This is a nice place. I'll cover what I'd want changed. I'd want the front covered porch like in the plans. Change out that entry door, I don't like glass around them, put in a wider door.
Make the Flex Room a Greeting Room with seating and a Guest Coat Closet across the wall shared with the stairway...therefore that little closet in the Foyer could be deleted. Put in a Residential Elevator where the stairs are, all floors. Have a big deck built out the back instead of just that little one.
Upstairs I'd want the Laundry moved. I don't like it on the shared wall with the Master. Since there are potentially two Bedrooms in the Basement I'd Make Bedroom 3 a large Laundry Room. Then make that old Laundry space into a second Closet with the entry in the bedroom for the Master. Make the existing Master Closet 2 or 3 feet shorter and make the Shower bigger. I love a large two person shower. My EX wife had one in her mom's house when we met, it was great to be able to both shower at the same time when we were going out. Rethinking...With a good size Residential Elevator you could move the Laundry to the Basement. With the elevator transfering laundry would be simple. Then you keep all the bedrooms upstairs. Maybe there is a good place to put a Laundry Shute to drop clothes to the Laundry Room. You'd have to be able to stack the 3 floor's plans to figure that out.
I absolutely really love the layout of this place and the exterior of it. I have a few ideas for this place. I really love the master bathroom. ❤❤❤❤❤
Your neighbors would get an eye opening show when you would get into that master tub. We had a similar situation with our house and had to put a privacy film on ours.
I just love the pantry and fireplaces, especially the one in the basement.
Like the fireplace in the basement, make the one in the living room look like it.

Don't like the wire shelving. Not in a 1m+ house. Please stop putting wire shelving.
spend all that money to build this nice house and still cheap out on the closet shelving.
All the new builds have the same boring floor plan-no creativity. All developers just make cookie cutter floor plans. I know what the layout will be before watching the video.
