Pregnant Minister I’m working on a business management major and a minor in finance. I have about 25 credits left to graduate but I started at a 2 year community college taking accounting classes, management classes, and business law classes honestly because I wanted that knowledge to one day run my own business. I got lucky and had professors that really cared about me as a student and making sure I’m actually learning it. Now I’m just finishing what I started at a 4 year college. I’ve been taking classes since 2015. I opened my brokerage in late 2017, now with 16 agents, and a second office in the works I’m always touching up on what I learned at community college. But realistically, you don’t need college to be successful, it’s a total myth.
Listened to this on the way to the office!! Like if you think graham should start a PODCAST talking with other agents like this that can help others learn the business and do what they did to be successful
Impressive! For any young agents who are skeptical about their ages coming in the way of being successful, use your age as a selling point. The younger you are, the more ambitious and hungry you are to make money. Most older realtors I know, are slow as shit because they settled. Show you can get shit done effectively, efficiently, and respectfully. [And] You'll be on your way to your first million. Awesome job Miles and Graham!

I agree with Miles on this one, LA is very similar - tons of competition between agents. It's like everyone and their cousin is an agent. So even selling one house is quite extraordinary. But given the price point, it's a lot easier to hit $10m in sales in an expensive area than doing this in Louisiana, for instance.
I go to college full time and work full time and I'm doing Real Estate in my spare time and trying to leave my full time job to do Real Estate full time. I know how busy he is and it is honestly exhausting.
Awesome story. I started real estate as soon as I graduated at 18. Last year was my first year, closed 23 deals. This year on pace for 50-60. Age doesn’t matter. If you are knowledgeable, honest, hustle, and communicate you’ll be successful.
It's good that Miles brings up how connections among family members and friends can help propel an agent in the real estate business. I wonder if, as a third-generation Marin County native, his parents have aided his ability to get set up in luxury real estate, a market that doesn't seem to just open itself up to 18-year-olds. His family already seems to be known in Marin County, where the average household income is $157,000.

Wow my first job was at burger King No one told me I could go be real estate agent from straight out of the bat of high school. At that age the thought didn't even cross my mind that a career so high calibre was available. I feel like I've been left kept out of a secret.
It blows my mind that people are so pretentious and want to be elitist that they would pretend to be a rich person that is buying a house. I'm not going to lie I'll probably go to open houses if I wasn't busy with my life all the time but if I'm not buying a house I'll just tell the realtor that I'm just looking around, I won't string them along on a mouse chase.

I'm not privileged so I've been in and out of college since 1999, I'm Phi Theta Kappa, 3.77 GPA, and the ONLY thing college has ever gotten me is debt. I geared toward Real Estate in the past but I was too intimidated and didn't know enough. Now I'm doing all the proper research and I honestly believe it's the only way to go. It's one of the only things out there that A. Isn't deadend and B. doesn't put experience above education. Every single deadend job out there wants experience over education, which is why I've managed to go from deadend jobs to completely jobless for the past decade. Sifting through all these vids is helping me figure out what my niche will likely be. I like it. I love the idea of doing open houses. I hate the idea of cold calls and door knocking; because I hate receiving cold calls and unexpected visitors!!! There really is something for every personality type in Real Estate.

Graham Stephan damn you respond quick! That’s what I figured but I just wasn’t completely sure. My uncles a successful real estate agent and he started my interest in the business then I found your channel and I am pretty locked on what I want to do.
Hey gram. If an agent has 10 million sales in total is it safe to assume they made 6% of that In total? This equates to 600k, how much is kept realistically given this scenario?
5% is typical. But that's a total commission. Half is split between the listing and selling agent. So his cut would be 2.5%, or $250,000. Then split with his mentor at whatever split they have. Then that's pre tax 😬
I live off grid out of a small town, use free wifi and run my computer off my car inverter. I hope his advice will help me buy a house with a small garden. Im feelin it will happen. Anythings possible if you try ! Thanks Graham

What advice would you give somebody who wants to go into real estate but almost all houses around me are sold for 100,000-120000 so even if I sold a house every month I would only be making roughly 72k a year

Thanks Alan! Playing around with different angles now to keep it looking fresh.
The more I watch Graham and his guests, the more I realize I squandered the financial opportunity of being in my early 20s.
Congratulations! He seems like a kind and thoughtful young man.

Truly an inspiration! I’m going to the national guard, planning my real estate and investment portfolio, and I’m going to college at OH state when I get out of high school this year. I really hope I can achieve even a fraction of what this guy achieved so far.
I’m 23 and currently in real estate school. I should have my license by the end of may. I sorta feel kinda late to the game but I’m learning something new every day and I can’t wait to see my future in the business.
From what I understand , if you sell only a couple houses a year in expensive areas you can make a pretty comfortable living?
+elias valdez Exactly. And many people do just that. I might only sell 10-16 homes a year, but if they're all $1.5m and higher it works out pretty well.
i dont know what cali is like, but if you sell 5m in properties you only going around 2 to 3% of that which not much
@@davidchandler6885 its 150K, now imagine you sell 3 of those in a year. It is much.
@@TheVMbros 150k minus tax minus agency splits.
I love how you show us this experiences from other people Graham very inspiring story's.
+Daniel MF Absolutely! I think it's so important to see as many perspectives as possible. A million ways to skin a cat!
that's cool and all... but can he buy a beer and rent a car? lol but seriously that's awesome, he had much more success starting out in real estate over me, wish him nothing but success, he's definitely going to go far.
mike hicks It’s true! I can’t even buy a bottle of champagne for my clients😂 thank you!
definitely welcome man, there are definitely better closing gifts though. I used to do champagne or wine/cheese baskets but started doing more personal gifts to clients and it's gone over much better with them when it comes to getting rave reviews and referrals.
Buy them medical marijuana haha

I ask that based on area., also... any sources for material/news/Reddit channel/discord/etc... I'd really like to make the most aggressive and well thought out approach possible. Been holding Sat/Sun opens every weekend since December. It’s a grind and starting to pay off! Thanks for the validation in this video.

This was an awesome video! 2 rockstars doing their thing! Congrats on the early success Miles, thanks for bringing him on Graham 😁🥂🏁
goals!! gj kid. had a chance of a life time and took it. internship to a high end agency, got mentored by a top sales agent with experience. that's the golden willy Wonka ticket.
Yeah Miles has been crushing it lately!~
Watched the whole thing in 2021. great stuff man
Wish I would have seen this when I was 17. I thought the name of the game was chase your passion and have your passion make money. Thanks to FIRE movement, my perspective has changed/flipped and I am passing this ideology down to my children. I still there is room for both though...
wow! thank you so much for this...honestly this channel has given me so much insight I already feel like I'm running a business. I'm 17 currently looking for a mentor. Thanks!
I’m going back and watching a lot of your older videos, you focus a lot more on that in the ye past. Great videos and I just hit 100K in my first year.
Wow my first job was at burger King
No one told me I could go be real estate agent from straight out of the bat of high school.
He's in the same boat as me. Getting my license soon. Hoping to mentor with an extremely high grossing realtor later this year and I'm 18. This is quite inspiring to me
Awesome!!
How is it going
Wow that is amazing I did 11 deals this year so far at $3,500,000 turned 20 a few months ago. I go to school full time too so I feel the pain lol. Thought I was doing good but always someone to look up to and learn from !
That's incredible! What area are you working in? Doing 11 deals while still in school is insane.
I work in Suffolk County NY. Got another 10 listed so hopefully I can add to that number before the year is over !
@mr yankeesrock hey man I'm 19 I live in Suffolk County NY also. I was wondering what agency you work for id love to know I'm looking for the right agency to work for.
Another Graham Stephan "podcast" down. Good work
+OSnapIFell Yes! This will happen!
I am 16 trying to learn about real estate this was a great video to get tips on what to do at a young age . One question I do have is where to find a great mentor that can give me these opportunities to set me up to do open houses and give me more information on the real estate business and how it works.
Congrats Miles!! Very inspiring !!!
Jeff Wybo Thank you!!
Indeed, he's a real hustler.
Miles Daly so did you finish school 😅??
Wow guys, great message. Really appreciated your advice to just get out and do open houses - make it a part of every Sunday. I’m going to take that actionable advice and put it to use as I launch my career in real estate here in Colorado Springs in the next 6-9 months. Keep up the good work, your videos are inspiring and helpful!
Thanks so much!
How’d you end up doing man?
What books do suggest for real estate? Do you have any favorite reads based on this subject? Thank you in advance
And I'm here.. 20 years old just finished school.. hungry for success never worked for a boss but I'm going to for a year.. then stop because fk 9-5 and start real estate. Let's see what happens xD

Really inspiring seeing young people starting out on thir own journey at such an early age. But it's never too late! I'm 32 starting a fitness journey :)
Gogo!
He’s full time if he works 5 days a week and goes to school twice a week
I was running late for an appointment so I left RUclips running on my computer for the last four hours. So I didn't smash the like button but I must have completed many ads.
Love the backdrop Graham, awesome video guys!
+Brandon Thanks so much!
So I'm a real estate newbie, when you hold an open house for the office like when he said he would volunteer prior to office wide emails, do you get that transaction for that sale or what? Ive been trying to learn as much as I can about real estate through RUclips and just haven't heard much about office stuff and open houses
You'll get to represent and work with the people that walk in during the open house! They can be your clients.
@@GrahamStephan that's still a TON of money for an 18-19 year old
@@GrahamStephan prob made 50 to 100k then realistically
@@davidchandler6885 100k and above easily
Some of his success can be attributed to the market he is working in.
His income yes, success no; because the Bay Area is a ruthless market

Nice man! I woke 3.5M my first 10 months so far
I originate 25 million in real estate mortgages every year just in my name. No other MLOs under my brokerage.
I'm currently 17 yrs old and have been interested in real estate for a while now. I just wanna know what I can do now to start with my career in real estate. I live in the Westchester area of New York and honestly have no idea where to start or whether to start now or wait until I'm 18. What do you think I should do?
+ExoticClutch Do what miles did! Talk to other agent's, check out open houses, and continue learning s much as you can!
GrahamStephan I live in Nj and I’m taking my real estate in NY, manhattan if you have a busy schedule that’s the best school ever, their schedules are flexible
The name is IVY REAL estate
The address is
15-19 W 39th St, New York, NY 10018
YOU CAN find it on Groupon for half price. I hope that help 👍🏾 and Hey Stephon you are the real pro here.
Move down here to Manhattan- might be more expensive then the Westchester area but really worth it. The astoria/lic is really booming it's becoming like a mini manhattan in itself
Start small move to Downtown Brooklyn or L.I.C
What advice would you give somebody who wants to go into real estate but almost all houses around me are sold for 100,000-120000 so even if I sold a house every month I would only be making roughly 72k a year
Gotta grow a team and sell more houses at some point, you can't be doing all the work yourself if you're selling a high volume!
Dude really is pulling off the GTs Kombucha CEO look
Great to know your shyness doesn’t hold you back from success, Graham
🙌🏼
this was SO informational! thank you!
and another thing he sold $10 million his first year but what did he auctually net after all expenses cost etc? and did he get a good deal for the trade off based on his personal development goals?
I think as you succeed its not that people want to help you less, its that you need less help and they want help from you.
Yes being a real estate agent and a full time college student is not easy. My life 🙃 I completely enjoy it though!!
Awesome!
You NEED a mentor with any you do. Good point guys I need to find my own
+Brickstun Ram You don't quite NEED a mentor, but it helps cut your learning curve down. I wouldn't wait for a mentor, I'd just go on your own and usually one will eventually come up.
You guys are so inspiring! Thank you
Thanks for watching!
