Aint nobody got time to research the home, there’s too many expireds! I usually research the home after I know they are still interested in selling because they may not pick up the phone, they might hang up on you, their plans may have genuinely changed and you can’t help them. Good video. One little comment though. You don't need to spend 2 weeks driving around looking at houses in the neighborhood to realize why the place didn't sell. You can create a comp list based off properties in the area $/sqft through MLS. Pictures on MLS will give you a good idea of condition. A little more Google searching of the neighborhood will give you an idea of the community if you don't know anything about it. A couple hours of research at the most. That's good starting point... until you go to talk to the owner and they tell you there's a major rat problem and cracked sewer pipes...

I wouldn’t do the research on the mls. By the time you did all that research, agents such as myself have called that client 2-3 times and won the listing. My advice to new agents is always know your market before you get clients. In that time, go to real estate events, study scripts, etc and when you become knowledgeable call expired listings and kill it.

Calling the listing agent and asking for permission on an expired listing is probably the dumbest thing I have ever heard. What a complete and utter waste of time. If the listing has expired, then by definition the former listing agent no longer has a official working relationship with the seller. Go for it!
Graham, how do you go about finding the homeowner's phone number to call them? Our market is such that there are no expired listings lately. I had good success in NY years ago doing this but it was a bad market and no "Do not call" list
Wait so door knock if the agent doesn’t give you any info? I like the idea. I’m just confused. Don’t pursue if the agent still has interest with the sellers? I have a feeling if I call the agent they will all say “yeah i’m still working with them “ and be vague. Even if they don’t have a contract or the sellers on the other hand don’t plan on renewing their listing contract.
Nice video! I only find it awkward to ask the expired listing agent to refer me to the seller.. for whatever reason it wasn’t a successful relationship, why would the seller listen to the agent again?!
Just throwing this out there, tip 5 did not work for me at all. Most listing agents are unhappy that their listing did not sell, and even if you call just to be respectful and ask if they're still working with the sellers, they don't like being reminded of the fact that they didn't sell the house from another agent. I'll definitely be using this method, but I'll skip step five.

Very courteous but also seems like a big waste of time. Depending on your market there are several expired listings per day..Why go through all the trouble of contacting the agent and THEN door knocking when you can just pull the numbers and call the seller yourself? If you ask the right questions the seller will let you know if they have relisted with the current agent. If so thank them for their time and move on. Only door knock and keep in touch with the ones you build a good rapport with over the phone...
Hey graham I bought a 2019 Honda Civic because my plan was to do Uber and real estate and I was planning on paying off my car within this year if I managed to sell a house or 2, would that be wise to pay it off all in one go or should I just keep paying the Loan I pay 350 a month and it’s for the next 7 years the car was about 22k
Not Graham, but you should've gotten a used car for under 8 grand. That debt is unnecessary. New cars keep people poor. You're not just gonna get it out the way BSing real estate. You have to make it a career and not just a car payment scheme. See if you can ditch the car and get that money back, get something used, go back to the original plan.

I can't do that unfortunately, it's too location specific. The paperwork in California is different than the paperwork and requirements in every other state.

Can't you use Zillows seller list they have? Most sellers turn to buyers right after selling. Those would be direct and can get double the money by selling 3% and purchasing 3%.

There are lead sources such as RedX leads or Vulcan7 seems to be the best in terms accurate number and FSBO.
