Profitable deals so so only....after holding it for more than a decade. Freehold then was selling at a premium. Most 2 bed face inwards to hdb side with bay windows...
@@alanweeproperty True but was much cheaper than Reflections at that time(though that is a different product) with a lot of unusable space as well. With the upcoming BTOs the sea facing bigger units will be blocked too.
Hi Alan thanks for the insights. If i'm looking for a unit around the south side of singapore, would redhill be a better choice compared to keppel area?
Still too early to tell, I am not sure if the PLH and Prime units will solve more problems than they will create. Other than private property downgraders who are in their retirement years, I struggle to think of a buyer profile which might fall under the 14k ceiling yet can afford to pay 1m+. We already know this group doesn't have an issue paying overheated prices so nothing really changes. It also prevents sandwiched young couples who cannot qualify for BTO yet can't afford private comfortably from getting a unit in a decent location. Maybe those earning 14k to 18k per month. To force them to purchase a resale unit in the outskirts or settle for an older prime area property is really quite sad.
Those young professionals who have rich parents living in the vicinity who can give them a large down payment or buy them outright! In NYC this is the case for HDFC coops. There is no way you can afford the apartment on the salary limits stipulated!

Older resale HDB in these prime/plus locations that are not classified under prime/plus will huat until siao 😂 more people will demand these older HDB because still only 5-year MOP and still can rent out
Our population is shrinking in decades, we are building more HDB for who? Most true blue Singaporeans are dependent on CDC vouchers and more rebates to get head over water due high cost of living. HDB is talking about millions. We didn’t see any rainbow, how to chase them? We will be going round and round. You are Achiever ma. Huat Ah!
what to do....dont build enough hdb flat. young couple no house to have babies. young ppl complain. build too much. too ex. ppl cannot afford. ppl also complain. how like that??
Aiya singapore population is aging, not shrinking. Still increasing at 2% last year. Government has means to welcome more affluent foreigners to replace our local population anyway. They will also need a place to stay, to rent. If rental go up property price also go up. Just buy more freehold property and hold on to them forever, pass down to ur children
Hi Alan! Thanks for posting.Any thoughts on Skyline Residences?

The worst part is staying near a big construction site....easily for next 10 years.

Yes...some already huat. Less restrictions
Well said
Thank u
On MOP, HDB owners prob priced their house for 1.5 to 2mil. Unfortunately, this place will still be reserved for the elite and the rich 💀
No choice. SC have said before they want good location prime flats to be build a decade ago. that is why HDB undertake them.

The issue here is some prefer not to have. That's the problem too! 😭
For foreign workers and new citizens. Who else?
