Yup. Stonebrook Manor near Falmouth is one of the best. 24hr Security, 2 pools and club house. Beautiful green areas. Gym, Clubhouse, Gazebo. On a hill with lovely Ocean View. Watch the Cruise Ships passing by. It is like living in a resort. 20 minutes from Airport and Mobay. Gated Communities in general are great for one's Peace of Mind.
I live overseas and i also own a 24hr gated apartment and it works best for me.i leave when i want come back when i feel don't worry about my place .i encourages anyone overseas who wants to return this the way to go. Just avoid the one's that a lot of Air B and B
I think most Jamaicans overseen purchase a home in a gated community as an investment for making money through short-term rental like an Air BnB while they are oversees.

Adrian .. I saw what you did there 🙂 It is totally possible to buy a home in a gated community in JA even if you have a single income, are not an entrepreneur and have a regular job. You just have to manage your money well, avoid taking on a lot of consumer debt ( or pay it off ASAP), be comfortable with sacrificing for what you want ( delayed gratification) and keep your eye on the prize 🏆
We love a gated community, we take route taxis everywhere. If we don't want to go to the beach, there's a wonderful pool. We feel very safe, our doors are always open while we're home
Live in a gated community and love it. I would never live in Jamaica 🇯🇲 without being in a gated community. We are all like minded, mostly people who have lived and worked for years to return to our homeland. We know all our neighbours and look out for each other, it’s the best.
I do believe gated communities do not offer privacy from fellow neighbours. Also , I don't like that the houses are close together and that they all look the same (in most cases). I prefer the countryside with more acreage and privacy from other neighbors. There are also association rules that are too Babylon-like.

In London hardly anyone sleeps good, it’s noisy as hell, garbage collection early in the mornings, noisy neighbours- even if you have your own house, sirens from emergency services… but not much barking dogs 😂
I have a friend who’s a doctor, that lives there. I have been there a few times. I have noticed that all the streets are named after a Jamaican fruit, plants. New Richmond estate/properties is exceptional. You have to be very wealthy to live there, I felt like I was on a different planet. For returning residence that spent most of their lives abroad, please consider a gated community with essentially security.

For me it’s the country house close to the river. I’m lucky enough to have that possibility. Gated community are safe and peaceful but it’s missing the natural elements…the trees, hillside, a river close by, couple pen with some farm animals. Trust me, I believe nothing fosters happiness and longevity of life more. People that live in gated communities have to take vacations and trips to experience once or twice a year, what a countryside resident experience everyday.

Most people value security and live quite safely in non-gated communities. The fact is that the majority of the most affluent and high value communities in the Corporate Area, such as Norbrook, Cherry Gardens, Beverly Hills, Jacks Hills Barbican, Graham Heights, Russell Heights etc are not gated and traffic flows freely through. What the home owners do is to ensure that their own properties are properly secured with security posts, lighting etc and have the relevant recreational amenities such as pools, tennis courts gazebos club houses etc. The communities are also centralized and close to the shopping, business and entertainment areas.

NOT EVERYONE SHARES THE VIEWS OF THIS TOPIC - I have lived in a gated community for over 18 years with my family and it is the best decision I have ever made. I have always felt safe, my community is well kept and every week the garbage is collected.
They do provide a sense of security. I have been living in a gated community and for me though, I love the relative safety and security I get to enjoy. The feeling of security provides more comfort when you have kids. You are more comfortable to send them out to play as they are, in essence locked in a private space. I love the fact that if I try calling my child when school ends, and I am not getting through, the security guard can assure me that yes, your child is home. The neighborhood is very quiet and peaceful. And I was blessed to get a corner lot wihich offers extra privacy. You can have your pet dogs and cats, birds etc but yes, you’re not going to be able to raise a lot of animals there.
Me like plant me beans, banana, soursop, plantain, mango, jelly, pineapple, merenga. Pumpkin. And many more in my garden in ochi in my property. And lovely see view. And top class area beat any gated community. Check out tower ilse balmorial then you will know what time it is, St mary. There are gated communities where you can get a huge piece of land to build your house on and have a farm(depending on the size of land that you buy) in an exclusive gated community, you'll have to pay more but there are options to have the best of both worlds depending on your pocket. It's ashame because some of the people in and around certain areas will unfortunately watch and scheme so if your not Jamaican or left jamaica for more than five years theres a chance you will be robbed! Where ever you live build a high wall around your property, install an electric fence, hire security guards, camera, a few full breed security dogs etc. You'll be fine
Im living on the hills on the North Coast , i love my big yard, I farm a little of almost every thing in my yard, my property is big enough can split into 5 to 6 gated yard.
My aunt purchased in Rio Nuevo Battlesite in St Mary and moved there after retiring in America after working 40 years. This area is a gated community that should be safe. She came up to America for doctors visits etc and stayed for 2 months. When she returned to Jamaica, her house was broken into. They stole her furnitures and all the appliances. Gated communities have their own problems. The security guards themselves who know your routine arrange for their cronies to break into your house.
Safety is priority #1 so gated community all the way Rented a house in a gated community in Ironshore, Mo Bay for a year and never felt so safe... The downside was there was no community spirit but you can't have everything. Loved Ironshore.
If you want security then the best thing to go for is the gated community. If you want country living go for the regular but your security is in your hands. Your choice.

As a follow up to my earlier comment, it was not necessarily meant to say that the communities mentioned and others did to have complexes such as town houses, apartments, etc that may be gated, but the fact is that most of the properties are single family owned, usually quite large and "owner gated"
You're so right. I live here in the U.S. and a visitor from Jamaica showed up unannounced at my home one evening. This person was not a friend of mine back home however, that person is a friend of someone that I know. A gated community here would've been great to live in.

The gated communities I’ve stayed at in the prestigious Kingston 6 area had their own running trail, swimming pool, gym and the security post was manned 24/7
Been there done that. I find it boring. Gated community is not for me. I love being in a small safe community where people know, talk and look out for each other. Also, it's most relaxing to me to see people around, maybe not so much to communicate but to feel life/energy around.
So right the only challenge sometimes us maintainance could be like paying rent. General security is good less problems. Neighbour's usually like you no dutty people hardly around. No country/no rural life without crime does not exist. Me live in a GC and have no problem. One thing if you live alone and die in side you won't be discovered before Jancrow. People are polite but not friendly. If broke you could face problems.
That was a very good coverage. Well done. The reality is not to become too complacent about gated communities. Nothing is perfect in this world. It's impossible to truly know the mindset of everyone in those communities. Always think of the, what if and enjoy your communities.
Still better than living in a non gated community, if you ever lived in what we Jamaicans call "The Garrison" you know, sometimes people just pop up at your gate, people you don't know sometimes at that, that's very unsettling, even if you live in the upper class areas, people can just show up, dat cyaa work at all

pyramid point to be exact there are air bnb in that community i went there August and the experience was great I loved it and will be going again next month the house's there are very modern giving a American vybz , the gym is right in front the pool , there is a playground wid rides for the kids and also a tennis field and a basketball court.Ngl being there you really do forget that you are in jamaica. I grew up in the country side and the town area for some years. I prefer the country side because of the silence and the access to so many fruit trees for free. And I'm actually planning on going back to the countryside for retirement. Plus, the countryside is always cleaner and easier to deal with.

Richmond Estates is a good example of a top gated community. No entry without I/D if you're a guest. All the amenities as mentioned by Adrian.

Gated communities have their own problems. The security guards themselves who know your routine arrange for their cronies to break into your house.

Safety is priority #1 so gated community all the way Rented a house in a gated community in Ironshore, Mo Bay for a year and never felt so safe... The downside was there was no community spirit but you can't have everything. Loved Ironshore.
Safety is priority? This is why we have what is called a police state.
If you want security then the best thing to go for is the gated community. If you want country living go for the regular but your security is in your hands. Your choice.

The space that country living gives is the winner for me.
Build a tall wall and have electronic gates and 24hr CCTV and you are as safe as in the gated community.
The houses in the gated community are just too small and not enough storage...
I'm building on the north coast on my own land I purchased infront the beach, but bro you are very confusing your title said don't live in an gated community, but then you saying to buy one. Everything has its pros and cons..
As a follow up to my earlier comment, it was not necessarily meant to say that the communities mentioned and others did to have complexes such as town houses, apartments, etc that may be gated, but the fact is that most of the properties are single family owned, usually quite large and "owner gated"
You're so right. I live here in the U.S. and a visitor from Jamaica showed up unannounced at my home one evening. This person was not a friend of mine back home however, that person is a friend of someone that I know. A gated community here would've been great to live in.

Set up your own security and don't rely on underpaid, undertrained security personnel.
My sis bought her home in a gated community and she has no regrets. Plus i love it.
The gated communities I’ve stayed at in the prestigious Kingston 6 area had their own running trail, swimming pool, gym and the security post was manned 24/7

Been there done that. I find it boring. Gated community is not for me. I love being in a small safe community where people know, talk and look out for each other. Also, it's most relaxing to me to see people around, maybe not so much to communicate but to feel life/energy around.

So right the only challenge sometimes us maintainance could be like paying rent.
General security is good less problems.
Neighbour's usually like you no dutty people hardly around.

Me live in a GC and have no problem.
One thing if you live alone and die in side you won't be discovered before Jancrow.

I bought my unit in Ocean Point Hanover, I have all those amenities on premises, (5) minutes walk to the beach. Very secure.

Many people are using the gated community for Air BNB, so the security is not 💯.
Still better than living in a non gated community, if you ever lived in what we Jamaicans call "The Garrison" you know, sometimes people just pop up at your gate, people you don't know sometimes at that, that's very unsettling, even if you live in the upper class areas, people can just show up, dat cyaa work at all

One other interesting topic to look into on a future bid would be the pros and cons and associated costs of buying vs building your own place within a gated community like the one's at Richmond or Plantation Village on the North Coast for example. Bless up!
pyramid point to be exact there are air bnb in that community i went there August and the experience was great I loved it and will be going again next month the house's there are very modern giving a American vybz , the gym is right in front the pool , there is a playground wid rides for the kids and also a tennis field and a basketball court.Ngl being there you really do forget that you are in jamaica. In that same community 450 wild and rich video was shot

I grew up in the country side and the town area for some years. I prefer the country side because of the silence and the access to so many fruit trees for free. And I'm actually planning on going back to the countryside for retirement. Plus, the countryside is always cleaner and easier to deal with.
