownership. Meanwhile the homeowner gets to stay in their house.

    I’m from Illinois and have family who moved/escaped from here to Texas. When I visit them I often look at the available homes, property and taxes. Add that up with the ridiculous amount of traffic, the heat, humidity and everything that comes along with it and there is no way I would ever want to live there. The same with Florida.

Illinois is a wonderful State with many different strengths but the debt is too crazy and the property taxes are way too high. This State should be an economic leader in this country but because of politics and poor governance many people have had enough.

Why because we have one of what will be the Planet's most valuable resources as a matter of fact we sit on 21% of the world's fresh surface water right in our backyard. So when those people out west run out of water where will they migrant to right here.

      Same, a few family members and friends have move to Texas from Chicago I know and they all say the same thing. High taxes/bills still just in other places, low paying jobs and the cost of living is raising quicker there in Texas then Chicago, they calling it Taxas now lol. I moved to ATL instead in 2019 but has since moved back to Chicago because a good job.

    So many left California because Texas had cheap taxes...GRIN California has Proposition 13, which caps the property taxes at 1% of the sales price. Until you sell it again.

      Except that it can be raised up to 2% a year if the home value goes up. Plus, there are local and county taxes. Most people in California pay around 1.25% of whatever the set value is. Still a great deal that Democrats are constantly trying to repeal. If I had to pay current value basis on my home I would have to move.

Pull yourself up by your boot straps! Idk where this sense of entitlement comes from. They had decades to figure this crap out and they voted for these policies!

      @@bubba6989 You don't need to go back 40-50 years to see that Prop 13 is needed. I bought a house for $560k in 2015, now worth about $950k. I did not plan on having to pay property taxes on a million dollar home 8 years ago. That is not 'entitled'. Believe me, I pay an insane amount of property taxes already for a very average home if that makes you feel any better.

    I've been saying this for years and no one listens. There's no way to own land in this country. You owe rent payments forever. They call it "property taxes," instead of "rent payments to the government." But that's what it is.

      I moved to SC because of the Army. For some reason it's cheaper here. Houses are cheaper, land is cheaper, and no tax on military retirement. Yes, there's a state income tax, but it's not that much. My property tax is still livable. Add to that, I don't have the headaches of hurricanes, tornadoes, wind, and hail like TX has.

    If you are a senior you should not have to pay taxes. Taxes keep going up on fixed income seniors and Congress keeps cutting benefits for Social Security and Medicare.

      NOT "Congress" - point your finger directly at the Republican majority in the House of Representatives, who held millions of senior citizens hostage because it was likely Social Security benefits would be cut off and possibly not even available in June if the United States had defaulted on its sovereign debt. This also would have affected disabled workers who receive Social Security disability benefits and the minor children of deceased workers who qualify for Social Security survivors' benefits. DID THE REPUBLICAN CARE GIVE A HOOT? Heck no. And who is in charge of the Governor's Office and the Legislature in Texas. REPUBLICANS. Don't blame CONGRESS. Point your finger at the PARTY OF NO.

      At 65 you can freeze your property tax payments in Texas. Of course this does not stop the insurance companies from raising your premiums.

    For a second I was thinking “What? He pays over a $100k in prop…” but then I realized that’s the value of his home. So, he’s paying about $700 … a year… in property taxes? Less than 1% of the value of his home. (Am I wrong? Is this monthly?) Wouldn’t social security payments cover it? You can’t rent a place anywhere in the US for that.

      The latest appraisal is $137,000. But understand, that's an increase of $65,000 in the last 5 years. Not sure if you noticed, he lives in a mobile home. Typical mortgage is 30 years, so his house is paid off. So he paid his prop taxes for 25 years, up to $65,000 value of home, but in the last 5 years, they have raised his valuation to $137,000 currently, so they have added $65,000 to the value of his house in the last 5: years.
      Property taxes in Texas on $137,000 are $4,000+/- per year. But remember, it was only appraisal at $65,000 just 5 years ago, and he was probably only paying $800 in property taxes back then. Growing from $800 per year to $4,000 per year, in just 5 years, when most likely he's not done any additions or remodeling to his trailer home, is egregious and erehensible

    Put property tax in brackets like income tax. The first $100,000 of value would be untaxed, the next $100,000 would have a small percentage, and so on.

    say what you will, but California passed Prop 13 back in 1978. Elderly widows had to sell their homes because they couldn't pay the property tax bill.

      Prop 13 is no more! Its a dam shame! We used to be able to pass on our home to our kids and the kids would get the tax rate we had. Now property values have exploded and when we die a paid off family home will be too expensive to maintain for the kids simply cause of property taxes. Its insanity! The f******* house is paid off!

    One of the reasons for that high number of foreclosures in Texas is because people spent huge amounts of their savings fixing their houses after the big freeze and power outage a couple years ago. A disaster like that can be hard to recover from. It doesn’t help that the lack of power corporation regulation in Texas is what led to the disaster in the first place.

      How can a power outage, or some ice destroy a home? Those old timers have been retired for years. Texas income was about 6 bucks an hour when they were working. Not our problem they don't have a savings. They get what they voted for. They are tough, they can pull themselves up by the boot straps. Can't afford your house then you will have to sell it. The Government isn't your Sugar Daddy! What is next? Food stamps and welfare lines. Get a job.

    My parents are in the same boat, retired, house paid off but still every year property taxes are a burden and you never know how much they will charge until the bill shows up. Even though senior citizens get a discount it still doesn't stop the rates from rising year after year. Its crazy.
