Could not believe the low price of this wonderful house. Has everything you would want and plenty of room for conversion, plus in a small town. Couldn't be better.
I forgot to mention 85years old average age residents.. no sea, no civilization and youthness with interesting activities to do at around 2h distance by car... Umbria is spectacular almost as beautiful than toscany but it's a very rural and boring area IMHO....
What a complete GEM! Such livable lovely spaces and in marvelous shape! Those floors, all the beauty of persian rugs but cool terracotta tiles for a different climate and easy cleaning. The very first shot of the hall had me gasping, I thought it was an oriental carpet! The large top terrace too, what a surprize! And a second one, and the various garden areas! All nicely sized to not be a huge project to maintain onesself. Definately an ideal residential property for a family. Even a studio ready to use, with light from three directions! I love this style of house, and the architectural details referencing the past. My stepfather lives in Perugia, it's a lovely town and extremely practical airport for cheap European flights, ideal for anyone needing to go back frequently for work or family. Must say that's a very decent price for such a unique property with no renovation needs whatsoever! A real gem. 👌😍
What an absolute charmer! The original tile floors are beyond perfect. I do prefer to be out in the country, but it feels like you are surrounded with wonderful trees and flowers. So many places to sit and enjoy the countryside. I agree this home would be perfect for a large get together with family and friends. Thank you Nick for showing us another winner. This house gives GREAT floor. It’s a house you buy for the floors and all the rest of the fabulousness is gravy. Plant a few fruit trees, get some verticals veg planters, and you don’t need the country. This house would get me out of the country and into town. It’s a perfect property at a rock bottom price. Beautiful home and many lovely details. The tiles are the best I’ve seen. There is something Venetian about all of this in the details. The ground floor was a complete surprise. Functional. A house for a large family. My next life maybe. My heart feels a pang for a life not lived in a house such as this. The paintings had house details with the balconies if you look back. I hope a nice family will fill the house with the sounds of children laughing/arguing. I hope the smell of spaghetti permeates the kitchen and a married couple will look with love at each other and in the moment realize how rich their is. Forgive my sentimentality. It was valentines this week on top of Ash Wednesday. Intense.

I've been watching this channel for over a year fantasising about escape to Italy and weirdly, because the host comes across as just a genuine enthusiast and because I'm obviously incredibly dumb, it never actually registered with me until this video that at the end of the day Nick is an estate agent and these are the properties they are selling. It only clicked with my now as fell in love with this property and went to look at the listing with a serious view to potentially buying it. It just is kind of my dream propertiy. However given this video is top 5 or 6 of all the videos in views I fully expected it too be sold already like many are on the website that are 8 months old. So I got genuinely excited when I saw it seemed to be still available. That was until i googled the small town to get a feel for the amenities and all the hits that came up were of it being at the epicenter of a major earthquake that damaged a huge number of buildings. If that had been decades ago then maybe I'd understand why it wasn't mentioned, but it was less than a year before thus video was made. I just think that's a pretty important factor and pretty massive omission in this video and having watched dozens of his videos and really warmed to him its made me see him in a different light to be honest Im sure this comment will be deleted for obvious reasons but honestly Nick i think not even touching on this fact is pretty disingenuous.
Dear Will, I haven’t taken down your comment and I appreciate it. Thank you. As I expect you know, Italy is a seismic country. Although there was an earthquake over a year ago in the area, and for your information no one was injured, this property, along with some of the other old buildings were absolutely fine. In fact, it was the newer constructed buildings which suffered! This is a testament to the quality of old construction. After the earthquake the building was inspected. This is a very charming property at a good price. I am certainly not trying to pull the wool over your eyes. The geological structure doesn’t stop people spending millions of dollars on beautiful LA mansions. Like other countries, which are prone to earthquakes, it’s just a way of life. I hope this helps. I actually lived in California for 4 years in my 30's and am currently in Japan so I'm well aware of potential seismological issues globally and it obviously doesn't put me off living and even owning property in these places. But honestly I think there's a massive difference between generally being in a region that could be potentially prone to earthquake activity and buying a property in a small town that was the literal epicenter of a serious quake within the last year that made international news and seriously damaged hundreds of buildings there, some beyond repair. I don't think RUclips allows hot linking web pages but it was the first thing that came up when I googled the town. And for me that alone is actually an issue as I do think I'm not the only one that will have concerns about ease of future resale with that sort of 'news flow' even if you're happy enough to keep your fingers crossed on there not being another major one there within 5 years. So I think we'll have to agree to disagree on whether this is actually a serious issue or not and whether it's something that perhaps ought to have been at least touched upon in the video. @@italianproperty Nick, the name is a little funny but "inspired?" from a clown character who was on TV when I came back to California after having lived in Germany and Italy in the mid 60's for 7 years. This clown character was always helping kids and I met him one evening in the Fort Ord Army hospital entertaining wounded Viet Nam soldiers. He was famous...got no money for what he did.. signed his pictures.. still put on his Clown attire.. and drove probably 70K just to get there on the night before returning to do his show in the morning in San Jose. As a boy, it was an odd sight seeing a grown Clown talking to people with missing bits and pieces yet somehow he knew what to say, and everyone around him laughed and clearly loved him [all grown people by the way]. I was there because the guy who ran the place I was friendly with his kid. I never forgot that man who would be long gone by now, and I thought about him over the years. Perhaps I like and have taken that name out of respect. His memory was a manifest that what you might think you see, belies what is there. I just think that's a pretty important factor and pretty massive omission in this video and having watched dozens of his videos and really warmed to him its made me see him in a different light to be honest

I haven’t taken down your comment and I appreciate it. Thank you. As I expect you know, Italy is a seismic country.
Although there was an earthquake over a year ago in the area, and for your information no one was injured, this property, along with some of the other old buildings were absolutely fine. In fact, it was the newer constructed buildings which suffered! This is a testament to the quality of old construction. After the earthquake the building was inspected. This is a very charming property at a good price.
I am certainly not trying to pull the wool over your eyes. The geological structure doesn’t stop people spending millions of dollars on beautiful LA mansions. Like other countries, which are prone to earthquakes, it’s just a way of life. I hope this helps.

I actually lived in California for 4 years in my 30's and am currently in Japan so I'm well aware of potential seismological issues globally and it obviously doesn't put me off living and even owning property in these places.
But honestly I think there's a massive difference between generally being in a region that could be potentially prone to earthquake activity and buying a property in a small town that was the literal epicenter of a serious quake within the last year that made international news and seriously damaged hundreds of buildings there, some beyond repair. I don't think RUclips allows hot linking web pages but it was the first thing that came up when I googled the town.
And for me that alone is actually an issue as I do think I'm not the only one that will have concerns about ease of future resale with that sort of 'news flow' even if you're happy enough to keep your fingers crossed on there not being another major one there within 5 years.
So I think we'll have to agree to disagree on whether this is actually a serious issue or not and whether it's something that perhaps ought to have been at least touched upon in the video.

@@italianproperty Nick, the name is a little funny but "inspired?" from a clown character who was on TV when I came back to California after having lived in Germany and Italy in the mid 60's for 7 years.
This clown character was always helping kids and I met him one evening in the Fort Ord Army hospital entertaining wounded Viet Nam soldiers. He was famous...got no money for what he did.. signed his pictures.. still put on his Clown attire.. and drove probably 70K just to get there on the night before returning to do his show in the morning in San Jose.
As a boy, it was an odd sight seeing a grown Clown talking to people with missing bits and pieces yet somehow he knew what to say, and everyone around him laughed and clearly loved him [all grown people by the way]. I was there because the guy who ran the place I was friendly with his kid.
I never forgot that man who would be long gone by now, and I thought about him over the years. Perhaps I like and have taken that name out of respect. His memory was a manifest that what you might think you see, belies what is there. I should do so well in life to live up to a character like that.
