    I hate when people try to tempt me with "free" stuff. Nothing is free, it's hidden in the price - I'd prefer the cash savings so I could use it wiser than toast.

    I remember during the recession the U.S. government made Public Service Announcements on TV, that ran 10 times an hour. It was called "feed the pig" and it featured a man in a suit with a pig head costume, sitting in front of the New York Fed, lecturing the viewer that if they stopped buying Starbucks Coffee every morning, then eventually they could buy a house because of the money they saved. The sad part is that they never mentioned it would take 40 years to do that. It was the most insulting thing I ever saw, because it treated the American public like they were retarded, and the grown ups at the Obama administration were here to tell the people how to live, instead of fixing the real problems. I still am waiting for that P.S.A. instructing us not to buy on Amazon because Retail Apocalypse is happening!

    The most desperate incentives I ever saw in Real Estate was in Florida in 2007. Developers of new condos and townhouses on the Gulf Coast were offering $50k BMW or Mercedes (your choice of course) with units that were in the $400k -$500k range. This was not a one off incident, and those developments crashed bad. This is what will happen in Canada.

      I'll tell you cause I know. For wine it's cheap non-appellation wine meaning not 100% and made from inferior grapes with concentrates and additives to colour and flavour and marketed as a medium to medium upper scale wine but really cost them $2 a bottle to make that wine in 6 months added with oak chips but telling you barrel aged cause there is no law telling wineries in non-appellation wines what to call it, Just need to pass chemical standards tests and legal label approval.

      @@randysmith1334 They blew up government spending by borrowing from the future to pay for nice things they refused to cut down on decades ago. The policies leading to the 21 Trillion dollar federal deficit (it alone is just the tip of the iceberg not counting state and municipal debt) were all made on the boomers majority voting watch. We're going to pay for it with more QE and dollar devaluation and I hope all these 300k RV retiree snowbirds live to see it vs dying after having successfully kicked the can down far enough where it doesn't effect them.
      For the things they did do is spend a fortune on a sprawling, low density inefficient hell hole that is suburbia that has no viability without tons of middle class jobs to afford such all in houses made to last no more then 100 years.
      It's why boomers are unliked, clueless, out of touch, still thinking 50 dollar adjusted for inflation factory jobs with lifelong job security are still the norm and 'those damn millenials' can't get off their cell phones'.
      There are hordes of young people that are destitute due to no living wage jobs existing in large numbers that would love to not be in that situation, so you take your 120 weekly check you earn at Starbucks and buy some weekly avocado toast to eat in your van you converted into a home because rent and housing is so unaffordable. Unaffordable because not the least current boomers that take up city council positions put up red tape when you ask them to be allowed to put up a tiny house but hear 'no' because it's a 'eye sore' and you are brow beaten for not getting a better job that doesnt exist to buy a Mc Mansion like a normal circa 1965 American.
      Tl;dr They squandered the post ww2 boon on non-essential excess and somehow forgot all the while calling millenials lazy snowflakes due to selective memory problems/dissasociation from their own personal responsibility in taking the country on their watch.

      Chines money has slowed on the west coast. The high end market is down a lot in Seattle. The entry level is still going up because that’s all the middle class can afford here any more. Lots of competition for the least desirable homes and location on the market. The buyers of there homes will be very sorry in a few years they spent so much for a place they don’t want to live when prices fall.

    Canada's economy is heavily reliant in natural resources. Right now mills in Canada and US are halting production to work off inventory and get price of lumber up...this during a time when demand should be at yearly new construction peak.. Oil price has been struggling to stay at ~ $53/barrel, oil Sands are barely breaking even. Major investment in new oil sands projects has been mothballed for over a year, large projects are mothballed, only small projects are being worked. Vancouver's economy is mostly the port and hq for timber and mining. It stands to reason when there is growth in trade, mined commodities, and timber that housing demand will be high. When those industries see a slowdown there will naturally be a decline in housing demand.

    Developers alot of times bulksell these new properties to big firms for cash who then resell each home to consumers.
    A guy I know just bought 75 of these recently and was showing me the deals they'd advertise to get people. I listened then said , "did it ever occur to you to simply lower the price?"

    Expenditure on food has fallen worldwide. Ridiculous compared to rents, electricity and heating costs, cars, and the most important things like phone, chic clothes, and whatever is so important.
    That's why you eat bad food becomes fat and you need medication.
    Why not eat only pills? Then you can afford a house. If you can't heat it up, you'll freeze to death, but you won't starve. Betting?

    The reason real estate prices are falling in Vancouver is because the BC government introduced a foreign investors tax to slow down all the international buying from overseas that was driving up prices. I live in this province so I know what I'm talking about. Things got so bad that only the wealthy internationals were really doing any major buying. Now that they have to pay more they are buying less.

    Affording the mortgage loan payment has nothing to do with the down payment or the interest rate.
    If the loan defaults and the collateral is short sale or auctioned at a foreclosure sale, then the down payment protects the lender, not the borrower.
    That's why USDA and VA loans in the United States have 0% down payment; the US government (i.e., the tax payers) guarantees the loan to protect the lender.
    The simple affordability formula is that the borrower must have gross income at least 3 times the amount of the loan payment, so the interest rate is irrelevant.
    Regardless of down payment, if the gross income is at least 3 times the loan payment, then the interest rate is 2% or 10% is irrelevant.
    That's how I was able to afford the 13% interest rate to buy my first duplex way back in 1981 with 100% financing; my gross income exceeded 3 times the payment.
    There is a world of difference between over-financing (good) and over-leveraging (bad); success depends on financial literacy.

      UltimateBargains I am saving for a down payment and around here, 20% down on a house is $100,000. I really have a hard time believing that putting all that down is a good idea but the payments are prohibitively high if I don’t so I just keep renting and saving. If we don’t have a correction, I will not buy a house.

      @@mylesgray3470 IMHO, you would be better off learning how to invest that $100K to grow it faster than saving from your paycheck.
      Also, there are distressed sellers (not necessarily distressed properties) in buyers' markets and sellers' markets.
      Find a distressed seller who is also a reluctant landlord (willing to take payments to cover debt service).
      Offer to buy their house by taking over their debt payments. You will need expert advice on structuring the deal.
      You will get into your own house for pennies, just enough to help the seller to move out, with non-recourse existing financing.

      UltimateBargains sounds like a plan! I’m currently investing about 1/3 of my income and I won’t buy a house until I find a deal too good to pass up. A lona takeover would be excellent. If the market corrects, there will be deals. Lots of over leveraged buyers in Seattle.

    So I guess does this mean... in the future, if the Vancouver real estate prices continue to fall with the continued low-interest rate, is it a good sign for first-time home buyers or millennials to purchase their first home to take advantage of the situation? And is there any chance that Canada might go to close to 0% interest rate (ZIRP) as the US did in their recessionary period from 08-15?

    A family friend we just graduated college $100,000 in the hole spent $1,000 getting pictures taken of herself $500 getting pictures taken of her dog and then wonders why she's always broke on top of the countless other wasteful things that do not produce an income I see so many young people wasting their money on big trucks with tires and other pointless things concerts it's one thing to have fun but it's one thing to have fun when you're broke and waste money on things that will not return ten cents on the dollar or no return

Or how they need a 8K tv now when most movies are done digitally in 2K up scaled to 4K and 8K we will never reach for at least another decade so yeah pay an extra $6000 for that 8K tv lol

    People must be dumb cause they already added those costs to selling price and more just a marketing tactic. Many developers like in Toronto have been doing this for years as they own many event venues and wineries where they gave buyers a discount to do a wedding etc or a couple to visit their winery and spend more lol.

    This video is great because it is a pragmatic display of just how bad the house of cards is getting. I really wish you would make a comparison between the U.S. and Canadian mortgage system, because Americans don't understand how Canadian mortgages are "rigged" to keep you in debt. I suppose the Canadian banks will try to offer U.S. style mortgages as the market continues to crap out, but it will be too late by then.

    I confess, I am a chump for avocado toast. Give me free avocado toast for a year, and I'm toast.... plus if Trump puts a 25% tariff on products coming from Mexico, avocados being top of that list, i'd probably buy two houses I can't afford.       f Thanks to the Fed, these big houses are no longer single family homes due to inflated prices. In Seattle, people rent out each room to working stiffs with good jobs and no family. As many as 5 individuals in one house. That’s life now.

    Simple living is the key guys don't buy houses hell no they come in economy a crashes those house bills are going to go sky-high I live out to my van simple I love it most Canadians are doing that that's why it's called vancouber for a reason most people are living today bands just like I do check out the RUclips videos you'll see that simple living is the key having to have some just put you in that..

      ska punk OI! alternative living I have been embracing minimalism myself. As much as I would like to buy a house, the job market is too unstable to be tied down so I rent furnished rooms from people on Craigslist. Saves me about $1000 a month for 3 years now and instead being tied down living paycheck to paycheck, I have savings and I can move easily with one car load.

      @@mylesgray3470 that's the way to do it my friend you've got it perfect I couldn't say it better myself you're doing the right way this is why people like you and me will never have money problems and a lot of people don't have to have it but they want to buy a lot of stuff they don't need and like you said the job market is unstable years ago you can look at the job and saving for 30 years today I'm not too sure..
      For that for so for that reason and others I live simple so if anything happens if I lose my job I can leave my locker room and move into my van full time and be safe and be simple you have to adjust your lifestyle to live simple and you'll be just fine..

      ska punk OI! alternative living In my line of work, I can always land a new job in a few months as long as I’m willing to move across the country if needed so it’s good to keep possessions to a minimum. I’ve been laid off twice in the past. That’s just life in Aerospace! Not a big deal if your prepared. A house or even furniture complicates things quite a lot if I need to jump on the next opportunity.

    So many Millinnials are like this, my daughter is no different earning 100k with a partner making 85k yet they can't afford to buy in Auckland NZ. Because they are living too high on the hog, uber take aways, nice holidays, nice cars, living in the moment. A basic 2 bed unit in Auckland is around 750-850k in Auckland and they need 30-40% deposit to start, whilist still paying for student loans. They are pretty much stuffed in these markets. So they rent for $580 per week for a small 2 bed box and have been burgled twice whilist they're out working long hours.......crazy world, crazy times.
