How about using KeyCafe for handing over key fobs to guests at check-in? Not sure if it is in the DC area.
If you have a work around that is sustainable and scalable, go for it. Just want to iron out any kinks that may cause problems.
What if they allow corporate rentals but not short time vacationers?

I have a question. When I tell them. I'm doing corporate leasing and they agree. How do I get passed Landlord approval for Airbnb. Airbnb requires written approval from the landlord.
Or do I just use different platforms like
Flip key or Vrbo?

You don’t need someone to wait to give someone a key fob. You can just put it in a lockbox.

HI Jon,Thanks for the great info you have been sharing on your channel, please i have one important question, i have met with couple of apartments that offering me corporate lease with my LLC without my name on the lease but only company name and we agreed that i can bring different guests and do my cleaning after each guest but i have to notify them about each guests that comes in also they till be giving parking permit each time and they don't care where my guest come from but they will be doing it their way by using the same lease agreement, the lease says no sublease no subletting and no advertising on airbnb...so my question if they found out i am advertising the apartment on airbnb...can my LLC company be sued or evicted for lease violation? or i am legally to airbnb with LLC corporate lease even if it says no subleasing or airbnb on lease agreement? can you please help by answering this question.

Air Bnb cuz it seems like every apartment is saying we can’t use Airbnb .. but u can have a corporate rental company .. i just want to kno the loop hole around it

Air Bnb some one said u have to get an addendum signed or something. But I feel like people sign as if they will be a corporate housing company but just Airbnb it after they sign .. that’s what I feel like people are doing
You have to talk with management and make sure they are clear on your lease addendum
Could I get the lease under someone else is name that makes the income most apartments requires 2 -3 times the rent and then rent it out as a bnb ? Because my llc is so fresh I don’t have credit I don’t have any other businesses how would I prove my paystubs and stuff
They may use your personal credit as a pg. Or, you can pay $50 a month for Nav Prime and they’ll report that payment to experian, d&b, etc.
I live out of state and want to get a corporate lease in a completely different state to start my business. Can all of this-the pitching and everything be done completely over the phone? Because I only want to go down to the apartment once its mine in writing to furnish it. So I'm not wasting time in the other state once I'm down there. Please answer thank you!

If you found an A1 property and the numbers look profitable, would it be smart to sign under your personal name if they do not allow Corporate leases assuming they are ok with listing on Airbnb?
We never recommend signing under personal name.

I think if it's becoming a serious issue, cities are stepping in and putting certain things in place to slow or prevent that.
