Precast concrete is an excellent construction material. However, precast concrete panels for walling is not cheap in terms of cost when compared to most options around. Good thing is, with precast, you get more structurally sound structures, better thermal mass, and a quick turn around time if you have short project timelines.
Lets give credit where its due. I dont personally know this amos guy but what he has done with below 2m is incredible. I have been following this house on fb since its inception and everything used is of good quality. I know timelines can differ due to many issues including client resources but still building a complete 3bedroom house in less than a month is a great milestone in construction industry. I like your videos but next time when you criticize please give us a ndarugu prototype that is better so that we can have a realtime direct comparison. Its also good to note that the below 1m quotation that this guy gave was for the structure and not the full product. Please check all his videos. I still believe precast is the next big thing unless im otherwise convinced. Its way cheaper and less time consuming than ndarugu.
It’s way too expensive! Am building and pre cast was my first choice but after doing my research I came to realize it’s expensive than normal way. So I decided to build with stone.

The headache of using stones aswell, corruotion in between ,the price you ate quoted you end uo spending way more and rineline never really the same either and weather also plays a role, mess to be cleaned uo afterwords and djring the process, the heat if hot areas or cold on cokd areas, you do not save on that ehile Precast maintains the temperature inside and reduced noise pollution,and plastering and and ,never seen a completed 3 bedroom build the traditional way using 1.3/1.8m ,finished and complete painted and everything. That being said I wish we had precast the way the Chinese do it like a whole form done and just placed on the site not the skybs joined one by one on site.
Hapo niko na wewe @Miano. These pre cast houses dont come cheap unless you are building very close to the precast factory. Second, I have an issue with the precast elements forming part of the foundation column, any tremor or horizontal loading and the house come tumbling down....anyways, Kenya is far from the ring of fire😊

At 0.15 it is clear that the less than a million shillings house is a 2 bedroom unit to be done in less than 10 days. Your gripe with timelines and cost are for a 3 bedroom! I'm yet to see a customer complaining about the finished precast house, it's the contractors and other stakeholders who don't want to share the pie!
The one thing that scares me about building with stones ni fundis stealing considering i can't be onsite full time and then undetermined cost of materials...sitaki phone calls to be told cement imeisha, we need this and that...then by end of day budget imepanda. The other thing i 'fear' is fundis dragging their feet to earn more labour wages especially kama unalipa a daily rate 😢...too much unknown costs especially for those of us who cannot be onsite everyday.

It's on property nomads page and also.floor deco kenya youtube channel, they seal off the sides so nothing can create underneath amd rhe wetness and cold from the ground doesn't make the floor in the house and house as a whole.cold, avoiding peeling of paints from the cold .I am on SA and our house though not precast also has a suspended floor foundation and then the sides sealed off ,no problems whatsoever and don't have the issue of pains peeling and cold like my sister has with their house also here in SA.

The broken slabs they use for rhe windows which tjeybwere going to cut anyway so they don't go to waste and you don't incur losses in that regard.all broken piece are made use if even in the kitchen as the kitchen slabs.

I realised a good number would break while loading so we had to be very careful...if well done a manhole cover can be struck with a mallet and not break. My point is; Kebs should be involved.

There is nothing futuristic there, these is an old forgotten technology here in Kenya which was started in the early 70-80s next time unatembea sides za Kasarani, angalia fence ya warren concrete then try find out when it was built. These tech has been there and the new manufacturers like kibaru and the rest saw the loophole and an opportunity to make money. If you visit other countries like the UAE they've been using these.
With building they said the damaged slabs they use in the windo areas ans always find a use foe them as dyeing building they must cut some slabs anyway, There is no way a client will be thenine to pay for damaged goods delivered to them. Makes no sense.They said the damage is minimal and if happens they make use of them even on kitchen slabs /counter tops and around window areas

There is nothing futuristic there, these is an old forgotten technology here in Kenya which was started in the early 70-80s next time unatembea sides za Kasarani, angalia fence ya warren concrete then try find out when it was built. These tech has been there and the new manufacturers like kibaru and the rest saw the loophole and an opportunity to make money. If you visit other countries like the UAE they've been using these.

With building they said the damaged slabs they use in the windo areas ans always find a use foe them as dyeing building they must cut some slabs anyway, There is no way a client will be thenine to pay for damaged goods delivered to them. Makes no sense.They said the damage is minimal and if happens they make use of them even on kitchen slabs /counter tops and around window areas
