    Actually marami po tlgang di na nakukuha ang commissions kapag umalis sa isang realty/real estate company at isa na po ako don, btw BS REM student here & a real estate agent po. Very informative ang videos mo ma'am lalo akong nainspire na makatapos at hopefully makapasa sa exam🙏🥰

    Hi po, sana mapansin. 2 years ago po isa akong agent sa isang subdivision. And now, iniipit po ni Developer yung mga commision na dapat makukuha namin, ayaw nyang ibigay kung walang consequences. kanino po kami dapat magreklamo kapag ganito po?😢 pls help po. 🙏🏻

    Pwede gawa ka Po example computation sa pagbebenta ng condo? Or house Yon kabuuan ng computation from reservation fee ,down payment list, tax payment, Hanggang sa pinaka whole na total na ng price ng property.

    Nabenta ko po kasi property ng boss ko 55m selling price. Sabi ng broker 3% commision tapos hati pakami ng broker. Diba dapat po sakin na yung 3% Ngayon po nag base siya sa net diba dapat po sa Actual selling price ? Feeling ko po inuutakan ako ng broker ni buyer

      Hi, ang alam ko po yung Real Estate Exam reviewer books ni Atty. Elvin Villanueva. Not sure lang kung okay iyon. Anyway, much better din na mag-review school ka and aralin mo yung handouts na bigay nila. Effective naman iyon 😊

    Tanong ko lang po Agent po kasi ako nakabenta po ako ng property. Saan po kukunin yung magiging commision ko sa net or sa actual selling price po? Yung broker po kasi kinuha lang sa net ang commision ko. bali 3% on net

    Hi! I would like to ask what is the range of commission sharing between a broker and his/her salesperson? You mentioned in your video that the fair commission sharing is 50-50 right. So ano pa po ang ibang samples na fair sharing also? kailan po mag iiba ang commission sharing between broker and the salesperson?

    DO you support part-time real estate agents? Do you recommend doing part-time agents? If quotas are met does that mean termination?

      Hi, usually part-timers are college students or those with a full-time jobs that want additional income. I don’t really recommend such since buyers and sellers won’t get the best real estate service. Also, there is ni guarantee that the part-time would be able to get his commission fee. As for quotas, it would depend on the company or the real estate broker 😊

    Hello miss. May ask ako, bakit yung developer ko bukod sa witholding tax na 5% na bawas e may addtl na 12% na bawas din dahil daw non vat ako? Is that legit po? Hope you can answer and gives advice thank you more power!

    Hi ask ko lang po ung commission na makukuha ni broker for example 5% included na po ba doon ung commission nila agent like 2% doon sa 5% ni broker? or hiwalay pa ung 5% ni broker at 2% percent ni agent bali 7% total commission na ibabayad?

      Ang commission (professional fee kapag real estate broker) ay 1 month rent for 1 year contract. Kapag nag-end prematurely ang contract, ibabalik niya yung amount kung ano man ang stipulated sa Authority to Lease agreement po 🙂

    My agent got 1 month commission on a tenant he found, the tenant is now extending another year but during the renewal the agent is nowhere to be found so we did the renewal process ourselves but he then found out that the tenant extended and now he is asking for another 1 month commission is this right?

    Hi, tanong lang po. bumili ka ng property worth 50M tapos na ibenta mo ng 51M. yung profit mo is 1M. so base sa table mo. 3% ang commission sa selling which is 51M, so commission ng agent is 1.53M. so mas malaki pa ang commission sa agent kaysa profit. hindi po ba sa net kukuhain ang commission? tanong lang po. kasi pag ganito ay wag nalang ibenta. kasi utangan pa yung nagbenta sa ahente. what’s your thoughts on this? thank you

      Hello, kapag real estate broker (legal real estate service practitioner) ang hinire niyo,
      1. Ibebenta niya yun ng P 56,043,596 or more para covered ang commission niya pati Capital Gains Tax.
      2. Kasama sa binayaran mong fee ang license, years of experience at professional network. Kaya stress free po sa seller.
      3. Kapag high-value ang property, malaki rin ang marketing expense tapos most likely kahati ang real estate broker na nag-represent sa buyer so hindi talaga mas malaki ang income than seller 😊

    paano kung loan po sa bank ang pagbabayad ni client, makukuha n po ni agent ang full kommission nya?since na fully paid na ni buyer si seller through bank financing

      Kapag bank financing po, kapag nagpirmahan na ng Deed of Absolute Sale saka po makukuha ang full commission 🙂

Paano Kung umattend po ako sa mga Facebook seminar na 12 unit program para sa Isang requirement Ng pagkuha Ng PRC ID sila na Rin po ba Yung pwede ko maging broker para sa requirements Kasi nakita ko po na nagaasisst Rin sila pakuha Ng accreditation and sa dshub.

      Pwede ka pong magpatulong sa kanila na need niyo po ng real estate broker. May network po sila na pwede kayong i-refer. Kung hindi man sila tumutulong, pwede po kayong lumapit sa mga real estate organization gaya ng PAREB o REBAP 😊

      Yung may idea lang po ako sa mga developers na naging accredited at accredited po ako, Avida, Alveo, SMDC, Federal Land, PH1 World Developers, DMCI Homes, RLC Residences, etc. 😊

    Good day ma’am, may inaalok po sa amin na resale na condo unit somewhere in Mandaluyong, ang problema po si seller ay nasa ibang bansa pero may spa siya dto. May spot cash po 1/3 ng tcp... kami daw po lahat ang magbabayad lahat ng expenses including the tranfer fees etc etc ... si seller po wala po siyang gagastusin na any amount.ok lang po ba yuon na kami lahat ang mag shoulder ng expenses?       Hello, ma’m, kung pumayag po kayo na kayo lahat mgshoshoulder ng transfer expenses, pwede yun. Kaso kapag ganun, kailangan niyo rin ng SPA para mag-asikaso ng paglipat dapat ma-sure niyo na tama ang TIN no. at iba pa. Ang risk kasi na kapag binayaran niyo na, wala ng pakialam ang seller kung na-transfer ng maayos sa pangalan niyo po.

      Hi, it depends on the seller or if there is a listing agent, they must agree to giving or sharing a commission. A real estate agent may have to negotiate for it 😊 So no guarantees na makakuha ng commission/ professional fee sa property na bibilhin.

    Hello. Assuming that the Seller already has a buyer, what would be the prevailing agent's fee for someone who will do the due diligence and transfer on your behalf? Anyone here can answer. Maraming Salamat :D :D

      Hi, magkaiba po yung professional fee for due diligence and transfer fee. Due diligence service is around P 20,000 or more. Title transfer service is P 20,000 to P 30,000. Brokerage fee is 3% of selling price 😊
      For due diligence, a lawyer may do it. For title transfer, it’s best if a real estate broker does it 😊

      Pwede yung wholesaling basta may malaking capital ka kasi depende rin sa market condition kung makakabenta ka at mataas din ang tax. Kailangan meron ka ring ready buyers at investors 😊

      Attend ka ng seminar for real estate salespersons and yes, pwede naman pagsabayin ang work pati studies. Maganda nga iyan eh. Early head start at maaga kang maka-buold ng network 😊
