The real reason people are choosing this option is those apartment complexes you are connected to TOXIC TENANTS: THAT GUY/FAMILY THAT PLAYS LOUD MUSIC/AND GUESTS ALL HOURS OF THE NIGHT....and if you tell them about it YOU are the problem. Or kids running and jumping like the apartment is a playground. Random acts of violence. Sad 😢

Even in residential neighborhoods you can get neighbors who blast loud music at all hours, usually renters who move two families into a home and park six huge SUVs in the street.

      Is

@@claudialupper I experience this in what was once a really nice neighborhood. I tried to warn my roommate, who owns the property, about what was coming. Sad to say he didn’t listen. Am saving right now to get the heck out of here. It’s really disheartening! Loud rap music early, parties till 2 am in what was once a quiet place to live. The same thing happened to my parents who lived in a place where they never locked the doors in the daytime to being ripped off routinely. The cost of cheap labor is going to flood this country like a tidal wave. I have one thing in agreement with the Chinese when they say “Cheap is expensive to all.”

BTR homes are $2300-$2800 per month with sq ft from 1200-1800. They are not a good deal and are not being rented because most people cannot afford the 3-3.5x monthly income to qualify. For those that can, it's cheaper to rent a bigger home from a private landlord in a nicer neighborhood. The new BTR builds in my area are empty and they keep slashing prices to get people in.

These built to rent communities are one of the reasons we don’t have enough homes for sale. They are owned by large investment firms who find more ways to enrich themselves while driving a nail into the coffin of the American Dream. If you can build a rental home, then you can build one for sale. We are hurting ourselves with this type of logic. That goes for AirBnB. Each property someone buys to the house as a rental means one less property for a family to live in. They also create a false valuation. Be smart…cities are staring to work on ways to stop this from happening but they are slower than the Venture Capitalists.

Do they not realize what are they going to do when they can’t work that much due to old age? At least if you own your home have equity. You can sell and downsize to somewhere with very low property taxes and retire. With this what will you do? Unless you have a ton of money in the stock market to fund your rent for eternity.

I bought a home in 2021. Yeah I have a mortgage on it but I made sure that I was going to be able to keep up with my payments even if I had to go sack groceries for a living. Yeah home insurance can go up and for a bit I was pretty pissed off because I got dropped, then the next insurance company was complaining but I found an insurer and I’m still good. My insurance could go up 3x and I still kept that in mind when I bought my home. I didn’t buy more than I could afford on an even lower salary than what I was making. I was also in the mortgage industry when I bought my home so I knew what I was getting myself into. The problem with a lot of people is they do not know what they are getting themselves into. They buy a new build and are surprised when the taxes go up after a couple of years because they didn’t factor that in. Or people buy in flood prone areas or risky areas and don’t factor that in either. Condos are a risky buy no matter what because you are in an HOA and those fees can go up with little notice. People when they buy do not always prepare themselves for what can happen and that is a problem.

Unless, you are in a transient type of employment or in the service, this type of rent to own makes no financial sense and it does not sound like this lady understands finances. Why would someone pay double the monthly rent compared to a mortgage to own for a 1000sq ft home and to have someone else mow the lawn? Is the insurance and property tax included plus all the utilities? These same people should just wait for the real estate market to go down and get back to normal then purchase a home. Does not make financial or investment sense for this type of renting.
