Ii think this is one of the most beautiful mansions designed in the USA. The house is a two stories symmetrical modern contemporary mansion with front and back balconies. I like the modern inside decoration. I like the natural stones inside the house, I like the blue onyx in the master bathroom..

A buyer came to see this house , he was impressed by the entrance , loved its unique design , immersed in its courtyard , got flattered by ocean views ,almost ready to transfer money but then he hears some soothing sound in the pch and next is your imagination 😉
Personally I would love to have a single large onyx island in the kitchen bur yeah salute to the designers.

Hehehe… they just take a little longer to sell… there has been quite a few big sales in that nook

The lot utilization is definitely an A+. I love the inner courtyard and the amazing ocean view. The pool is a bit too big for my taste, I like the pool next door, there is still some land left to use. Yes! the kitchen needs redecoration. PCH is a problem that turned and will continue to turn buyers away, plus it is too far from the city. Definitely! the price needs to drop. It's a difficult time to sell or purchase a property. One has to really be an authentic real estate agent to make a sale not just have the skill of selling its more than that. I always look forward to your videos keep up the good work.

That backlit onyx even found it's way into the theater... Something I would swap out if i bought this home.
Also, how loud would the traffic be on PCH?.. I grew up with a freeway at the end of my street and an amusement park in the other direction.. It got to be that it was all beautiful white noise to me. But then again, Im not well- heeled.👑

It's a ridiculous price for that location. I agree with everything you said, though I do like the illuminated onyx island. This property is hoping to snag an international buyer who will pay for it without seeing it in person. If you're paying this kind of money, you want beachfront, not ocean view. Plus, that noise from pch would immediately turn off all buyers.

    Positives:
*I love the house itself. Perfect, wouldn't change a thing after watching Enez in depth tour.
*I admit it's a unique taste but I think it's the best house I've seen & I've watched so much over the years.
*It gets bonus points for ample parking (some homes built for 30+guests don't even have enough for the bedrooms/staff much less any guests) & the size compared to other malibu homes.
    Negatives:
It's lower property taxes because it's in venture county. BUT It's on the wrong side of PCH & the wrong side of Malibu AND it's not even a secured gated community with shared ammenities. It takes an eternity to drive to anything other than that one resturant. Even getting onto the beach is a hassle. And of course the noice.
It's one of those homes you just wish were located almost anywhere else.

Maybe I can give you a quick and dirty analysis:
Lot is terrible, most of the house is on forced caissons
The house is way too long and narrow due to the shape of the lot
The house is warm and feels livable, you have differentiation with the volleyball court and hookah lounge

A buyer with this kind of wealth can afford any house in the world. Why would they pick one right on PCH? Makes no sense.

    Aaall righty! Here we go!
Finishes are great, stop being a vanilla safety manlet! Its refreshing not to have those swedish bleech beige vanilla wooden office palettes all around for a change.
Also the house is made to withstand a nuclear war and a godzilla walkover so maybe, just maaaaybe you get the privilege to be allowed to pay 6 million a year malibu fire insurance.
The drawbacks are..that pool you are swimming, huffing and puffing in is located 10 yards above the f****g PCH with all its massive traffic, exhausts and car sounds.
Serenity has never been this coughing before.
Also isolation. You live a plane ride away from LA proper out in the middle of fire country nowhere. Meaning if you have normal friends that have normal jobs and arent mega zillionaires nobody will ever come visit you because of time and cost and youll also grow tired having to spend half your day just to make a drive to the grocery store in nearby oregon. So youll live out there alone, never see anyone, grow lonely and bitter and one day youll die alone in that house (probably from PCH induced lung cancer) and nobody will ever know because nobody ever comes to visit you anyway.
A very nice house in a very, very sad location!
