The point at the beginning of the video about "Flood Zone X is still in a flood zone" further reinforces the need to elevate new construction in FL to mitigate both the effects of floods and the effects of flood insurance.

Wow the layout on the home is so welcoming. Comparable to a Perry home here in Katy, Tx… Only difference is a long hallway coming inside and everything is at the back. Love the flow! Homes here are like landing strips lol
Forida net inward migrarion was down 50% in 2023 compared to 2022 and is gona be even less in 2024 when that number is revealed. 511,000 people moved OUT of florida in 2023 which was the largest ourflow of residents EVER. Meanwhile the builders are still building like its 2022 levels of inward migration. FL isnt even on the top 10 states for inward migration for 2024 and was #1 or #2 for years.

Lived in Punta Gorda for 6 years and had 100k worth of damage to our “Bullet Proof” home thanks to Ian, after 14 months if haggling with the insurance company and delays we finally got repaired and sold, screw that. When we saw all of the insurance companies bailing out of the state that was enough of a red flag for us. We were fortunate to sell at a great profit, got tired of watching every storm form off the coast of South Africa, good luck.

You watch another RUclips Realtor?! 😥😥 Kidding aside, all that matters is what the homes SOLD for when measuring price declines. Not what the asking prices are. So even if they were somehow manipulating things in that manner it should not have any impact on price movement measurements. They may be referring to the listing price vs sold price ratio (which is how much of their asking price did a seller get) and yes they do not count any previous price drops before the home receives an offer on that metric.
The homes in south Florida have been over priced for years. The allure of living 1 foot above sea level is no longer a selling point. This is just a market correction that is years overdue. The "model " retiree that used to move to Florida for retirement is gone. 80% of all those homes belong to retired people and they have had enough of the damage that comes every 2-3 years now.
I thought the same thing. The main difference is they try much harder to make the fit and finish in their model homes look much better than what you're actually going to get in what they sell you!

In your case inventory is a symptom, not a cause. The cause is hurricanes. Insurance increases dramatically or goes away, residents leave or abandon, inventory goes up. Hurricanes, warming oceans. Period, end of story.
7% interest rate is way too high for the average person. The builders have the $$ to buy the rates down. It makes it hard to compete if you are selling a resale
The intro rate for new construction insurance, (yes it will go up) is a great deal for companies to fill their ranks with low risk policies. The high supply of housing in Florida is finally catching up and with interest rates staying around 7 price drops were inevitable. Thanks for the update Ben

I was there a couple of weeks ago. The main thing I walked away with was that it was a very, very grey community. Everything was a shade of grey. Anyway, lots of other new planned communities in the area being built, and there are several older "failed" planned communities nearby. Which is really a preview of what's to come for these newer ones when this whole thing goes t8ts up. Decades will go by and still the empty lots won't get built.

Regarding the house walkthrough, HOAs need to have a rule prohibiting the display of signs that say "Beach House" within any home where the beach and related body of water is not visible from the house.
I know you can add better and more relevant content in your videos. After being doing this updates for a long time this could be your best time to attract clients and get referrals too. Just be relevant all the time.

Remember elevating new construction causes existing home to be flooded. Require area / county drainage requirements.

Fort Myers is an awesome place and I loved it in the off season, but as soon as the snow birds show up it gets way too crowded.
