My thoughts exactly, for a million where I'm at, you could build brand new and get more than 4,000 square feet easy.
It is almost the same as Toronto. World is crazy.
I live in Madison Wisconsin make a great living here and still think housing is expensive. I can’t imagine living on the west coast.
CA is not just SF, LA or SD. It’s a fairly large state with many affordable smaller cities and towns. I live in SF Bay Area which is even more expensive than LA. But I am planning on retiring in sacramento suburbs. I can get a nice 4/2 2000 sq ft home on half acre lot for 800k in a town like Roseville or Rocklin!
6.5% unlocks buyers. 4.5% unlocks sellers. That's quite a spread. Within that spread it's entirely possible for prices to grind even higher.

here is my problem I have been making losses trying to make trade. I thought to trade demo is just like the real..can anyone help me out or at least tell me on what to do.
I always advice new members to have an orientation on how it works before getting involved. Trade offers more benefits than just holding.

To be fair , for the same price there is apartments that have really good views even in the nice towns like Malibu but they are very hard to find and people are already living in them.
I just finished watching a John Oliver video where he jokes about how people under 35 will never own a home, and then I see this title and it only confirms my dread of what I can afford (California or not)
You can get a nice home for $100k or under once you leave the overpriced dangerous costal cities.

I pay $430 / month in HOA fees down in San Diego on a small condo unit. Next month we have to pay an extra $252 on top of the monthly fee because apparently they didnt save enough to pay the water bill?? Fk HOAs man. They don't do sht.

The other solution is to move out of that sh*** hole , 1.2 mil for an apt is ridiculous on top of having to pay a lot of money on state tax.
DR Horton just built some housing in Murietta and no HOA. So there is new land being developed, same in Porter Ranch with Toll Brothers but that has HOA. Price in Murietta is $700's while Toll Brothers in Porter Ranch is $2-3 million (used to be an around a mill maybe 3-4 years ago). You want to make it nice just for yourself to live in, but don't expect to get the money back vs. doing nothing as it will appreciate anyway.

good video. however, you forget to mention that anywhere in west los angeles is a total overcrowded slum. i grew up in Los Feliz and will never live there again. I - unfortunately - drove through west side often in the '90s and early '2000's to visit customers. i absolutely HATE anywhere in this area.

Nearly every house in LA is a fixer upper. Los Angelenos only like to remodel their homes if they want to sell or flip, which is also rare. Rooves? Many are originals and have never been replaced. Plumbing? Never been replaced. Landscaping? They still use grass and 60's style with no desert landscaping. HOA fees, don't get me started. Ridiculous.
You cannot change the layout of the unit. Classic 1960s. Unit is dark

It could "unlock" inventory, but wouldn't that just create more buyers in the sense that sellers also become buyers anyway? And that's buyers flush with cash/appreciation in the home they had with low interest rates...which would still prevent any current hopeful finance buyers from getting their foot in the door...or am I missing something??

Being honest...all these people say leave California that solves all your problems...but where to is the question?..you start breaking it down and it's harder than you think..sure things are cheaper in other places..but you also get paid a lot less..taxes are crap here for sure..but man California is a very beautiful state and is hard to match..idk its not that cut and dry

ha, the house i grew up on Sunset blvd in Hollywood my dad bought for 2400 bucks in 1942. Its 1.2 million now. My house i bought for 187,800 in 94 in Laguna Beach is now 1.2 million.

Jefferson Park! Such a hidden gem I’ve done multiple flips there and done extremely well however, I wish I kept everything one house I paid 510 it’s worth 1.4 million but I sold it for 760
People, there is nothing wrong buying a flat. The land is not so important because the property (flat) will last just as much as the house but with less renovation and stuff happening around. The HOA fees are manageble if you choose wisely the location and its building. Overall.. i dont think having that little piece of land that you pay x100 times more will justify the money. Yes... the peace and the freedom that you can build but guess WHAT!!! it cost money to build just like to buy a flat !.
Still.. having a house is nice. But having a flat is also good. Everything is good at least you live somewhere. With flats you are at least in the city, right?.

Your day to day life will still be in Oklahoma. I wouldn't sacrifice my day to day life for a couple weeks vacation each year. Rather just live somewhere nice all year around. No need for holidays if you already live in a nice place.
@@raul_gonzalez1993 To each their own. We personally prefer to live in a low cost of living area where is easier to accumulate millions of dollars and retire mid-fifties.
Then, it isn't just a few weeks vacation annually. We like to spend about a month in the Fall snorkeling in Maui, then a couple weeks in Italy in December to visit the Christmas markets. We add in several more weeks of vacations to other locations in Europe or the US.
Money doesn't buy happiness, but it makes life far easier which indeed often leads to greater happiness. Even if I lived someplace "nicer" as you say, I'd want to see the world and buy toys. My friends living places I'd guess consider nicer can't afford to do what we can. They feel trapped financially and need to work a decade longer before they can afford even a basic retirement with few luxuries.

Even if there is a huge increase of inventory on the market, won't most of those sellers also be buyers? Therefore, I believe there will be more demand than supply even if there is an increased supply.
On the seller’s are waiting for interest rates to decline point. If they are not selling, because they don’t want to buy at a higher price due to interest rates. If interest rates decline wouldn’t that be adding both a seller and a buyer so no change in market? Because the seller will also be in the market to buy another home no?
People buy real estate for personal use and call it an “investment”
For many people, their house is, in fact, their most profitable investment of their life. Also, it is nearly impossible to make a profit that can be tax-free on traditional investments.
But those new sellers are also new buyers.

This is a silly buyer. Condos do not appreciate in value as quickly as a house in the same area. HOA will limit your dreams of improvements. Lastly, the other condo owners also set the market price.
