In about 80% of cases even with the best advise you'll be around 10% off from its "true value", i.e. either over- or under-paying. Does it matter? Well depends on how long you intend to hold the property. Just look at the Geffen property. If he was like 10-20% overpaying back then, then he still is in for a decent return 20 years later.

It's on the same lake on which I live and the real estate broker with whom I work gave me a tour of it right before it closed a couple of weeks ago.
Most bachelor Men would agree with you, the problem is women are the bigger decision maker on the style of the home specially the interior and they like lighter colours so developers stay away from dark interiors unless they are designing a bachelor pad

The house itself is fine---looks as though the rear area of the house was forgotten about---not the structure but the grounds I think by in large most properties of this magnitude are over priced by 10 to 20%---One day houses of 10,000 sq ft and above will not be nearly as in demand as now---People think they need all that space and find out they really don't
